The Land Use Act
It gives the Government ownership of all land within Nigeria. This means that where right of occupancy of your land on which you have property built has been cancelled or revoked your property can be demolished. This can happen when you do not comply with requirements of the Act like change of purpose of use, prohibited transactions, non payment of rents/taxes among others.

2. Notice of Revocation
Where claim for compensation was made within 28 days after a notice of revocation was served on the developer/owner, that’s trouble coming.

3. Government Opinion
The Government may be of the opinion that you have contravened an existing scheme in building on a particular site. Say the structure erected is found to be defective as to constitute danger or a nuisance to the occupier and the public, the Control Department has the power to serve you a demolition notice.
