Please guys, i need your advice. I have 2 plots of land directly facing main road in a fast developing area in ibadan. I intend to setup a gas plant where people in that community can buy.

I bought it 3 years ago with a software job i got. Am just 27 years. And am afraid someone else might setup the gas plant before i do since am not financially stable for now.

Should i get a loan or leave the land to appreciate?
Estimated capital needed is 2.5m naira.
