You start conversations with people and ask if they know of any property deals that is available for sale or rent; you then meet the landlords of the available properties and discuss with them on helping them find buyers or tenants; talk to real estate agents about this property and let them know you expect a slice of commission from the sales/rents; you advertise the property in different ways to find buyers or tenants and when the payment is made, you collect your own share of the commission.
