please I have 3 questions ❓that are urgent

1, My mom has a land which she is putting on lease with my brothers standing as the family representatives and the proceeds will be deposited into my account direct, a gift deed will be raise for me,I will be including the deed of lease, my question is will the deed be verified cos am asking our family lawyer to put his direct line on the document and not there office line incase they want to verify the deed cos I no want any story at all but he is insisting on putting their office line on the deed
2. Who sho raise the gift deed, my mom the owner of the land or my brothers who stood as our family representative.

3.when my mom purchased her land she was given a survey plan bearing the initial owners name, the deed of sales has the same name as the seller of the said land and my mom’s name as the buyer of the said land, we are yet to do a new survey bearing her name as we see no need for it taking into consideration the cost of survey plan in Lagos, question is can I include the survey since the same name is appearing as the seller of the land on the deed or I should just forget using survey completely.

1. There is no problem with him including the contact info. All they will do if they call, is confirm if the lawyer is real nd he works there. They won’t ask about d deed. A Deed can speak for itself with or without a lawyer.
2. I’m not sure u need a gift deed, what u need is a Power of attorney, from ur mom empowering ur brothers to manage the property and pay the proceed into ur account for the purpose of ur studies (tuition). A lawyer is the answer to all ur questions.
3. Yes u can use it. So far the conveyance deed or affidavit shows d person as seller and ur mom as buyer. U will also explain all this things u have explained here inside ur sop.

Guys, please I have a question. I know someone that has a PhD funding of 34,000 CAD per year. Out of this money, she will pay 12,000 CAD for tuition and other expenses. Also, she will use 14,000 CAD per year for the accommodation and feeding (Quebec). This means she has an excess of 8,000 CAD. She also still show a proof of fund of roughly 11,000 CAD.
However, she was denied visa. After she requested for the gcmc or whatever that thing is, one of the reasons is inadequate of fund. Please, does this make any sense?
Though he isn't in Nigeria. That means he applied from abroad.

What could be the reason for saying inadequate of fund with all these excesses?

Did he show nd prove sources of those fund’s substantially?

U are asking the wrong question that’s why.
If u have done ur own research nd gone through this thread to an extent u will have answers to these questions.
However
4 cardinals points determines d success of ur application or not:
1 POF
i explain every lump sums with evidence
ii if self sponsored make sure to have total expenses for d study
iii if u have a sponsor u should show at least first year expenses
iv if sponsor is not parents or family, u have to establish relationship with d person and explain why they choose to sponsor u.
v if ur parent or anyone is sponsor, submite
a SOA
b proof source of income
c sponsorship letter nd affidavit
d reference letters from bank. (Ur SOA is not mandatory but where u have a study gap, it’s mandatory)
2 Home ties
i spouse and kids are the strongest hometies
ii parents are good hometies too
iii work security is a sure hometies too
iv landed properties
v a registered operational business/company
3 Study progression
i if a graduate program, make sure what u intent to study is inline with what u studied in ur bachelor.
4 Study gap
i If u have a study gap, say 1yr upwards, explain what u have been doing for that 1 year.
ii show evidence of employment nd work experience
iii lastly, for example if u studied accounting at undergraduate, u have a study gap of say 3/4yrs nd u have been into ICT for d last 3yrs. U can not study accounting or economics at graduate level, u have to go with ICT related course. To have a accurate study progression.

Yes go ahead. The VO will not come down to Abuja to look for the office to ask them if they are there.
Just include a working email nd phone. Because they usually contact through either of em.

1. Yes. u explain just the way u have explained here, convincingly with documents evidence
2. Yes. Both alone is not sufficient u have to establish/prove a relationship with him with pictures nd evidence of previous commitments. And affidavit of sponsorship is a good way to establish relationship with sponsor too. Because anything u say in an affidavit is under oath so it’s believed to be true!

Seeing someone presented 243 pages for POF just makes me feel like I’m not serious at all…..my 6 months Bank statement no fit reach 6 pages sef….wahala. Abi is POF not proof of funds? What will I do like this? I’m already overwhelmed as it is…

Another challenge I have is. My opening balance on Feb first is about 8m. Then on 1st Feb. I moved about 2m from my money market fund and my other savings account to my salary account where the 8m was. cos I wanted all the money to be in one place.(I can explain that by printing my money market fund account and my other savings account statement) but since then. Apart from small small money going into the account. 100k here, 70k there. Most bulk money entering my account is one time I loaned a friend 1m. He paid back after say 2 weeks. I loaned someone else 600k. She paid back after say a month. How do I explain those? Do I just show where I gave the money and then where they returned it in the bank statement or what do I do? And do I need to explain 70k, 100k deposits?

I don already dey fear and I never apply. Cos it just feels like I don’t have enough to show…I tire

Lol u don’t have to be scared. Just say the truth u seem to have a good story. But I hope u can prove all that money with a valid source of income? There’s more to pof than just having money in account and explaining lump sum. Every step counts

Sadly, my application was refused on the 29th of March on the basis of insufficient fund and lump sum amount paid into my account by my organization as I clearly stated in my SOP that my organization was sponsoring me.

U can travel with ur visit visa if it’s still valid then when u get there apply for ‘study permit outside Canada’

I have my LOA for January admission but packaging my POF is my challenge. I can't explain the bulk into my account (about 10m) because it is borrowed. I have another account I have about 5m which is ok. My intention now is for me to wait till Sept. before I submit my application so I can print 4 months statement starting from this May (the money hit my account in April).

Kindly advice, will it be too late waiting till 1st week in September to submit?

1. Ur Hubby’s abandoned study permit does not affect ur application or a fresh application. Each application is independent of its own. Except where d previous app is with prejudice to a crime or fraud.
2. If it’s self sponsor make sure u have all the money u will need for the tuition and living expenses for the family. If u only provide one year expenses, how do u explain how u intend to get the subsequent expenses?
