Properties / Where do u need a land ??State your budget let our professionals advice u by Emmas016(m): 3:53am On Oct 15, 2017
*Good morning investors. I am Emmanuel Emeka, a real estate consultant*‍

Basically, my job ‍⚖is to bring genuine properties⛪ from developing areas to my clients to yield high return on investment within few years.

This is my advise to you on why you should consider investing in Ibeju Lekki properties right now.

The Ibeju-Lekki axis you're seeing is the same location where the Lagos state government site the largest Free Trade Zone in West Africa - called the *Lekki Free Trade(FTZ) Zone*.

This Free Trade Zone will open up this axis and will surely surparse the development seen in Lekki Phase 1 of today.

The FTZ is the idea of the state government, and partners 4 big Chinese consortiums and ever since work has not stopped on the site to bring it into actualization.

Now, less than 2 minutes drive from the Free Trade Zone is where the richest man in Africa is constructing his *Refinery and Fertilizer Plants*.

The Dangote Refinery is going to be the largest private refinery in Africa come 2019, *producing 650,000bpd*. Beside it is the Fertilizer Plant.

Dangote is going to generate his own electricity, which he can not consume all. So he is going to push it to neighbouring towns and countries interested.

The same road where Lekki Free Trade Zone and Dangote Refinery are sited, is the same road most of our estates are located - about 5 to 15 minutes drive apart.

The Dangote Refinery is expected to start partial operation in first quarter of 2018.

In few years to come, once all the mega projects materialize, this axis of Ibeju-Lekki will shoot up commercially and industrially.

*Value of properties in this axis will multiply* and early grabbers will benefit highly from the development in few years time.

Also happening in this axis include the new *Lekki International Airport*, *Deep Seaport* - largest in West Africa, *Dangote Jetty*, *Smart City Lagos*, ongoing construction of an *alternative road* linking the FTZ to Lekki-Epe Expressway and dualization of the *Coastal Road into 8 lanes*.

Other companies already operating in the axis are Power Oil (owner of Indomie), Goodwill Technologies Nigeria, several private gated estates, etc. And *Shoprite Ibeju-Lekki* is already positioning itself as we speak.

And this axis we are talking about is just 50 minutes drive from Ajah bus stop.

And this is the future go-to area of Lagos as it is already termed 'THE NEW LAGOS' and the *Dubai of Africa*.

Even companies are now positioning themselves in the axis waiting for 2 to 3 years for the axis to shoot up.

Sir/Ma, as a real estate consultant, I will advise you position yourself in this axis as early as possible because landed properties are still very cheap here.

And the most interesting part is... it *appreciates faster than anywhere else* in the country.

An example is Westwood Park that was sold for N8.4m in March. As I write, this estate is going for N12m. That is over 3m profit within 3 months.

I took a client to that axis few months back, he was lamenting how he missed the opportunity of investing just 50k in Maroko (now Lekki) back in the 90s. And promised to never let this opportunity (investment in Ibeju-Lekki) pass him by.

*"The place is far"* - this was the same thing many people said during the transformation of the old Maroko into the present day Lekki. As I write this, the minimum price of land in Lekki of today is N100m. Imagine buying a plot of land during this transformation in Maroko back in the late 90s for just N50,000 and selling it for N120m today.

This is what is going to happen in Ibeju-Lekki in few years to come.

My best advise Sir/Ma, - buy as many plots as you can and keep because we *buy real estate and wait, we don't wait to buy real estate*.

Thank you.

As you read every word of this article, you will discover the fastest land appreciation area in Lagos, which less than 0.05% of the Nigerian population are aware of. Interestingly it still sells for a whole lot less…

More than 95% of Nigerians are totally unaware of the massive wealth creation and asset appreciation opportunity I’m about to reveal to you.

Well, Africa’s Richest Man is aware and has positioned himself and his business. The Lagos state government is aware and has followed suit. Even the united states government is aware and has joined the trained.

But here is what’s interesting, A few hundred (maybe thousands) of smart men and women like you are also joining the train

What train you may ask?

It is real estate investing in the fastest developing area in the African continent which shockingly still sells for less… At Ibeju Lekki!

Before you come to any conclusions, please keep an open mind let me share with you some data – these are not my opinions, these are real facts that can be confirmed from reliable sources

Every smart investor knows that one of the secrets of the most successful Real Estate Investors is that they buy land on the fringe of development at an incredibly low price and exercise a little patience for capital appreciation as a reason of the development. Well this is not different.

