If you are a Nigerian living abroad, this is for you! The pain of wanting to invest back home and being duped is real. Many Nigerians in the diaspora work day and night, sacrificing leisure and comfort, just to save enough money for a better tomorrow. But unfortunately, some unscrupulous people are waiting to prey on your dreams. These so-called "agents" or "family members" will paint a picture-perfect scenario. They’ll tell you: "Ah, this land is hotcake o!" "The owner wants to sell it quickly because of an emergency." "No need to visit; just send the money, and we’ll handle everything for you." You’ll hear sweet promises of a land close to a major road, fast-developing areas, or close to a proposed government project. They’ll even send you edited videos, pictures, and fake documents to convince you. By the time you send your hard-earned money, wahala starts: The land doesn’t exist. It’s government property. It’s already owned by someone else. Or worse, it’s in a swamp or landlocked area you can’t even access! The worst part? You can't fight them because you're miles away and they know it. The emotional and financial pain is unimaginable.

Your Turn! Have you had any experiences with Omo Onile or found it challenging to navigate land purchases in Nigeria? If so, how did you protect your investment? Let’s hear your thoughts and tips!
|
5. Avoid the Middlemen and Save Time: Instead of dealing with multiple parties or informal sellers who might introduce complications, buying from a reliable real estate company means a smoother, more direct transaction, saving you both time and stress. |
4. Investing in Developed Areas: Real estate companies often focus on land in well-planned, developed, or high-growth areas. This not only protects you from Omo Onile issues but also ensures the value of your investment appreciates as the area grows. |
3. Professional Legal Support: Most real estate companies offer the support of experienced lawyers to ensure all the proper documentation is in place. This includes verifying the authenticity of the land’s title and confirming its status with local authorities, ensuring your investment is safe from any legal battles down the road. |
2. Reduced Risk of Land Disputes: Buying from an established company means you’re less likely to encounter land disputes. These companies typically have agreements with local communities, reducing the likelihood of issues arising from Omo Onile or encroachment claims. |
Why should you consider buying from a real estate company? 1. Clear and Verified Documentation: Real estate companies ensure that all the legal processes are properly handled. They provide clear title documents, including C of O (Certificate of Occupancy) or Deed of Assignment, which prove ownership and minimize the chance of disputes. This helps you avoid the risk of Omo Onile interference. |
When purchasing land in Nigeria, one of the biggest concerns is dealing with Omo Onile – local land agents or groups who often try to claim ownership of land, even when it has already been sold. The risks involved can be frustrating and costly, but there’s a way to avoid these challenges. Buying from a reputable real estate company is one of the best ways to protect yourself and your investment.
|
With these trends in mind, how do you think the real estate market in Nigeria will evolve over the next few years? Do you believe it’s a good time to invest, or would you wait for certain conditions to change? I’d love to hear your thoughts and experiences! |
3. Land Value Appreciation: Land in Nigeria, particularly in developing areas, has consistently appreciated in value. Some areas in Lagos and Abuja have seen land value increases of up to 30% over the past 5 years. Areas like Ibeju-Lekki in Lagos are being developed rapidly due to infrastructure projects like the Lekki Free Trade Zone and the new international airport. |
2. Affordable Housing Gap: Nigeria still faces a significant housing deficit. The National Bureau of Statistics (NBS) reports a need for over 17 million housing units. This gap presents a huge opportunity for investors looking to venture into affordable housing projects, especially in rapidly growing urban centers.
|
Latest Trends and Statistics in Nigeria's Real Estate Market: 1. Growing Demand in Urban Areas: According to recent reports, cities like Lagos, Abuja, and Port Harcourt continue to see a steady increase in real estate demand, especially in the residential and commercial sectors. In Lagos, for instance, property prices have seen a rise of about 10-15% in the past year due to growing population and demand for housing. |
mine85: That's a great question! While the most reliable way to verify your land survey is by visiting the Surveyor General’s office, some states in Nigeria are gradually introducing online verification systems. For example, Lagos State has a Land Registry Portal where you can check land documents, but it’s still limited in scope. That said, online verification isn’t widely available across all states yet. If you're unsure, I’d recommend working with a registered surveyor or real estate professional to help you cross-check. It’s better to be thorough now than to deal with complications later! |
One of the most important steps in land ownership is ensuring your land survey is authentic. Unfortunately, fake survey plans are a common issue, but there are ways to verify: 1. Visit the Surveyor General’s office in your state to cross-check your survey plan. 2. Look for errors in the coordinates, missing approval stamps, or inconsistencies in land descriptions. 3. Consult a registered surveyor or a trusted real estate professional for assistance. Have you encountered issues with land surveys before? Or do you have questions about verifying your own? Let’s discuss!" |

Here's My Response If You Have Such Concern It's completely valid to feel cautious when considering a major investment like buying an apartment in Lekki or Chevron. The real estate process can be tricky, but with the right guidance, you can avoid potential pitfalls. If you’re buying an apartment in Lekki, the best option is to buy directly from a reputable real estate company. Unlike private sellers, the company handles legal documentation, and you don’t need to pay an agent 5%—the company takes care of that. Key documents to check: 1. Title (e.g., C of O or Governor’s Consent) 2. Deed of Assignment 3. Survey Plan 4. Building Plan Approval For peace of mind, engage a property lawyer to verify these documents. I can help connect you with trusted real estate companies and professionals to ensure a seamless process. Let me know if you’d like assistance! |
Here's a question from an investor from Nairaland.
