Advice: Don't buy any land without documents (survey or deeds) Don't buy family (Omonile) land without demanding to see the "Head" of the family. After all these!, if you are convinced to purchase, quickly cause development on the land (fencing - even dwarf fencing can suffice.) Generally, avoid OMONILE LAND it might cause you premium tears. ~I am an Estate Surveyor |

The images shown and the caption do not match the installation of solar panels on the roofing. The op should present an analysis of the percentage of fire outbreaks resulting from solar panel installation. Studies will reveal negligible. However, anybody intending to install solar systems in a building should employ safe, standard and professional procedures. Use a professional. A tenant can write an indemnity letter to the landlord; to repair or replace damages resulting from such installation. Finally, landlords!! Insure your buildings. They are investments. |

Why are some caregivers careless? You are supposed to be a "professional caregiver", but due to "greed" and "carelessness", acts cause grievous wounds to a baby. What's worse, is that it's the baby's first day in the Day Care Center. The facility needs to be closed down. |

FHA cracks down on unauthorised buildings in Lagos, Abuja The Federal Housing Authority has announced plans to address unauthorised buildings and irregular property developments in Lagos State and the Federal Capital Territory as part of a crackdown on violations of its building regulations. The move, aimed at enforcing compliance, will affect several estates in both regions. In a press release issued on Thursday, the FHA disclosed that it would begin regularising property documents for allottees who had built structures without proper approval or deviated from the original plans. “The exercise is to afford allottees in FHA estates in these zones who built without approval, carried out development outside the granted approval, engaged in unapproved land annexation, alteration of prototype houses, deviation from approved building plans, unapproved mergers, and subdivisions, the opportunity to regularise their property documents,” the statement read. Among the affected estates in Lagos are Festac Town, Gowon Estate, Isheri Olofin 1 and 2, Satellite 2 Navy Town, and several others in the Egan and Esuti areas. Similarly, in Abuja, the estates under scrutiny include Gwarinpa, Lugbe, Kubwa, Maitama, Asokoro, Karu, and Apo/Guzape. FHA has urged affected individuals to visit its designated offices to regularise their property documents. “The affected persons in Lagos are to visit the office of the Zonal Manager, FHA South West Zone, 211 Road, Festac Town Lagos, while those in Abuja are to visit the office of the Executive Director, Estate Services at the Head Office, 26 Julius Nyerere Crescent, Asokoro, Abuja,” the release further emphasised. The FHA also warned that enforcement measures would begin after the expiration of notices issued via radio announcements, signalling its intent to take action against non-compliant property owners. Is there a difference between Deed of Conveyance and Deed of Assignment? Often, people use the words; Deed of Conveyance and Deed of Assignment interchangeably. But is this right? The two are legal documents that are used in relation to the possession or transfer of properties. A Deed of Conveyance is a legally binding document that transfers the ownership of real property from one party usually the seller or grantor to another party i.e the buyer or grantee while a Deed of Assignment is a contract or an agreement between the seller of a piece of land and the buyer showing details and evidence that all title, rights and interest of ownership of the land has been transferred to the buyer. In legal terms, a Deed of Assignment is an agreement where an assignor declares a promise that from the assignment date or any date stated within the contract, the assignor allocates the entirety of its stake in that land or property to the assignee. Why collect a receipt after a purchase? All these documents, likewise the deed of assignment for land, are all important because they serve as legal proof. A deed of assignment is one of the very important land documents to acquire if ownership of land is to be authentic. The significant difference is that a deed of Conveyance can transfer the legal title of the property’s ownership from one individual to another in the form of a mortgage, gift or other real estate transactions while a deed of assignment is primarily based on transferring ownership through sales from one person to another. A Deed of assignment is a legal document which serves as proof that the property purchased will be transferred to the buyer on a defined date by the rightful owner. The deed of assignment for land has to be recorded in the land registry to show legal proof and to bring to the notice of everyone that the property has been transferred from the seller to the buyer. A Deed of Conveyance is a legal requirement to establish ownership transfer of real property; it must be executed in writing, signed by both parties, and properly stamped to be legally valid and should contain a clear and accurate description of the property being transferred, including its size, location, boundaries, and any distinguishing features. https://tribuneonlineng.com/is-there-a-difference-between-deed-of-conveyance-and-deed-of-assignment/ |