Ibeju Lekki is housing some of Nigeria and even Africa’s choice developmental projects such as the

Lekki Free Trade Zone (LFTZ)* a $25 billion project with presence of over 64 global companies
2. Dangote Refinery (Biggest in Africa & 6th in the world)* a $14 billion project to be operational in 2019

5. Dangote Fertilizer Company*
6. Lekki Deep Sea Port* a $1.65 billion project (Deepest Seaport in Sub-Saharan Africa)

8. Newly opened Novare Shopping mall* (Shoprite) is Lagos’ largest shopping mall
9. Lakowe Lakes Golf Course*

13. Eleganza Industrial City*

15. Pan Atlantic University* (Permanent site of Lagos Business School)
16. St Augustine University* (First Catholic University in West Africa)
17. Insignia (Makers of Power oil and Indomie Noodles)
18. La Campagne Tropicana Beach Resort
19. Eleko Beach
20. Others include many lovely Hotels, Hospitals, Schools, Housing Estates, Factories, Banks, Shopping Complexes, Mobile Police Unit Baracks etc

New Computer Village and many more… Most of which are set to launch by 2019. And when this happens, the value of real estate properties at Ibeju Lekki will go through the roof… It will be like the Gold Rush

You should seriously be considering buying as a few plots of land there at the minimum, because like I said; it still surprisingly sells for less, and I would be glad to recommend a few to you, but more on this later.

THE DANGOTE PROJECTS

Africa’s richest man Aliko Dangote is setting up the Dangote Refinery at Ibeju Lekki. It is the largest industrial complex in Africa. The project is slated to cost $14 billion (N2.8 trillion) of which Dangote is contributing $7 billion in equity. Over $4 billion worth of equipment currently sits on the site.

It is the largest single train refinery project on the planet. During construction, the project will employ over 25,000 Nigerians. On completion, the refinery will have the capacity to refine 650,000 barrels of crude oil per day.

When this project comes online, Nigeria will save a minimum of $10 billion a year on imports. Dangote said when this project becomes fully operational; Femi Otedola will save at least N26 per litre on millions of litres of diesel and petrol which his companies import annually. This savings will be passed on to the consumers and it will take a lot of pressure off the banks

The plant has an export value of $6 billion per annum, meaning Dangote’s efforts will increase the amount of foreign exchange in Nigeria’s foreign reserves by at least 40% of current value on a yearly basis

This project will restore the dignity of Nigeria, a crude producing country that has for years gone abroad to meet its demand for refined products

The United States Trade and Development Agency believes so much in the success of this project that they’re supporting it with $997 million – that’s a billion dollars!

DANGOTE FERTILIZER PLANT is another project by the Dangote group at Ibeju Lekki. It is a 4 minutes drive from Dangote Refinery. The refinery and fertilizer projects of Dangote Industries Limited are expected to become operational in the first quarter of 2019 and are estimated to create a minimum of 235,000 new jobs, both directly and indirectly.

Imagine how the value of your Ibeju Lekki property will skyrocket when this project launches.

Another Massive investment at Ibeju Lekki is the Lekki Free Trade Zone – The first Smart City in Nigeria. It is geographically located in Ibeju Lekki. And already over N100 billion has been invested in this project.

The Master plan of the Lekki Free Trade Zone area is designed to be built as a satellite city in Lagos for eco-city for residents, dynamic commerce and trade and modern industrial business.

The Free Trade Zone is being developed as a multi-product and logistics hub for the entire West African Region. Strategically located 60km east of Lagos, the zone is well connected by road, sea and by air.

When fully developed, it will spread over an area of 805 hectares and will house a number of petroleum and petrochemical complexes, aggro-commodity and other manufacturing industries.

Opposite the Free Trade Zone is the Lekki Deep Seaport. The Deep Seaport is designed to handle about 6 million Twenty-foot Equivalent Units (TEUs) of containers.

The deep seaport is proposed to be in full operation in 2019 and it is estimated to create 169,000 jobs directly and indirectly.

The La Campagne Tropicana Beach Resort is another landmark on the Lekki Free Trade Zone axis. The Beach Resort is about 15km drives from the Dangote fertilizer plant.

When completed and operational, The Dangote Refinery, Dangote Fertilizer Plant, Lekki Deep Seaport and Lekki Free Trade Zone is estimate to create almost half a million jobs directly and indirectly. Now imagine owning some valuable real estate properties in such a location.

