smithsammy: Prime real estate means a very very very good location that will make a buyer not want to miss the opportunity to buy it and also make them take the risk of making advance payment to you. When they make the advance payment, then you can do the needful, they complete the payment when you have finished what you need to do |

Well in practice, there is very little trust in the real estate business and to tell someone to pay first then you'll do the needful....well bottom line its very doable. First you need to get the consent of everyone who has a stake in this cos they are the ones who'll share the money. Be transparent o. Cos if you with hold any info, one person can scatter the whole deal. Get a lawyer to advise you on laws regarding exhuming a dead body and property laws. woledouble: Oh OK. I understand now, its a sponsorship deal. Land for survey. The title of a piece land is simply proof of ownership. Well land deals are more relaxed in Ogun than Lagos and I heard that a surveyor registered survey is considered enough for land deals to fly. Let me tell you the implication, it means that in the land registry, the land will still be in the name of the family ( I am assuming that the surveyor has done his due diligence) and can be fraudulently resold to another person. But that's just rules & regulations that DOES NOT mean that the people you are buying from are thieves o. Just they have not perfected their papers. But responsibility for checking genuiness of the deal is squarely on your shoulders |

lighthousearc: First, congrats on getting a genuine land. Now if you are surely sure, when you purchase your land, you for starters you should get a contract of sale and a deed of assignment. These documents mean that the land has been sold to you, and any title to the land has been assigned to you (I don't know what title the previous owner had). A lawyer should guide you through .This deed transfers all the pervious owners rights to you. As soon as you do that, go back to the abuja land registry/AGIS quickly and begin the process of registering the land in your name (find someone to show the step by step until its complete) The earlier, the better and will definitely help secure your land and prevent sales to multiple buyers. Trust is a scarce commodity in Nigeria, moreso in the real estate industry. How do we win peoples trust. Look at the way some idiots sold the lagoon...how on earth did that happen? Ah ah didn't the buyer have ANY trustworthy person? I am sure every real estate agent reading the amount that was paid to those scammers just put their hands on their head, mouth agape. Lol myself included. I was like WHY?! Could they not have located DPKAY HOMES AND PROPERTY LIMITED? I thought of the mind boggling commission I would have gotten and I just at the waste. Lol |

It involves calculation. Think of your product and who you think would need it. For example, it is more likely that a middle aged man will be thinking investment, family , home ownership..rather than say a twenty year old man. Where do you find middle aged men?, in offices, investment groups on fb, go there, join groups. Then speak about your product..speak some more if you are sound, believe me it won't take long before people begin to ask you for investment tips. It involves investment of your time and effort but believe me, if you are diligent about it, you WILL reap the benefits. Its not overnight, but keep at it. And I ALWAYS advise intending agents to have more than one source of income. |

db15: I still advise proceed with caution. Better still involve a lawyer. Omonile lawyer that started this thread is a good start. But as an estate person, my advice is this: document all your communication. Send an offer letter to those who want to sell you the property. That letter must state details of the transaction like property location. State of the title, any commissions, percentages, sharing formulas make sure its stated in black and white.. Let them also reply you with letters o. These are your evidences in case you have to go to court for any reason. Make sure your communication is written as much as possible. Don't say its my friend/uncle/ brother. Do the needful. Like I always say I am just a humble marketer...see your lawyer for legal advicr 2 Likes |

gistwivkome: Question 1 have you finished the payment? I manage a branch of DPKAY HOMES AND PROPERTY LIMITED. my branch is at the trade fair complex in case you want to see me face to face. But I digress, what I suspect here is that you were not given the full/true picture when the person sold you the land. Whatever the purpose you buy the land for, it is not compulsory that adron should sell the land for you. You can sell the land by yourself..when you get a buyer all you need to do is take your buyer to adron, submit any copies of your land titles, then adron should do a new deed of assignment for the new buyer. This is as simple as I can make it. Given that I don't want to type for a long time. Go back to adron and ask what is their procedure for transfer of ownership. That will guide you. You will still pay to have new title documents drawn up for the new owner. That is if you sell by yourself. Adron could sell for you, u don't have to stress to look for buyer but you will have to take a hit on the price. Lose some percentage to pay for their help and office logistics. I hope this is clear enough. You will not totally lose out sha. Remember my first question have you finished paying for the Land? |
