When faced with the decision to purchase or rent a property, there is need to have a checklist of features one will like to see before the purchase or rental of such property. This is very necessary to forestall any unpleasant surprises that may crop up after the transaction may have been completed. The checklist may vary with individuals as people are attracted by different parameters that influence a property purchase or rental decision. Some of the things to be considered in the checklist before embarking on purchasing or renting properties should include but not limited to;

1. A proper flood drainage system during wet seasons.
2. Easy Navigation with GPRS or Google map.
3. A good and easily accessible road network.
3. Security (Security Guards, Surveillance cameras, wireless Intercom).
4. Documentation of the property (C of O, Deed of Assignment or Governor’s Consent etc).
5. Availability of Electricity.
6. Availability of Treated water.
7. Gas leakage detectors/smoke detectors/Fire alarm.
8. Elevator for high rise buildings from 3-storeys and above.
9. Availability of space for kids to play.
10. Parking space for at least 2 cars.
11. Presence of Trees and flowers.
12. Swimming pool.
13. Gym.
14. A history of the property.
15. Environment of the property. etc
