If it has survey which it should, get a copy of it, and investigate further to ensure it's got no ties with the government, or in dispute.


ensure you have money to do perimeter fencing even if it's just 5-coaches. if you don't have funds to do foundation, just plant cassava inside it and have someone within the vicinity but not in anyway related to them to help you monitor the farm.

Alternatively, if you can't afford doing fence, you could skip it but ensure you do Foundation, and please don't just dig a single foundation. dig foundation everywhere to spoil the ground else those people don't mind selling half or quarter portion of your plot of land.
For example, say the land is 1-plot, rather than just doing foundation for 3-bedroom, equally do foundation for shop on the opposite side of the land hence if the house foundation is on the back left, the shop foundation should be on the front right ELSE nothing stops them selling the remaining half.

if said land is in acre(s), then you definitely need a perimeter fence. and if not ready to utilize said land, turn it to cassava farm.

Mind you, doing CornerPiece, doesn't protect the land in any way. All it does is indicate boundaries.

When buying land, taking immediate ownership is key. Leaving it for as little as 1-month could be more than enough time for them to act.

As for doing foundation, you really don't have to do complete foundation; you could do just 2 coaches even when you need more than that. What matyters is that work has started.

Also please, never give work to those who sold land to you. Not even to those related to them. Source for your own bricklayer, labourer, etc. You could source for labourers within, but for bricklayer, get them outside the community. You could even go 2 major bustops away to get them. Ignore all recommendations no matter how sweet they might seem.
Also never pay money to workers upfront. they might be quick to ask for advance payment but never do that because some don't mind going with just 20% of the total amount charged.

Stay there or assign a family member to stay with them, and only give them money when work is complete. You could equally make friend with a landlord within (actually, a lot of them would want to make friends with new commer), give like 50% of the total money, and instruct him or her to only pay when you instruct to release the money, or if they personally checked to see the work was done as desired.
As for the remaining balance, you pay that yourself when you come and see it yourself. reason being that, even despite leaving instructions, the person could still release the fund to the person and claim ignorance that they thought it's been done or something along those lines. A lot of people irrespective of their age, no dey get shame.

I am looking to buy about 5 acres (more or less) in Lagos or in Ogun, but somewhere close to Lagos where housing estates and development will take no more than 10 years. Except you have loads of money, Lagos should be out of it. Your major target should be Ogun state. Probably around Ota or there about. So that getting to Lagos is super quick and less hassle. Would have suggested Shimawa which is between Lagos and Ogun state but land don finish for that area somehow. To get genuine land for that rea na hard work except you wanna buy from a preVious owner whom you do not really know nature of said land.

if wanting to buy cheap, and still stay close to Lagos state, just ensure you don't go beyond Ado-Odo-Ota (popularly known as Ota) local government. From there you could easily get bus to most parts of Lagos wether via toll gate or via Agbara or probably other areas.

Also there are big real estate companies there such as Adron. they've got multiple sites there.

Also you could buy directly from Omonile which I would suggest in your case. You just need to take some extra steps to avoid funny stories.

I have a very solid person in that arena to get you land. The mananaging my farms was also a Nairalander. He died, and we had bonded. He became someone who taught me trust existed after so many years of heart break. Is needed to forget him and moving away was the only way as the more I remembered him, the more I remembered my own past loved ones lost too !

That person na Agent Ooo. They hate attending to people who ask [lots] questions outside their comfort zone. they mostly prefer those who go along with whatever they're fed. Even if you must ask questions, they want it to revolve around what suits them.

Don't really know between Ofada and Ota area, which is more close to Lagos.

Why are you so interested in land around Ofada area? Could you kindly share?
hmm anywhere you get such amount for an acre would be really really inside; and whatever costs you think you might have saved, transportation and some other things go chop am.

This is 2024 , not 2018. Even Ifo gan sef which I consider somewhat far wouldn't easily go for such amount.

your target might be ogun state except you have loads of money to spend.

As for areas close to Lagos state, anywhere in Ado-Odo-Ota in ogun state is close to Lagos state.

As for where to buy lands, I suggest you avoid buying lands in estates. But whatever you do, before paying for that land, even if it's just part payment of 1,000 naira , ensure you have money to do perimeter fencing even if it's just 4 or 5 coaches.

Also ensure after they have shown you the land, you come back days later alone and without informing anyOne of them to come look around, ask (indirect) questions among those within the vicinity to understand how things happens there. Depending on the area, doing survey is a MUST even before paying them the first penny.
There are other things sha but start with the above firstly.

even to live for upStairs during rainy season isn't really assured Ooo because most of these houses are not built to withstand lengthy time submerged in water.
if you don enter site before, see wetin dem dey build call am house eh, you go fear.

even some houses, to pound food for upStairs should be discouraged.

issue be say, no matter how bad the building is, by the time dem do FINISHing, do parapets and others join, e no go show.

even the THICKness of deckings have greatly reduced. some nwAdays are so thin that me sef go fear to enter such building

if you can't afford to correctly build upStairs, why not just build a bungalow ?

If you can't afford to correctly build 5-storeyed building, why not build 2 or just bungalow.

Even if cost of materials comes down, those who would cut corners would still do same.

Some would try to cut the maximum cost, and later spend them in multiple folds to decorate the building e.g doing parapet, using fancy roofs, etc

But then again,what really leaves me in total bafflement is when I see people mocking those people being affected by such natural disasters,which makes me to ask--"Are such people normal at all?" angry

Rusia is intenntionally using slowMotion (aka delay tactics) to further prolong the conflict else the WEST would loose almost nothing.

Imagine what the WEST have lost now and still loosing, compared to if Russia had just ended the conflict so quick by giving Ukraine a single powerful blow.

1. The WEST has lost most of the powerful Wealthy countries it had on it's sides e.g Saudi Arabia,
2. They've equally lost the enjoyment the Dollar , Euro , Pounds enjoys.
3. within 1-year, despite being in conflict, Russia has grown financially faster than they have ever been.
4. More countries are dumping the Dollar as universal means of transaction. Even SWIFT ain't spared. Do you know what that means tot he WEST.

see eh, had the Russians ended things so quickly, none of the above would have happened.

Even the WEST is now being super careful in attacking China with regards to the Tawain issue, and you know what, many more countries, even those in NATO and on the WEST's side are learning.

To them, clients come and go hence they keep Cordial relationships among themselves. Reason it's easy for a lawyer to convince a judge most times because even you wey dey up once were below.
