There are lots of occupied buildings that are over 100 years old ... most you will have no clue. A few that look like mini castles with the cone shaped roofs you may suspect... but these be going on to 200 years old. Maintenance is key.

In this case .... I'm almost sure water damage is the cause. Saw one ... over 100 years old .... entire front came down due to water damage. Note ... cement wasn't being used back then.... clay bricks and stone ... brown stone. How well they were built?... they are known not to shift... never seen any tilt after all the years.
Below ... a landmark building ... maintained by the FG ... located in Manhattan.... the house and grounds.... still standing firm today. How old?... do the math.

It's survivorship bias. You only get to notice the old buildings that stood the test of time. The many other buildings that did not make it will go unnoticed.

Una see this old buildings be very careful especially of water and gas pipes pass through the walls. It eats up the cement and make it crack. From the way the building collapsed the crack on the wall must have be very obvious but they chose to repaint like we Nigerians used to neglect crack on all. Ka sha ti bu oda le. This should be an eye opener

We won't be building like we do .
In Japan. They use light weight building materials like wood to build their houses due to their frequent earthquakes or quake resistant highrises..
Easy to build and repair.
Same in tornado areas in the US.
Houses made of wood and foam..

Nigeria is all about cement and block.
Very heavy and cost ineffective..

Perhaps proper nomenclature for that building in badagry should have been 'the first cement and bricks' story building in Nigeria. Because, to the best of my knowledge, the earlier ancient story buildings of Kano and Benin that you alluded to were not built with cement but probably mud or other such ancient building materials
