Hmmm... This is serious. I dont normally involve in arguments, talks, chats or serious conversations. Bosun does jobs for me and he hasn't erred me. There hasn't been any issue that he didn't make ckear. Bro, I know he caused you hurt but you really sound bitter and from this thread, all you have been yelling on every page is bosun, criminal. I am looking for a competent developer to handle a massive detach and I can't think of any other than Bosun. I stand to be corrected though. Thanks sir, let peace reign. Hmm# merry Christmas in adv# lawyer, properly look into it. iwas with bisun yesterday and there were various errors published by press. please find out peoperly. i still trust him with my projects. from my observations, it seems the people he has had issues with before aree doinf this to take business and jobs from him. just a concerned nler |
@Shamshurana: thanks. I get you. But is it fair what they said that they can't replace what the sold to me, a fake?. No refunds? Common! So because my post doesn't contain snakes, its irrelevant to be in front page. Should I say, I bought perfume from jumia with a venomous snake inside pack, would that work? Would that make it fp worthy? |
@Bigtt76: seriously, i have no doubt about that! see levels! So Jumia is selling scrap for double its amount, that is unfair. imagine howmuch they making selling this fake products |
Hello fellow forum members, hope you all doing great and having a great and relaxed public holiday, Well i was until i got a call from a representative of Jumia who gave me a very annoying response from a product i purchased from them on the 3rd of May 2016. I have been trying to get to them for weeks even before i wanted to come online because i am not looking for attention one bit. I bought from them a CK Euphoria intense from Jumia and would have given this as a gift for someone but decided to use instead and give something else. The euphoria i thought could be used as a knock about perfume because for now, it would be the cheapest fragance i have and i felt its better getting it and using it more often that the others. Why am i saying this, I would'nt have said anything else but for the other people and victims out there who would have purchased this same products but not know how to get across the management of Jumia. How can you buy a perfume and you are expected to open the perfume to check the product and see if its original? So if i have it as a gift for some very special person, does it mean i have to open it and check first? I mean, they should have made mention of this on their site or something, Like:: Please Open All Sealed Product To Ensure Its Original. I have tried maintaining my cool but am rancorous at their response. The representative called to tell me that they have a 7day policy on returning a parcel of such product. That they cant collect it back. That's terrible and rather shameful to the management. After they delayed me for weeks. Anyways, its just a lesson to any one venturing to purchase perfumes at Jumia or cosmetic products, Open the package very well before leaving their office and confirm what your purchasing is what your getting. They can package product like it comes from the company making it, only to see what your getting is a first class fake. I am glad i did not give this out as a present to a friend or some special colleague out there. I'd have been feeling cool with my self that i got a CK euphoria, with the knowledge that he/she must be enjoying it only for the person to be lamenting at what a fake present this is. Did he get it from an abokies perfume collection or what. SMH! Am sure the content is 70% water. The body spray, Malizias fragrance last longer on a clot than this. I have never seen any perfume like it. Or let me put it this way as a Smart collection perfume, lasts longer than this. My beloved brothers and sisters, 1 and a half hours or 30minutes is too much time for this perfume to last. Its just like purchasing an hour at a cyber cafe and its all gone. I used my other fragrance for a day and the where on the clothes for more than a week while this is about an hour or two an no single traces. @Jumia, I never want to come at you or have anything against you, but for the perfume, i just had to because the reception i got from your company wasn't welcoming to me and i deserved to be indemnified. i tweeted at you for days. @IamA*** Does anyone have his or her own experience with any of this perfume products at Jumia or am i right? To add, the perfume does not even spray well, its like someone try to force himself to take a piss, thats how it sprays, so annoying i almost feel like smashing the bottle every time. sighs! this is a one hour perfume, per hour spraying perfume. hiss MOD doesn't this post deserve front page?

