Rental scams are not uncommon, and they’re even increasing as time goes by. This is especially true in large markets such as Dubai. Fortunately, there are ways you can avoid getting scammed when hunting for a rental apartment.

Without further ado, here are the top 5 tips that will help you avoid rental scams:

1. Work with an Established Agency

One way of avoiding rental scams when hunting for a property in Dubai is to use a reputable real estate agency. There are plenty of Dubai real estate agencies that will offer you with a ton of property listings. However, you want to make sure they are licensed and have received positive reviews from their previous clients. This way, you will be able to reduce the likelihood of any possible disputes.

2. Don’t Just Trust a Listing’s Pictures

It would be a lot better if you can visit the property you’re interested in renting in person. This way, you will be able to verify if the images you saw on the listing are exactly what the said property has to offer. However, if you’re living quite a distance away, you can ask someone you know who might be living nearby to check it.

3. Identify the Owner

You should make sure to ask for homeownership documents to prove that the one you’re dealing with is the legitimate owner of the property. Don’t make transactions with someone who deals with Arabian Ranches villas or City Walk apartments but can’t even show you a proof of ownership.

4. Always Sign a Written Lease

As much as possible, don’t go for oral leases. Not only should you demand a written lease, but you should also request a copy of the lease which is signed by the landlord. Moreover, before you even commit to a lease, you have to make sure you read through the agreement thoroughly so you won’t get caught by any unreasonable terms.

5. Don’t Pay via Cash or Wire Transfer

A lot of scammers often ask payments via cash or wire transfer as they are untraceable. If you want to be on the safe side, make sure the landlord only asks for payments via a credit card or a cheque.
