Real estate investment is the best and time-tested way of creating and sustaining wealth.

However, as much as real estate investment is regarded the safest investment, you can still lose your money if not done right.

These tips would save you from losing your money investing in real estate in Nigeria:

1. Goal: Before buying a property, it's imperative for you to have a clear goal you intend to achieve buying a property, as this would guide you to know which location to buy into, if to buy land or house; real estate cash back systems.

Real Estate Investment goal types:
- Investment (long or short term)
- For cashflow
- For residential

2. Location: Location majorly determines how profitable your real estate investment would be because property appreciation differs with location. For example, a property situated in Lagos tends to appreciate faster than a property in Osun state or Imo state.
Your choice location for investment is subject to your investment goal.

3. Verify the Title Documents of the Property: This is the most important aspect of real estate investment, which is where a lot of investors make mistakes and lose money.
Before buying a property, ensure the property isn't under government acquisition, verify the person selling the property to you is the true owner of the property or has the rights to sell the property.

More essentially, it is important for you to know that you have to be very careful when buying properties in Ibeju-lekki axis, this is because many of the lands in Ibeju-lekki are under government acquisition as this is a location government is very much interested in.
Avoid "Excision in progress", "Excision in view" lands, as Lagos State government is currently not issuing out any Excision.

When buying a property in Ibeju-lekki axis, it is best to go for lands with these title documents:
- Certificate of Occupancy
- Governor's Consent
- Excision (approved excision, not excision in view)
- Gazette.

Also go further to verify the genuinety of the property at the Lagos State Land registry.

4. Hire the Service of a Knowledgeable and Genuine Real Estate Consultant/Realtor: a good real estate consultants play a major role in ensuring you don't lose your money investing in real estate. A good realtor plays the role of an advisor, a doctor (diagnose your needs)
and negotiator.
