Many are mad and that means there will be many landlord-tenant like these. If you charge caution fee, they say you charged, if you dont, they take advantage. The best is to charge a significantly high caution fee that is refundable if there are no damages. The further issue with the last statement is, landlord can decide to exaggerate damages when the time comes to make repairs from caution fee.
