Unforeseen Investment Property Cost

The goal of investment properties is to have a nice return after the renovations are complete and all issues are resolved. While you may be expecting the costs of fresh paint and new carpet, other factors that need attention can increase your expenses in a hurry. Before you buy, be aware of the costs that can be easily forgotten until you begin your renovations on your investment properties:

Permits
Permits can be costly but foregoing the proper paperwork with the permit department can be costlier. Making the effort to have the right permits cannot be emphasized enough. Any major renovations require permits, including additions, plumbing and electrical work. Some fencing and sheds also require permits, if you plan to add them to your renovations.

Bringing the Home Up to Code
Standards have become stricter over the years, making previous renovations no longer satisfactory. This is especially true for many older homes. Look into any previous permits for work already done. You will be able to see what was done and if it passed inspection. You can also search your property’s block and lot to see if it has received any violations. This may help you with a ball-park estimate when you are figuring the costs of necessary updates to bring the house up to code.

Repairing and Removing Water Damage and Mold
Any number of scenarios that cause water damage could be in the history of the home you want to invest in: foundational cracks, plumbing problems or a bathtub that overflowed. And if there has been water damage, there is a good chance that mold is present as well. Unfortunately, you may not be aware of the problems before you begin your renovations. Everything affected by the water damage will need repaired, including complete elimination of the mold. The more extensive the damage caused by water and mold, the more money you will need to put into repairs.

Those Pesky Pests
The house you are investing in may not be move-in ready for humans, but there are plenty of smaller living creatures that find the living conditions perfect for themselves and all of their family and friends. Mulch, excess tree foliage and even stumps close to a house can result in termites finding their way to the inside of a home. Open vents, cracks and holes can be open invitations to mice, racoons, and even bat colonies. Treatment for insect infestation, and the removal of rodents and other home invaders will bring extra expenses to your renovations.

Babysitting and Pet Fees
Because children and pets are a part of everyday life, you probably haven’t given much thought to childcare and pet care expenses. If the home you are renovating is also your place of residence, keeping your children and pets safe and unafraid are important factors to remember. Loud noises and what appears to be an unsettled environment can be very upsetting to your family pets, causing them great anxiety. Tools and supplies can present safety hazards to small children. While childcare and boarding your pets are wise and caring moves, they are additional expenses that need to be remembered.

Plan for the Unplanned
Investment homes may be purchased at a low price, but rest assured there will be surprise repairs and expenses that surface during your renovations. Broad experience shows that ten to fifteen percent of your available funds should be set aside for the hidden issues you will encounter. Budgeting for the unexpected will ensure your end result is a completed project with a return on your investment, rather than a half-finished project that turns into a failed venture.
