cos I have a client asking for the impossible....65% development and approval. to the best of my knowledge 65% wont pass.

Hello!if I may get you right, you wish/want to know the required site analysis for a proposed project pending/going for Approval?
Okay,I stand to be corrected!
normal Setback for any proposed structure start from 3m up,
So from your site plan,measure the remaining space (east,west,north, south)make sure each setback start from 3m up,away from the proposed building.


for percentage! it varies.

Okay adding one/more room to the existing Structure is more like Converting,since its not a fresh structure,
One (Architect/builder)who is good with CAD will visit the site with Pen,paper,and tape,

since you're (thinking) of adding a waiting room/ante-room for security purposes, in order not to allow a third party citizen having access to your living room directly! oh yes!

then I suggest you include it in your new design or you can evict it oh in your design, so as to have zero hiatus with The Town planner when registering the building plan!

Please I need an architect in Ibadan who can help me out.

The seller of this land couldn't get me the floor plan as promised and i was adviced not to increase it from 4 to 6 bedroom.

But still, i don't like the square shape of the foundation and I need an architect than can help me with the drawing so that I can get approval from local govt.

1. I want the front view to be like the picture below, attach the front design to the foundation. (same design without removing anything)


2. While giving the front view of the design, I need additional space that will make me have visitors waiting room without them opening one door from outside and bursting to the main lounge direct. (Maybe u will join the veranda in front of the lounge with the space shown in the drawing front view together)

You will need to visit the site cos I want a new floor plan which means u will be measuring the sizes and give me a new floor plan.

Please I need anexpert with years of experience.

Suggestions from my oga's won't be bad too cool

are you converting the proposed 4bedroom to 6bedroom?if yes,it require physical visitation,
secondly I saw the attached perspective you uploaded, you hinted that your design must/might correlate with it,okay,
remember perspective differs hence it originate from wall partitioning,and wall arrangement.there is no how your proposed design will look like the attached picture(perspective) only if the wall arrangement is same (both).
rendering it might give it another view,though mouth watering.
complete design? for registration? okay, inclusive mechanical, electrical, architectural, and structure.

Oga EgunMogaji,I've got a question to ask.what are the construction techniques used in these state,California, new mexico, Alabama,Texas and Arizona, I've been doing a lot of research with regards to their system of building, it seems they correlate with our African style. Remove (Sheetrock)I know its been used for wall finishing,I want to know if those state has any systems that has to do with concrete technology. thanks.

I was scammed in the most horrible way because my heart was involved. This started early last year. I was in my shop at Balogun one Friday afternoon when a young man and his wife came into my shop to buy clothes. Actually the wife was shopping on the man. After they finished, the man said he has a brother that he will like me to meet and from there we can start a relationship if we like each other. At first i was skeptical but i gave him my number to give to his brother. The brother started calling me saying that he is based in Abj and that he is a widower with a son. infact, this guy bombarded me with calls for good six months. We never got to meet all this while. I usually speak with the son, his mother because he said they all live with him in his mansion in Abj. The son is a boy of 7years and he really sounded like a good son. I was already loving father and son. When he first invited me to come, i declined because i felt if he loved me, he should be the first to come and see me. He was often claiming busy with a project on-going in Abj. On Monday of a particular week, he told me he was traveling to the Singapore for an urgent meeting and that on his way back from his trip he would come to Lagos straight so we can finally get to see.

He traveled and i was speaking to his mother and son as they kept calling me and i was used to them. On Friday morning around 7am, i received a call from the son saying that his grandmother just slumped and that he has been trying to get her up since he's alone with her in the house but he can't. I was panicking, i couldn't reach "my guy" so i told him to go out and call neighbours to help him. i later got a call around 9am that they are in the hospital but the doctors want some money before they can start treatment. they said they needed 100k. They sent me account details, i quickly wired 50K and i went to the park to enter a bus heading to Abj in the hope to see the "poor woman". I kept communicating with the young boy and got the name of the hospital and ward. I got to Abj around 10pm, a town where i knew nobody and called and called. The number was switched off. My dear up till now. Both money, "my guy", "son", "mother", "friend" , no one is reachable. I thank God for everything atleast, i was not used for rituals. grin

haaaaa Ogami 3strike!baba all my quest for this training centers around US,someone very closed mentioned about SA but I waved it off due to the fact America is more advance in terms of building maintenance, concreting,wall finishing, interior design et all., I appreciate your input but US remain my first port of call,if you ve an insight towards what I'm searching I do appreciate. a one year/six month program in any accredited institution in US for a building technologist, I'm working/planning to bring a new dimension towards Nigerian building industry,thanks once more.

Well, I in fact know of someone coming over for farming training. The embassy does gives visa if the consular believes the narrative.

Look at someone like Spyder and others for example, family man with wife and kids, established track record as a builder and approaches the embassy for visa to attend a specific training on eco building or some such new age technology - you will hardly find a consular that will deny him a visa.

I don't know of a specific training course but I will do a search for you. The family friend that I know that did this simply brought over his Nigerian builder and had him "train" under the crew that was building one of his hospitals in the US.

I'm not a book person per see so I can't guide you on schools and programs.

But if you can get an apprenticeship with a builder here for 6 months, you'll go back home and make a killing because you can advertise to people like me and assure us to use your US building experience to churn out US quality type of work.

Okay Egun,I appreciate.one more question,looking at that apprenticeship program in us, do you have a good or more desired building trade apprentice course in mind? it seems us embassy in Nigeria rarely issue visa to such applicant. you understand what I mean don't you?

abdulwastecx Lol you know Nigeria is quite far from modern civilization in terms of construction/due to the fact we lack the technical know how to execute any intended project, ask yourself why do we prefer foreigners to execute our project (huge project) than our own engineers? even in finishing, Nigerians do employ foreigners with the skill to de the job,not that we can't do it the rightful way but,the skills we acquired during the course of our training is limited.