And guess what. These projects are expected to become operational by 2019. Your capital would appreciate to an unbelievable proportion when this happens. Smart investors have started acquiring landed properties in anticipation for the capital appreciation that would soon hit Ibeju Lekki.

It’s a wonderful idea if you want to build your dream home at Ibeju Lekki, or for the sake of establishing your business or company.

And here’s something you should take note of… It’s not compulsory you live there; you can buy as many plots as you can afford and then wait. Land in this axis appreciates faster than anywhere in the country.

Already, lands been sold at Ibeju Lekki for N1.5 million last year, now sell for N2,5 million. Talk more of when this massive development starts.

If a business mogul like Dangote can spend $100 million on the lands (in Ibeju-Lekki) where the $14 billion project will be standing on, then anybody with even a few million naira should be thinking of doing the same.

If you understand the impact of these economic indicators, then you know that you need to “Strike While The Iron Is Hot” – Now!

And that’s where I come in; I help real estate investors make smart decisions about the best real estate properties that are within their budget that gives them the highest return.

Majority of our properties are located along the free trade zone or a few minutes away from the Refinery with very reasonable prices, and very high capital appreciation potential.

All the lands are free from government acquisitions and land grabbers, with the complete and appropriate documents, which can be duly verified from the state government directorate of land services, Alausa. It’s a no lose proposition for you. Expect a high ROI in the shortest period of time.

Buying Property

Investigation is essential thing as it can disclose a lot of problems and secrets behind a land or other property for sale. Here are just a few examples:

It reveals hidden costs or unpaid fees like accumulated land use charge, tax and so on.
It allows to get trusted info about actual size and topography of the land in question.
It helps verify the real owner of the property. You do not want to give your money to someone who has nothing to do with property you are buying, right?
It reveals the exact location of the property and the neighbourhood it is located (current one and future one), the social amenities surrounding it and potential problems which can appear in near future. For example reveals the possibility of acquiring land close to or under powerline route, oil or gas pipeline route, filling station, gas station.
How to Do a Due Diligence (Investigation) for a Land in Nigeria
You need follow 5 basic steps:

1. CHECK CAREFULLY OWNER’S DOCUMENTS
To be more specific, you need to request from seller following documents (or good quality photo copies of documents):
– Certificate of Occupancy (C of O)
– Power of Attorney (if you are buying not from the owner)
– Tax Clearance Certificate
– Survey Plan
– Deed of Assignment. A deed of conveyance or assignment traces the history of how the property or land has reached the present owner till date.

Buy properties from trusted sellers only!>>

It is very important that you have a good property lawyer before embarking on land/property purchase. Reason being that your lawyer is the one who ensures that you don’t run into legal trouble with land/property documents after purchase. It’s your lawyer’s job to verify the authenticity of any title document backing the land/property.

2. INVESTIGATE TAXES AND OTHER FEES
Check for the payment of land use charge by the owner on the land. Any land with C of O attracts this charge on an annual basis. If the owner refused to pay this charge it will accumulate and would be inherited by the buyer. You might want to check this out before making payment. Finally find out any other charge or fee on the land. Only when having full info you can decide how to proceed.

3. MAKE A PHYSICAL INSPECTION
After verifying the authenticity of the documents request to be taken to the location of the land or any other property – house, apartment etc.. Confirm the size and condition of the property to find out if it is the same with what is in the documents. Also pay attention to following things:
– Filling station: be sure your neighbor is not a filling station or someone who wants to build a filling station after purchase.
– Proximity to the highway: There is government regulation as to the distance from the road to properties. Confirm to discover these because sometimes in the future road enlargement could mess up your property.
– Power-line route: Check the distance between the land and power-line route because there are specific guidelines as to the how close a property should be to power-lines. Apart from regulations it is dangerous to build under a power line route.
– Oil and gas route: Check the proximity of the land to an oil and gas pipeline so as not to contravene the law against closeness to one of these.
– Waterways: ensure the land is not located on or dangerously close to a waterway or major drainage because of governmental regulation and flooding.
– Infrastructure and other advantages listed by seller – condition of the roads, neighbours etc.

