You're absolutely wrong, December 25, 2021 to December 25, 2022 makes a year and not the other way round. That's how i pay my rent.
You're calculation is based on Islamic calendar

[My brother its not just the months but the number of days.........is September 16 to August 31 exactly a year in terms of number of days]