All of you pray for me that I get this money. If I do, I'd send some reachrge card for appreciation of the help and advices. My lawyrs have sent him a message |
@egnmogaji: in as much as am been defensive, I still appreciate every response, no matter how they vary. I appreciate all and its good they stated such so to know how the story really went. I apprecuate Sir/ma |
In as much as I've loved the advice and very useful suggestion and tips, Some of you have still managed to just jumping into conPOOsion (conclusion incase your wondering) Some of you that said I didn't thoroughly do my job and just wanted my 5%, am thorough in my job, am not a hypocrite. Here's why you should ask questions: I told this dear client from day one to first and foremost do a search on the property, doing this would let the client confirm the full information and the produce details on the property as well as identifying the real Owner of the property. The estate main office request for 10k for facilitating this search and getting a full on report on the property and what follows is the status of the property. He(buyer) never agreed to this search until. *His reasons: I want to be sure the owner wouldn't sell the property because the owner didn't sign the exclusivity agreement which the owner said he would if only he(buyer) commits funds that he is serious to buy but (buyer) doid not, not even 500k that the owner complained buyer should. Anyways, back to it. Getting to the 2nd month a search was done and this was how we saw the outstanding on the property after the 2months of me telling him(buyer) and He'd be like, I don't want to commit yet until he is certain that the owner wouldn't sell the property. He said this because He(buyer) didn't fulfil the owners obligation to pay a commitment fee before he signs the exclusivity agreement which the buyer didn't oblige to. Just a refundable 500k to sign to remove property off the market. So please tell me, am I making sense? To me I have every right to get my money, should I just chicken out? Its my right, my money. He doesn't have to pay me at once. Can pay half and remaining within an agreed time frame. I'd be very fair on his terms as long as he pay me complete. Write and sign on it. Would this suffice? Ps: some of you said, am not a professional and others say am just trying for the money. Lol! Am just chilling because just last week this buyer was on his honeymoon as he just got married and I was here holding the forte for him. 3 and a half months. From august to now is a longtime. From one excuse to the other. 3weeks to 3months. *if I was desperate, I would have loaded on the property as they do or done some other thing in it. I wouldn't lie, when I noticed the excess charges I was like wow! If only he had heeded, he wouldn't be in this and most clients are guilty of this. They would be coming with fear to transactions and wouldn't know how to open up. They have the mentality that if am relaxed, they would cheat me or scam me. That fear of 419 agents. Its disgusting. Once a client is that way, there wouldn't be good and agreed communication. *some of you are making me talk* P.s: I really appreciate your messages. you are too much NLers. Some very helpful advices and motivation. In your time of need, God would send you help. Amen. |
Thanks bosses, I so appreciate. I've spoken to a proeprty lawyer who handles such and he said as long as I have agreement on written paper, I'd get all my money but ofcourse I'd have to tender for services rendered. |
Thank you kind sirs for you caring remarks, I indeed appreciate. I know he knows he is wrong and sent me a mail last night as I mentioned earlier. In the agreement he wants me to acknowledge the 700k on the agreement so he can pay me. I am not even signing to that because that would defeat my purpose of ever getting full fees. Am just trying to be careful and wise unless I make up my mind to go for 700k, but for now. Sighs. But I have his signature and acknowledgement on my agreement, am just wondering what it would cost to get to court and see help I need, would it ware me out? Would it take for ever? That Nigerian slothful fashion in approaches like this is what am pondering on |
Thank you much my good Sir, its really alarming, I haven't called him yet but will let him know what's at stake |
@jomogbomo, I'd send you a mail and we'd talk about your flat at agungi. @my helpful Nlers, I can't start recalling from scratch the names but I really appreciate, I just needed to stir myself on what to do. I'd get a senior lawyer to write him and afterwards see his response, I can move on from this if only he was sensible enough to discuss like a man on man talks and plead and not like act like your doing me favors, I know how many transactions I pay attention too and I did a lot for him, the little he can do is to be appreciative. I'd get a senior lawyer as my brother stated and he'd write him. I'd also try posting out the feedback. Thanks so much my good Sirs/Ma |
