Sunofgod: I agree with some of the things you said here. however, some buildings have concrete floor roofs yet they haven't failed. I think your statement that the roofing sheet type could be one of the causes of the failure is false. I'm a civil engineer and i assure you that the bulk of what cause building collapses in Nigeria are not far from 1. No design or poorly designed buildings 2. Use of inferior construction materials 3. Employing unqualified professionals from design stage to construction 4. Poor quality control during the construction works i will elaborate further on this below. 1) NO DESIGN OR POORLY DESIGNED BUILDINGS I'll start by first differentiating between the architect's and engineer's use of the word "design". The word design from the architect's perspective is about beauty and function while for the engineer, its mainly about safety and economy. For the structural engineer, design is about finding the weight of the entire building and sizing the structural members (beams, columns, slabs, footings etc) to be able to withstand the stresses they are being subjected to. The structural engineer is also trying to achieve this in the most economical way by not making the sizes too big or putting more reinforcements (rods) than is required. Conversely, under-sizing and under-reinforcing the structural members leads to failure. 2 USE OF INFERIOR CONSTRUCTION MATERIALS Oftentimes this is out of the control of the the client (owner) and/or his construction manager(supervisor) since their is no quality assurance from manufacturers for these products and the instituted federal body (SON) whose job it is to ensure quality control may be lax in their obligation. The typical construction materials that could lead to building failure are a. Cement b. Fine Aggregate (sand) c. Coarse Aggregate (chippings, gravel) d. Steel Rods 3) EMPLOYING UNQUALIFIED PROFESSIONALS This cannot be over-emphasized as it is the bulk of what causes building collapse. Our people say that "better soup na money make am". Is it wise that you plan to invest ₦5m, ₦10m, ₦20m etc. into your home or rental property and intend risking it all for "cheap"? Get a qualified engineer, architect, builder with street credibility to design your projects, then followed by a cost engineer or quantity surveyor for a detailed cost estimate( for cost control & budgeting). The overall cost of hiring qualified professionals relative to your project depending on its size can range between 5% to 10%. how much are you willing to pay for peace of mind? 4) POOR QUALITY CONTROL DURING CONSTRUCTION This is in most ways related to number 3 above as its skilled workers that can better deliver quality job. However, quality control during construction includes certain critical aspects of the job within the owner/clients control. a. zero soil/geotechnical survey: a detailed soil test will reveal the type of soil available on site and its mechanical properties. by mechanical properties, it means if it(soil) can safely carry the applied stress from the building and what type of foundation is appropriate. It's the duty of the client to demand for and provide funds for this. b. Nigeria inherently is a low trust environment and we all understand this. I've on several occasions requested for certain materials specifications only for the client to provide what another "expert" recommended for him which is usually lesser than is required. For instance, you could request for 50 bags of cement for concrete flooring while the client will provide 40 bags of cement and demand you complete the job with whats provided or you could request for 16 mm diameter rods and the client will provide 12 mm diameter rods. Quality control is also making the design team different from the construction team and getting the design team to come to site for inspection on important occasions to ensure that their design specifications are adhered to. Quality control could also mean taking procurement duties away from the site engineers/supervisors. If the desired materials are brought in on the site, there'd be more motivation for the professionals to avoid monkey practices. Finally, are you about to start your dream project?
