TITLES OF LAND AND THEIR LEGAL SIGNIFICANCE
There are various TITLES a landed property could have which include
1) Survey Plan
2) Excision
3) Gazette
4) Certificate of Occupancy
5) Deed of Assignment
Survey Plan: A survey plan is a document that shows the measurement of the boundary of a parcel of land to give an accurate description of that land. The following are the contents of a survey plan.
a) The name of the owner of the land surveyed
b) The address of the land surveyed
c) The size of the land surveyed.
d) The drawn out portion
e) The beacon numbers
f) The surveyors name and details
Excision: The process by which the government releases a part of already acquired land to natives or indigenes of the area. It is usually called ‘’ Village Excision’’
Gazette: A Gazette is an official record book where all special government information are spelt out, detailed and recorded. It shows the communities or villages that have been granted excision and the number of hectares or acres of
Certificate of Occupancy(C of O) : A certificate of occupancy shows the right of ownership of a land which is issued by the state government to officially lease the land to the applicant for 99 years.
Deed of Assignment: A Deed of Assignment is an agreement between the seller of a land or property and a buyer of that land or property showing evidence that the seller has transferred ownership to the buyer.
