Atk1nson: Didnt buy one in a chain, but I think it is not unusual here.
A chain just means there is a higher risk of complications to the process arising from the situation with other people in that chain.
You can only complete when the person ahead of you and the person ahead of that person and so on completes Thanks so much. |

jedisco: Being worth it or not depends on your situation, the chain and what you make of the property.
Chain-free tends to be preferable - a reason why its always included in the advert. But then, a good number of houses which are not new are in chain so excluding them is excluding a huge portion of the market.
You need to consider many factors- how long the chain is, how urgently you/others need to need to move, how well you like the place, e.t.c. A chain of say 3 people where the top person is waiting for a new build (which is on-track) to be completed is different from a chain of 5 where some have little urgency to move.
Your mortgage usually starts counting on the completion date. Thanks so much. |

Atk1nson: There are desktop valuation websites.
I particularly used the one below:
https://themovemarket.com/tools/historicpropertysaledata/pe120lw
You may not rely on it wholly, but it gives a fair idea of a recommended price and allows you model the price against the property condition Thank you so much. I still want to know if property with chain is worth going for and at what time does one start to pay the mortgage? |

Good evening everyone. 1. Please, is it advisable to go for a property under chain?
2. How well can one negotiate a property advertised at offers in excess of £260,000? This property has been on the market for the past three months.
Please, I need response and guidance... |

ToyosiR: My house-buying journey has finally come to a successful end! 🎉
It all started last year with countless viewings—honestly, it felt like a nightmare at times. At one point, I even reached out to @Lexusgs430, who gave me some great advice on what to look out for during viewings. I eventually found a house I liked and was set to complete in August.
Congratulations to you bro. More keys to your key holder in years to come. But as we got closer to completion, the far-right protests made me take a step back and really consider the area. I realized it was predominantly white, and I just didn’t feel comfortable. After already securing a mortgage with a 5% deposit, I made the tough decision to pull out. The seller wasn’t happy and even called me "wicked," but I stood my ground. My peace of mind mattered more.
I’m just 2 years and a few months in the UK, with my family still back home. Now, I’m hoping to start planning on bringing my kids here. Being a single buyer, this journey hasn’t been easy at all, but I was determined to put down a 10% deposit instead.
By the end of August, I started house hunting again. I found this property, and it checked all my boxes. By September, I was ready to move forward and asked my mortgage advisor to apply. Skipton declined me for no clear reason, but thankfully, Barclays approved me.
The process wasn’t smooth—it was a chain sale, and along the way, I even used part of my savings to support my brother when he arrived in September/October. But I managed to negotiate with the seller for some furniture—three beds, a fridge/freezer, a washing machine, and more—which made things a bit easier.
And now, as of Saturday, I have the keys in my hands! 🏡✨
Rent money 💰 is dead money 💰. This journey wasn’t easy, but Alhamdulillah, what once felt impossible became a reality.
May Almighty God make it easy and possible for everyone aspiring for the same. 🙏 |

casualobserver: Clearly you didn’t raise your son well and you can see the problem with Gbadebo’s upbringing in that interview. The mother will not even allow the man to talk without interjecting.
Be careful the wives you marry and more importantly the type of mother you give your children! This is very glaring. It goes to show that the wife tends to dominate things in there home. The wife need not interject when the man is answering questions from the interviewer. The role of the mother is what is hunting Gbadebo now. Every man should learn from this... |

Kunleop: Alhamdulilah
Keys in our hands.
I'm here to show my appreciation to everyone that I have been contributed positively to this group.
Special appreciation to @lexusgs430 and @madam Ticha, your valuable support and advice really go a long way in purchasing our first home. Thank you so much your time despite calling and emailing at odd hours, you still find time to respond.
I'm happy to inform everyone that we got our keys to our first home yesterday and we happy to start our beautiful journey in this beautiful 3bedroom semi-detached new build property.
All the developer had their own incentive and try to push for more incentive if you are looking to buy a new build. Our property came with 5% deposit contribution, 50% flooring packages upgraded garden and integrated dishwasher, I did not go for upgraded kitchen.
Mr @lexusgs430 really helped me to push for more when my lender undervalued the property with £10k however we negotiated the price and the property was reduced by 5k abs was given full integrated kitchen.
My journey to purchase a house started in March despite that I'm not up to 2years in the country, I have been able to gained more knowledge in house buying, thanks to this group for dropping valuable informations.
This year make it 2years we came in to this country and Alhamdulilah we able to purchase our first home where we are hoping and believes our little ones are going to creates everlasting memories.
May almighty God make it easy and possible for everyone.
Rent money 💰 is a dead 💰
That is out Motto. Congratulations to you and your household. More blessings. |

Good evening to all the elders in the House. Please, I want to ask if a gift of £2000 from friends to add up to the 10% of deposit when doing AIP will not serve as a red flag.
Please, I need urgent answer as my offer has been accepted. |

Controlv: 1. Yes, the account can be opened before she clocks 40. The earlier you open, the better because the account needs to have been opened at least 12months before buying the property.
In short, if you open the account today and start saving, the earliest you can use the savings to buy property is October 2025.
2. The maximum amout you can save in LISA is 4k per financial year, therefore the maximum government benefit you can get in a financial year is 1k i.e 25% of 4k.
The financial year runs from 6th April currrnt year to 5th April next year
Therefore, you can still get 2k benefit between today and May 2025 if you max out the savings.
4k saved in LISA between now and 5th April 2025 will earn you 1k benefit. You can earn additional 1k from 6th April 2025 if you're able to save 4k between 6th April 2025 and when you intend to buy the property in 2025.
Remember that you can only use the money to buy property 12 months from when the account is opened so the best time to open the account is NOW. Lexusgs430: Tax year in the UK, runs from April 6...... Hence any qualifying deposit receives the £1K HMRC bonanza.......😜😁
Unfortunately the maximum deposit is £4K, for each qualifying tax year, to receive the HMRC largesse......😁
If you're under 40, that's the only way both of you can benefit.......😂 Thank you boss, I appreciate your detailed explanation. |

A very pleasant morning to all the elders in the House.
Please, how can my wife who will be 40 years in December 2025 benefit from the LISA account, particularly when we intend buying our first Home in August 2025. Though we have savings in ISA accounts but we would like to benefit from the £1000 gain on every £4000 savings in LISA.
1. Can we still open LISA account now till August next year and get the benefit?
2. Can we benefit more if we save a reasonable amount beyond £4000 minimum savings?
Thank you all.... |

[quote author=Goodenoch post=132074758]You should be able to get a 10% mortgage easily assuming other things are not problematic e.g. affordbility, credit history, length of time left on your visa etc.
What is the chance of someone left with about 14 months or a year getting mortgage before the renewal of his visa? |

Please, I would like to know if it is advisable to buy car from Facebook market place. I considered prices of cars are relatively cheaper there than other platforms like car gurus, Gumtree etc. I'm always very skeptical when sellers direct me to email after making requests for the availability of cars of my choice.
I want people to share their experiences... |
