None for all aside the sealing it off by putting windows and outside doors. It’s on hold now due to lack of funds.

If it's just the floor, then yes it's the same, but you have to add 10% to allow for waste.

No it's not, unless you're planning on tiling only the floor and not doing walls, skirting or stairs.

Pls is it true that the measurement of POP in square meters is the same as the measurement in square meters when buying tiles for the same house?

Sorry about the experience but don’t let it discourage you. Here’s my advice cause I’m running something very similar and around same stage

I ensure to buy all materials by myself (it could be stressful but it’s better than what people would do)
I also endeavor to create time from work to visit the site and monitor everything, for example if I contract someone for POP and they say they’d use a week, I’d ask them to double the workforce and finish it in 3 days, and I’d be there for the entire 3 days from morning till we all leave in the evening.

If not they would steal every damn thing, Nigerians are very dishonest set of people, too wicked and selfish, even carpenters steal nails, f@@king freaking nails!!!


So don’t let them discourage you, na you go just learn from the experience, Godspeed brother

During my time,my wires were all stolen.

My advice is,don't fix any wire in that house until the week u are about entering ur house.

I saw shege banza...all the Nigerian wires I bought in Abuja and fix in my house got stolen and the painful part is,I had a security man I was paying in the uncompleted building then.

Just avoid my kind of mistake pls.

Thanks for the advice. The engineer is aware about stealing of wires in new build houses. He has advised same too. You won't believe the pipe I used for plumbing was stolen. I don't understand humans anymore. Imagine paying someone for security in an uncompleted building.

Many people starts a project with a budget and end up spending X2 or more complete it.
That's the situation of things in Nigeria

The situation scares me everyday. The news are never good to hear. So many people are going through a lot.

You are making progress bro, and the house is really lovely. By the time you and your loved ones begin staying in the house, the paid of the pains of the expenses will disappear.

But please, what was your budget list at your last update? Apologies if the question annoys you.

Also, what negative advises did you get about buying a house?

To be sincere with you, I stopped counting when it was roofed and it was about 24m I think. The plastering, piping, windows and doors(front and bank for both flats), labour is about 7m i think. I can check again in the coming days if you want the exact figure.

I think what made it more expensive was that a lot of expenses were incurred which were not part of the project it's self. Things like maintain the road, survey, community settlement x2, local govt fees, and others.

One thing I didnt do was manage resources, my idea about using fake item is you end up doing he same thing x3. I will strongly advise you monitor it yourself very well if not around. Sometimes the videos and pics sent are not enough.

2, Well, the major advise gotten from not buying a house was due the to the fact that the buyer may not know how it was built and the materials, if it was substandard. It was basically not knowing the history of the project from onset. This kinda put fear in me. They talked about the foundation, that if was poorly done, the house might sink.

Others talked about performing sacrifice before starting the building cause it used to be common in my place. I didn't bother about this cause I don't believe in it.

30m would have gotten me a good house for sale in my town.

I think a lot of people will get jobs and sales to do more often here if only they add PRICE to adverts. Anytime I see dm for price or contact us, I look away, no matter how bad I need the service or product.

Again, adding your locations should be a bonus.

Omo, decided to pause and took a break.

Done with the plastering, fixing of doors and windows is currently on going. Just want to seal it up and pause again.

I feel am spending too much, may be cause am not on site to supervise myself. I cant even update the budget list again because the last time I tried to do it, I almost ran mad when I saw the total.

I could have bought a house a rest but to many negative advise about buying a house.

Finished roofing. I will not be able to rush this again, will be doing bit by bits.

Hi, we don't really use lawyer in my place and I didn't use one as well. The community registration of the land is more important than lawyer here. Community knows who owns what and where aftwr duly registered. I will use lawyer soon though. The plan and survey has been registered with govt and I have the documents fully stamped.

I've been very busy with work and other things latelly. Work in progress though.

The estimates given are not going as planned as prices seems to change rapidly.

My plan is to roof and pause for a while.

One more thing is you have the resources it's important you chain the building together at the lentil stage

The foundation was chained, the lentil will be chained too. My concerns now is just the suck away. Though the top will be casted with rods and cement. Is there anyway to make it stronger or correct the error?

Well, it's going slowly for now due to rain and bad weather. Still very tensed about this project. Pls spot any error or advice if see any from the images.

Work still on going, weather has been slowing the job. Filling successfully completed.

Still on the foundation. The filling of this project is giving me concern already. Can't even even estimate the amount it will cost.
