Why Is Every Smart Investor Leaving Lekki And Buying Up Epe? by donicylroyal: 3:20pm On Jul 13, 2020
Real estate investments is always on the move. Once the price of a place hits 2 Million just know that you are already too late. Smart investors buy land ahead of time before development gets there in anticipation of the windfall.

Land in Lekki seems overrated because 20 years ago, it was sold for 600k to 800k per plot compared to now when you will be glad to pay 80 Million in some cases! Development like roads schools estates etc has made the price to rise higher and higher leaving the landlords cashing out faster and bigger.

Another opportunity is here again with the massive road structures and investments in and around the Dangote refinery, Epe town is now pivoted to be the real estate haven for smart investors who want to buy now and sell in the future when the ROI hits 500-1000 percent.

Epe is home to St augustine University, close proximity to Dangote refinery and is a middle mans town between Lagos, Ogun, Ibadan and Delta.

Right now a plot in Epe can still be bought between 200k-1.2M depending on the location and plot size. What smart investors do is buy out Hectares of land at this present price and keep for an average of 3 to 10 years selling off segments as the land and development appreciates the area.

Epe land is well documented and structured and not risky like Ibeju Lekki where a lot of properties have issues with documentation and proper clearance from the Lagos land bureau.

What a lot of people do not know is that Epe falls under Ibeju Lekki on google maps.

Top properties to look out for in Epe have very good titles like C of O, Gazette,Free hold, Excision, Free from govt. acquisition registered survey and deed. The land and topography is very dry and table. These are some of the reasons investing in Epe at this point in time is a smart move.
