I just came back home this evening and I noticed a tenant in our street is removing the tiles in his store, he's been packing out some of his things from the shop for the past one week.

One thing about removing tiles is that you will end up damaging the floor. So why not leave the tiles and pack out? I doubt if he will plaster the floor cos I know the toxic relationship between him and the landlord.

Notwithstanding that this Notice May be "defective" (based on technicalities) the best bet is to prepare to move out.

If you challenge the notice in the rent tribunal, you'll only have reprieve for some time. Eventually you will vacate.

Just find a way to plead for adequate time to vacate and give up possession.
