Have you ever bought a product, only to find out it wasn't what you thought it was? Or the product was of no use to you? You must have felt terrible. This was probably due to your lack of knowledge about the product or you didn't carry out a proper due diligence before purchasing the product. After reading this, you should be able to select a land, purchase it and have no regret in future.
There are lots of things you need to know and put into consideration before purchasing a land, no matter how enticing the land seems to look. Without knowing this, you might regret purchasing that very land you seem to love in future.
For a land to be perfect, there are many things that have to be in place before perfection is met. Some you may know some you may not. Purchasing a land is a big deal that's why you ought to know the following:
• Know what you want before starting your search: people buy a particular land because their friends or family member bought it or you were advised to purchase that land. Before you purchase any land know what you want, know the features you want in a land or it's benefit. Do you want a land with a beach front? Do you want your land facing the road? Do you want your land in a developed environment? These are questions you should ask and answer yourself before taking anyone's advice. Knowing this would help to reduce the burden of searching for a land.

• Restrictions: Is there any restrictions on the land? is the area off limit? Some lands in certain areas have restrictions, this may be due to the environment, projects or utility that would be provided in the community. An example is an area around an airport not more than a storey building is meant to be erected. Also, some estates don't allow certain structures e.g. "face me I face you".

• Cost of turning the raw land into a developed land: This is really important. There are lands that need further developed before any structure can be erected. Such further developed can be sand filling, drainage system etc. You have to factor in the cost before purchasing the land. Although, most estate companies include this in the development levy.

• Available utility: No one want to live in an area without basic utilities such as water, internet etc or in an area without schools for your children. When scouting for a land you have to know if this utilities will be provided or are already provided before making your decision.

• Zoning of land: You don't want to build a residential building in a commercial area. That's why you need to know the zoning of the land or area. This would help in planning the type of structure you will erect on the land
Other things you need to know include knowing your surrounding, cost of nearby land and major landmarks around the area.
Knowing the above will reduce the tendency of regret in future.
