That white car is a show stopper (gorgeous). I saw something like that today and i eyed (admired) it till i drove past. I bow at the way people degrade white cars. Anyone who wants that spec of camry and says that one's color is a barrier hasn't made up his mind yet on the car he actually wants. My oppinion sha. |

Ok, what we basically look at is annual returns as against expended sum(capital). Assuming N20m can build a duplex or 4 Nos of 2 Bedroom Flats or 10 Nos of Face me I Face You rooms, we now ask ourselves, how much will each of these options command yearly? Assuming a duplex goes for say N1m p.a, 2 Bed Flat @ say N300k and self con @ say N150k in a particular neighborhood, your most viable option in this case is definately the self con, based on earlier mentioned assumptions. Also, assuming in that neighbourhood, for instance, the demand for duplex is very low(i dont know where u reside so cant give locational examples). You would be left with the other two options, of which the self con still remains the most viable. But if it's in a GRA, where zoning and town planning regulations guide devp, u'ld have to compare the returns from a well finished duplex and a well finished block of flats. Whichever has a prospect of higher returns is the biscuit. I hope this helps. |

jidewura:Mr. Jide, should i say i'm sorry for any ill reatment you must have received from the hands of agents even though i am convinced that they have done you no harm. But let me correct you first. I am not an agent cos the word agent in Nigeria has been abused by every Tom, manliness and Harry that sell or broker goods and services. I am a graduate of a Federal University of Tech with a bachelor of Tech in Estate Management. I work with a reputable Estate Management firm of Estate Surveyors and Valuers; one of the best names in the trade/industry(there's much chest beating in what we do). It may surprise you to know that no agent (using your language) has any part to play in the rent fixed for an apartment. It is lanlords that determine their rents and give us the properties to manage. All we do is represent them by exposing these properties to the market. Some tenants also share the blame too. They come to an apartment that someone has made commitment to take and they offer the landlord a higher rent. What does that tell the landlord; that his house is actually worth more than he earlier quoted. A landlord gave me his house in Gwarimpa to Let out and asked me to collect N250k p.a x2yrs. People rushed it like hot cake and those that came late offered him a higher rent and he immediately reviewed it to N500k p.a. Mind you, this is a 2 Bedroom apartment we're talking bout. In this case, how has the agent influenced this rent? Rent is determined by the economic function of dd and ss (demand and supply). Fhemmy mentioned that no one seems intrested in my ad earlier, but 2 flats have already been paid for. An ad is meant for who ever needs the service u r offering or advertising, and not necessarily for everyone. Someday, a person looking for this offer will surf-by and call me, even without your knowledge. Mind you, a newly built 2 Beds in Abuja currently goes for btw N1.2m to N1.5m basic. Some go for higher, depending on the neighborhood and quality of finish. You went out of point when you said estate agents should be shot. That was totally un-called for. I sincerely hope you build your house someday soon, and let the world see how much you would let it for even with the knowledge that similar properties command higher rent. No hard feelings, though. |

Bros, there's no hard and fast rule to the furnishings of anykind of house. The most important things r things that would make life comfortable for u in that apartment. If it's a self contain, then the basic things that wouldn't choke up space in ur living space. If u chose a one bedroom or mansion, as u please, then u know u'ld need a bit of furnitures like settees to complement the space so that it doesn't look like u are living in a ware house. It all depends on the size of your pocket as well. Simple and short of it. The question seems like it's asked by someone who just wants attention. |

Pls do not be misguided. 6 mths notice is what is required by law for yrly tenants and that was what ur landlady employed (smart woman). u dont hav a case in court, should u be charged to court. The only thing u hav now is to be humble and plead with her to give u some time to move. It also depends on her good temperance to agree or not. You are as good as a 'tenant at will' now. U better hurry to avoid embarassment. Cheers! |
