In recent times, there has been a notable surge in property demolitions in both Lagos and Abuja, a phenomenon extensively covered in our previous Ramos Real Estate article. Various factors contribute to this trend, with a significant one being the unlawful acquisition of lands earmarked for specific purposes in the Master Plan. In this article, we delve into the significance of the Master Plan and why state agencies emphasize it as grounds for the necessary demolition of houses and properties, a matter of concern for both Ramos real estate agents and prospective buyers.

A Master Plan serves as a comprehensive document and guiding framework for envisioning the desired structure and appearance of a state. It includes detailed provisions that dictate decisions related to land use, development, and zoning. Crucially, the Master Plan outlines designated areas for residential development, roads, drainage systems, and other crucial elements that shape the urban landscape. To safeguard against potential issues, it is strongly recommended for individuals, particularly those in the market for houses and properties, to consult the state's Master Plan before making any purchase decisions.

But why is the Master Plan so crucial in the context of real estate and urban development? In the intricate dance of space and structures within the realm of urban development, state governments rely on the meticulously crafted Master Plan to choreograph the steps of growth. This plan plays a pivotal role in shaping commercial hubs, residential quarters, and other components of the cityscape. It aims to create a harmonious balance that resonates with the needs and preferences of the citizens.

For Ramose real estate agents, adherence to the Master Plan is not just a legal requirement but a fundamental aspect of ethical and responsible property dealings. The Abuja Master Plan was designed by International Planning Associates (IPA) and was commissioned in June 1976 by the Federal Capital Development Authority. While the Master Plan aimed to enhance city infrastructure, ensure efficient land use, prevent urban sprawl, provide space for educational institutions, healthcare facilities, parks, employment and environmental sustainability opportunities, it posed certain challenges as well. Such challenges include displacement and resettlement of communities and individuals, increased cost of living, traffic congestion, and social inequalities. While Master plans are designed to last for decades, they may sometimes necessitate a review when required.
