He has given you a good account of the project judging from the fact that u did not add cost of setout,tie lines and pegs, digging and blinding separately.
For miscellaneous,you can keep an extra 50k eg water,clearing etc u know,  all his 2k, 1k, 5k stuffs.Don't release this money to them until u are asked and am sure u will be asked.
Squeeze them and be sure they really need it before u release it,people are wicked when it comes to money and women.Best of luck in your quest to become a landlord, however small.

Hello tofasquare,
I completed a 3 bedroom foundation in Nigeria weeks ago. The soil was very solid and the building plan was very simple and without a German floor.
Each bedroom have separate toilet, the living and dining rooms are very sizable and a detached 2 rooms kitchen.
The cost was around 1.5 mil Naira. For your information, I am a builder.

Depending on the soil qualities, and the type of structure you want to put-up.
If you have a good soil, less complicated building plan, 1.5 to 2.5mil Naira should take care of a good quality foundation and brick work to roofing level

It is a very good idea to build in Nigeria, Like someone adviced you not to look at the total cost of the project before embarking on, it may sound unwise but looking at the constant changes in the price of building materials and cost of labor.
I am a builder, I will need more details fro you to give you list of materials, cost af material and labor.
The type of soil, the stage of development and the area of your land will affect the type of foundation and the cost of building the foundation.
I came back to the States days ago from Nigeria, one of the residentail building project I am handling, the estimate for the foundation and brick work for a 3 bedroom bungalow was (N1,372,100 / 150 = $9 147) for material and labor. I can explain more if you want.
