What does a seller have to pay when selling a house?
The real estate commission is usually known to be the biggest fee a seller pays — as we have it, it's about 5% to 6% of the sale price. Assume, if you sell your house for #10,000,000 naira, you could end up paying about #600,000 in commissions. The commission is then split between the seller's real estate agent and the buyer's agent according to the agreement they have between them.

What is the first thing to do when selling a house?
Here's a small checklist of things to be done before listing a home for sell:

- Interview some real estate agents and try check their sales history.
- Decluttering is needed, perhaps moving excess furniture to some storage unit.
- Get a home inspection to identify any issues left.
- Schedule repairs were they are needed.
- Deep clean house and surroundings.
- Stage the house - staging is designed to showcase a home's best assets and more.
- Take professional photos for display.

What do you leave when selling a house?
As a general rule of thumb, anything bolted down strongly should stay with the property - don't move please. Anything that is freestanding should be considered personal property, that's it. Things that are really bolted, screwed or nailed to the wall are considered attachments. Some example of these could be built in bookshelves, doorknobs and light fixtures.

What to Fix Before You Sell Your House
Here are what you should consider the must-fix:

- Faulty Wiring. Already known, electrical problems are of huge concern as they lead to over 51,000 electrical fires a year (and still counting).
- Poor Grading and Drainage should be fixed.
- Roof Problems should not be left undone.
- Foundation Problems is a must fix.
- Poor Upkeep should be taken care of.
- Faulty Plumbing can turn-off buyers easily.
- Heating, Ventilation and Air-Conditioning Issues are key.

Who pays for appraisal buyer or seller?
Who should pay for the home appraisal fee when a deal falls through as planned? In some cases, even though the appraisal is mainly for the benefit of the lender and the appraiser is selected by the lender himself, the fee is usually paid by the new buyer. In most cases, it may be wrapped up into closing costs, or you may actually have to pay it upfront.

What makes a house harder to sell?
Some major factors that make a home unsellable "are the ones that cannot be changed, such as: the location, the low ceilings, difficult floor plan that cannot be easily modified, poor architectural design,"