4. VALUE ASSESSMENT AND INVESTIGATION
Assess the land further to discover its price in relation to others in the surrounding. Ask the owner of a similar land near you to discover if it is within the same price range or outrageously above. In real estate location of a property or land is a determining factor in the price. For example the value of a land in Lekki is different from value of the same size of land in Ikorodu. It is common place for lands in the same zone/neighbourhood to be on the same price range. Furthermore, inquire about the supposed owner of the land from neighbours in that area to be sure they own the property.

5. ZONING / LAND USE CONTROL
Confirm that the land is not located in an area assigned to be used as business district or industrial estate if your intention is a residential building. If you contravene this law your property is doomed for demolition.

2. Dangote Refinery (Biggest in Africa & 6th in the world)* a $14 billion project to be operational in 2019
3. Dangote Petrochemical company*
4. Dangote Gas Pipeline Company*
5. Dangote Fertilizer Company*
6. Lekki Deep Sea Port* a $1.65 billion project (Deepest Seaport in Sub-Saharan Africa)
7. Lagos Smart City (modelled after the Smart City Dubai)* the first Smart City in Africa
8. Newly opened Novare Shopping mall* (Shoprite) is Lagos’ largest shopping mall
9. Lakowe Lakes Golf Course*
10. The New Eko Tourist Beach Resort*
11. The 4th Mainland Bridge
12. Multi-billion naira *Lekki-Epe International Airport*
13. Eleganza Industrial City*
14. Coscharis Motors Ltd*

Investment / Investment In Lekki Free Trade Zone, Why we recommend owning a plot @ #900k by Emmas016(m): 9:03pm On Aug 25, 2017
Why we tell u to invest your money in lagos free Trade zones

Do u know the recent changes coming up in Nigeria in lagos state ?

When last did u visit Apapa woff ? If u have visited u will agree with me that is congested when last u visited

1. *One of the reasons why u should have a land in lagos lekki free zone is because the Nigerian government have decided to decongest Apapa woff into three categories*

A. Where duty item will be cleared
B. Confectionaries will be cleared
C. Where cars will be cleared

*lagos lekki free zone is about saving our pressure in dollar due to the economy of Nigeria , As i speak 50 companies have decided to take partnership with lagos lekki free zone ,examples are Samsung Company who have paid 2billion to take there stand in lekki free zone ,Misibitchi ,Mtn , Information technology and a lot of business mogul.*

2 *The second Impact is the building of the largest refinery in the world by Aliko Dangote and u can google this or follow the link below to verify that dangote is building the largest refinery in the world with the combination of 7 presidents and this president are to recruit about 20,000 experts and the refinery will fetch more 80,000 direct jobs and more than 7million indirect jobs will spring up, The reason why we tell u to invest in lagos lekki free zone is because there will be no provision for Houses, Hotels, Hospitals*
.
3 *The third impact is in foreign exchange ,People will no longer travel to Abroad , They will mount pressure on CBN for Dollar ,because the company is in Nigeria people will go to lekki free zone to shop and go back to their state and resell, and this guys need a Hotel to stay and sleep because they cant finish buying in a day and return just like going to Dubia, About 5O companies to visit Nigeria in other to shop Because of the free trade zone created*

4. *The fourth impact , The fertilizer company has been a shortage in Nigeria because of exportation , The best in Africa will be test run in march ,by end of September it will start officially ,People will come from all varse of life to come and buy @ Lagos lekki free zone , Moreoso the indomie factory ,salt and all corporate buildings of dangote will be located there making people look for a source of living*

5. *The fifth impact ,The fourth mainland bridge has been awarded to ikorodu down from Dangote refinery ,Ekpe is being opened up, Shoprite is springing up, The second airport is coming up, Then opposite the refinery is a sea shore being built where they will be transporting oil through the coast . Again the opening up of market to local indigenous markets in accordance to lekki free duty on export in other to realize foreign exchange,
What we are telling people is not to invest in lagos state, But it is more like investing in Nigeria , Because this will be a country on its own*

*Land location* `A dry ground situated along Dangote refinery , power oil factory ,lekki free trade zone ,lagos seaport ,5mins after la campagne Tropicana resort and many gated estate .

*Maonhomes Office Address* 4 kenneth odidika close,Ologolo opposite Agungi bus stop ,lekki lagos, email us on
*info@maonhomes.com*
*DO NOT BE LEFT OUT
SO YOUR CHILDREN WILL NOT ASK U WHERE WERE U WHEN THIS OPPORTUNITIES CAME AROUND*

*CALL 08106262283 0R 08176207888*
