PropertiesRe: Prices Of Cement & Iron Rod by ChevyHeavy(op): 11:35am On Mar 01, 2021
megacontrol:
Price of cement in particular is not expected to come down in Lagos especially over the holidays and till next year.

This is a personal opinion from what I've seen and observed this week alone, work is not stopping and the demands are still over the roof.

But you're likely building outside Lagos from the prices you quoted, so check whats happening around you.
If you're waiting for prices to come down then you may have to wait till January, which isn't even guaranteed.
Thanks a million
PropertiesCan I Start My Block Work And/or Columns Now by ChevyHeavy(op): 11:32am On Mar 01, 2021
Good day NL's.

I just completed my decking a few days back. My engr informed that I can start my first floor block work and columns immediately without having to wait the standard 21 days. Please can the structural engineer in the house kindly confirm if this is true? I wouldn't want there to be any issues with the decking now or latter as I know how I hustled wella wella just to be able to gather the money to do the decking.

Humbly awaiting your response.

Thanks very much for the info. Appreciated. But please what's the advantage of negotiating per bag rather than per blocks? Kindly explain. I remain humble

dawnomike:
You can not get the rate of 800naira per bag of cement any longer... It is now about 1,100 to 1,300 per bag depending on your location. Bargain per bag rather than per block

PropertiesCost Per Bag For Vibrated Blocks by ChevyHeavy(op): 8:10am On Mar 01, 2021
Good morning NL.

I want to mould blocks for my project in here in Lagos. However I'm being told 50-70 naira per block. However, I've read on so many threads here that the going rate per bag is N800 which works out to be about N22 per block of moulding 35 and N26 per block of moulding N30.

And so what I'd like to know please is the current cost per bag. I feel the contractor is trying to pull a fast one here.

PropertiesPrices Of Cement & Iron Rod by ChevyHeavy(op): 8:12pm On Nov 21, 2020
Hello everyone.

Current costs of the above items are crazy.

Are the costs likely to come down in the nearest future? We purchased iron rods for 202k as at May this year. Now they are going for nothing less than 260k per ton.

Cement has also gone from 2550 to 3700 per bag.

Will the prices come down or are these prices here to stay? Industry experts or those in the know, please respond.

Awaiting your response.
PropertiesWill Bent Columns Affect The Integrity Of A Building by ChevyHeavy(op): 9:01pm On Sep 15, 2020
Hello everyone.

Please are there any structural engineers in the house? I need your input biko.

Just done my columns but some of the columns are not straight.

Will this affect the integrity of the building? And if so how can this be rectified before we move to do the decking?

Kind regards

PropertiesCan I Do Decking Before The Stairs by ChevyHeavy(op): 7:57am On Sep 09, 2020
Good morning construction gurus

Please I want to know if I can do my decking before casting the stairs.

My engr have me a quote that included the cost of decking, beams and stairs and quite frankly I can't afford such huge costs right now. Hence why I'm wondering if I can do the decking and the beams and do the stairs later.

Also does anyone know where I can rent marine boards please?

God bless y'all.

Yes, you can do the decking first before doing the blockwork on the ground floor.

column dimension are 230mm*350mm each do u know what span this column are apart each (minimum dimension of the closest column) and maximum dimension of farer one..

The beam size is what also.. Asking all this to have a small idea on the said project how many floors..

I won't know the designer motive if I just dish out advice without understanding his/her scheme on your project.

Well you can pm me on my signature the plan and structural drawing to have a check if you wish or follow his advice jejely..

Structural recommendation is not what should be dish out without proper understanding of the scope except some extreme bad practice..
Thanks

Do you have this said building designed by a structural Engineer?

It depends on the designer motive..
But if its a frame structure sure u can do ur structural element and later arrange ur block wall or arrange ur block and do d decking when u get to that stage..

Difficult to answer professionally , do u have a structural design of d project
Thanks. Yes, it was designed by a structural engineer. BUT, he seems hesitant for me to do the decking first. It's a 5 bedroom semi-detarched duplex with 24 columns 230 by 350 each. Maybe he designed it such that the blocks would carry part of the weight of the decking and he doesn't want to disclose that to me. What do you think?
PropertiesCan I Do Decking Before Setting The Ground Floor Blocks? by ChevyHeavy(op):
Hello everyone.

Just finished my German Floor and also my ground floor colums. The next stage would normally be setting up the ground floor blocks followed by the decking

BUT

I'm considering doing my decking first before inserting the ground floor blocks under the decking.

A friend advised that it is better to do it this way so that the ground floor blocks aren't made to carry the weight of the decking.

For me, I'd rather do it this way too as the decking can be quite expensive. And I'd rather get the decking out of the way, and then jejely be moulding and adding the blocks as God provides.

But I need to know from the construction gurus on here whether it is advisable to do the decking first before setting the ground floor blocks.

Please I'd appreciate the advice of the construction gurus in the house.
