The International Building Code divides buildings into five fundamental Residential Construction categories, each with detailed requirements. Different building styles are categorized to offer occupants a minimum level of protection in a fire. The actual property's preservation comes in second. The construction influences the building's usage, passenger volume, floor space, height, proximity to other structures, placement of windows & entrances, fire resistance, and need for sprinklers.
The strictest building construction is Type I. Type I building methods and materials offer the maximum level of fire safety. The least strict type is Type V, on either side. The additional classification of each style of structure is "A" or "B." To sum up, a type B identification was essential, and a type A designation was upgraded. The least severe structure, Type V, will be discussed first for this overview before moving on to Type I.
Walls and framing in Type V structures can be made of materials that are allowed by code, typically wood. The most fundamental Type V-B structure does not call for a standard fire grade for any one of the construction materials. The main structural framework, bearing walls, non-bearing facades, flooring construction, & roof construction make up the building elements. Although it is a cost-effective solution, it comes with use restrictions. The structure's intrinsically weaker fire ratings can require greater distances or barriers that protect other properties.
If Type V wood-frame construction is possible for a given structure, it may depend on the activities there. The most typical application is for single-family houses. Wooden frames can also be seen in commercial structures, including tiny theaters, offices, and dining establishments.
However, structures made with Type V construction always are smaller than those made with a stricter type of construction for the same purpose. And in any construction, sprinklers are usually advised to increase safety, even if the building's intended function does not call for them. Sprinklered buildings may be more significant than non-sprinklered structures of the same style of design and purpose.
Heavy Timber Framing
Construction of Type IV allows for the use of heavy timber for the interior walls & framing and non-rated materials for the outer walls. The beams and girders used in timber framing are typically made of laminated wood, thicker and more robust than standard wood frames. The heavier timber successfully withstands fire. An 8-inch beam's exterior may sear, but it burns more slowly, giving residents more time to leave the area before the structure crumbles or, if sprinkler systems were present, a chance to extinguish the fire.
Non-combustible Wall Construction
The outside walls of Type III constructions are built from non-combustible materials such as brick, masonry, concrete slabs, precast panels, or other materials. However, the internal framework and roof can also be composed of wood. The structure's walls have such a high fire rating, but the roof and interior trusses are more vulnerable to collapse during a fire. The goals for Type III construction also include preventing the spread of fire to surrounding structures and containing the fire within the building's outer walls.
Small Type III structures give occupants more time to escape before a fire gets out of hand. Roof collapse risk can be decreased by designing a structure with low ceilings that successfully keep flames "out of reach" people.
Commercial retail complexes, including strip malls or large retailers, frequently use Type II construction. All structural elements, including the floors, roof, interior walls, and frames and walls, are made of non-combustible materials such as steel and concrete blocks. Even though the building materials are non-combustible, they provide less fire prevention than Type I materials, or a spreading fire would likely result in more significant damage. The restrictions on size are the same as those in Type III.
High-rises and other substantial multi-story structures belong to the class of Type I development. Building types can be separated under categories A and B, as was already mentioned. A "basic" Type I construction, known as a Type I-B building, can have 12–16 stories and a height of 160 feet. For projects like skyscrapers, when the height is unrestricted, a Type I-A building is required because it adds even more layers of safety (in theory). With a few exceptions, Type I construction has no size constraints.

It may be challenging to determine the best type of construction due to the numerous complications of such a building's purpose or space restrictions. Even single-story buildings, hospitals, and prisons may need more exacting construction methods because their inmates are restricted and unable to leave independently.
