Yes, only the foundation will have concrete. The rest would be various sizes in wood or steel studs. Obviously you are not going to pour a 2nd story concrete slab on top of wood pillars.

Well, I got my plan from Florida and demanded my architect put it on paper as it appears but he refused. I asked him why, he told me the plan is not compatible with Nigerian way of drawing. He told me it won't be approved because my kitchen would have been too open and likely to kill an asthmatic patient if I fry something in the kitchen and got burnt. Secondly, he told me my plan called for treated wood beam and no one would have approved my plan with a wood beam. Third, it won't be approved based on the sun-roof design. Fourth, it won't be approved because two of the five bathrooms have no window. The list of why my plan won't be approved is a lot.

Thank you my brother. That guy is just looking for Diaspora Nigerians that he rip off. That's why they back each other up here and drop outrageous quotations with the hope that someone will drop millions for them to construct a house. I am a Diaspora Nigerian too, but I come home regularly. And I know what's going on. Dem never born builder in Nigeria wey no go chop his client. The issue is how greedy are you and how much do you wan't to chop?
Can you show me where I solicited for work from you? Who is trying to rip you off? Me? Stop looking back when no one is chasing you. It is non of my business if you decide to spend 30,000 naira to do your decking. I don't need any work from you. I only gave you my take base on experience I have gathered. I have seen cost of decking here more than forty times and non is less than 2.5m naira.

By the way, the person you are praising didn't use same materials you intend to use.

It actually will get approve in Ibadan. Well, theoretically.

I bought my plots from a Director at Ministry of Land. I showed the plans for a 2 story plan to him and a Senior Town Planning official that was visiting in his office. The consensus is that they'll need a Nigerian structural engineer to do the calculations and stamp it. He actually gave me the contact of an architect in Ibadan that has done similar. When I contacted her, she wanted N250,000 shocked shocked

That was the end of that grin
Approval with details saying on the plan that when you get to deck level you are going to use wood for beam and wood for decking??

One of the reason that I didn't build a two story is exactly that. The normal tendency to just do the same old same old elevated slab thingie. I wasn't going to direct calculated resources at that.
Your house won't get approval if you try to do it the way we normally do things here.

The sole reason I didn't build house with upper-deck was same as yours. I just don't see myself living in a house with such heavy deck. Some people told me I was running from cost of decking and I told them I spent more on my roofing than it would have cost if I did concrete decking.

You will have to work out the exact quantity required for a light, but strong upper deck before quoting prices.

3.2 million naira ! shocked Any builder that charges that much is either a thief or he is simply incompetent. Nigerian builders are fond of overloading a building. The building in question is fortified with extra columns. All I need is a surface that will serve as upper floor. The British used to build 3 story houses with wooden upper floors. There is absolutely no need to load an upper floor decking with steel rods.

It could be done with that amount. I just seek a builder with the same vision as me. You guys should learn to think outside the box. Avoid building collapse through unnecessary overloading.
You are looking at

Iron rods in the region of 650-700k alone.
Wood 300-350k
Granite 350k
Cement 500k
Sharp sand 150k
Piping (M&E) 400k
Water 40k
Mixer 20k

Workmanship 550k at least

Totaling about 3M naira+

That is the least you can get for a decking of 5 bedroom duplex. A 5 bedroom duplex in size is between 250 sq. mt - 400 sq. mt.

It's possible! Just buy hardwood, construct the floor and you have a decking.

The poster didn't say anything about type of decking. Whether it is RCC, Steel floor or Wooding Decking.

I don't really like this 3M for the fact that it cracks easily. I will continue to talk to the guy in Finland.

Hammerglass doesn't cost much at $13,000+ but the shipping quote of $6,000 from Finland to Lagos and clearing cost is what is giving me a pause. I just want to avoid using burglary proof.

The rep here (in naija) is kinda lazy and not sharp but if you don't mind, I can forward you his details. I just believe you'll do better speaking directly with the guys abroad.
I spoke to the guy in Finland and he sent me a quote for my windows and doors as specified in my plan. The quote was $16,000+ and shipping to Nigeria for about $6,000.

I spoke to the lady in Lagos too but she sent me to another guy in Ghana. When I called Ghana, they never picked up calls there.

Why should I try something I know has zero chance of working in a particular society? I am not stu.pid to go into such task. A system that works in the U.S not necessarily going to work in Nigeria.
