Very common right? But as common as it is some people still don’t know why they need a survey plan other than for documentation purposes. E shock you too?

Well, you need the survey plan for the following purpose:

1. Establishing boundary lines: Often, property sellers would only point out a landmark around the boundary lines of the property, and on a few occasions, some would have put a beacon on the boundary.

The survey guides you in identifying the exact line that marks the beginning and the end of your property. Thereby preventing you from trespassing into another person’s property and also preventing you from dashing out part of your land.

2. Identify the shape of the land. In most cases, land does not have regular shapes. So the survey is needed to determine the exact shape of the land and to guide the architect in his designs.

3. Confirm the size of the land: Sometimes the size of the land may be unclear and when it is clear, one should also try to affirm that it is as stated.

4. Easements, and Rights-of-Way: all conditions imposed by the law should reflect on the survey.

For instance if your property blocks your neighbour's access road, there may be an old agreement (called an easement) that gives your neighbour the right to walk across your compound

Other things you should know about the survey includes:

1 . The survey must be carried out by a registered Surveyor

2 . The survey plan should contain the full name of the owner of the land correctly spelled, the precise address of the land, the land size, date, plan number, and a stamp showing that the land is FREE FROM ACQUISITION.