Thanks dear @debbybee and the rest useful NLers with assiting and comforting message. I thank God I signed an agreement before all this issues came up if not, what upper hand would I have. Some client think because your into real estate and property sales your not a graduant. I discussed with a lawyer colleague and he said since I got every agreement and acknowledgement that I don't have any worries. Please any and every NLer should never acknowledge word of mouth because story might and would always change. |
Am not here to write like am trying to win a spell bee competition. Just needed some brief advice from sensible people who have empathy and thus far I really can't go into much details to remember exactly how those long stressful months went. I really appreciate you all who said meaningful things to this my matter, you'd get help in time of your need in Jesus name. Amen. Someone said. Pray about it, others said sue him. This would suffice, gotten the advice I needed. To those rambling or are they called wailers? Don't worry help is on the way for you as well coz obviously you need it too because you can't even hep. Anyways, I'd get my money and enjoy my christmas, this has to be a relaxed christmas. Other transactions have been successful, but this must gimme my joy. Gbam# God bless |
I wish, buyer and seller are meant to pay 1.750m each but owner and myself had an agreement that due to the basis of negotiating to N35m for the house he wouldn't pay 5% (N1M750k)complete but I agreed now owner is telloing me his house excess charges is deducted from my fees because I didn't give him full info? I don't understand |
@kolokolbi: bless you bro for that candid advice. So inorder words I should be looking at paying 15-40% to a lawyer to serve him right? |
Hello my dear nairaland family world wide. Thank God for bringing us this far in 2015 and HE will take us far Higher. AMEN. To whom it may concern: *Straight to the point* What would you do if you were in a situation were you had a client who so needed a house for sale after searching for quite sometime, he got nothing. *not mentioning any names* Realtor or no Realtor pls help me. This supposed buyer need a 4bedroom semi detach house with 1room bq and had 35m for the house in an estate around chevron that's the area we could try searching for a terrace not duplex for that amount, at that amount but we couldn't secure it. I recalled my client wanted to sell his house off so he could commence other projects. It was almost impossible if not after a week of constant calls and friendly discussions, the owner agreed. The privately developed house was been sold in lekky county estate, valued at 45m and after much he heeded after days of constant discussion on why he should sell at N35m. Earlier, the buyer was happy and said ahh! Bro if you could secure and convince the owner to sell at N35m, I'd give you an additional 100k asides the 5percent. I didn't care about the promised additional 100k but my 5% commission which we already had undertook an agreement for effect of agency fee after House documents has been transferred. This was in August 2015, Now his finance wasn't even transfer or direct but a supposed bank finance that was to take 3weeks, I had to convince the owner that buyer is a serious man. Meanwhile the owner was in the UK, doing distant convincing was another ball game entirely. This has been a very annoying, stressful transaction that has really weighed and stressed me out for months, but I no shout. I can do all things through christ who strengthens me. I had to be convincing the owner in the Uk that this man his serious and wants to buy, we were yet to hear from him since 2weeks after his offer for N35m was accepted. He said he was waiting for the bank to contact him with the ready funds, that they have opened the facility for him to buy the house that they would send their valuer to come and inspect the house. Now the story had changed after some of his bankers inspected and said a valuer would come for inspection. It was now a mortgage company handling the transaction. This now had turned to one month, owner was pissed that his giving this offer cheap and yet all this back and forth. I was just in the middle of the tragic drama. The Buyer now sent a letter of exclusivity that the owner should remove the property off the market so he'd be convinced that he'd be convinced that as he has paid the bank to facilitate the transaction to buy the house and doesn't want the money to hang that he'd lost it because it wdnt be refundable if the sells the house. The period that was to last was for another 2weeks. I adviced him to drop money to commit some funds to owner so he'd believe he is serious, he told me he doesn't have that bank is financing I should just be talking to the owner and convincing on his behalf. The owner was unhappy with me because he had been stressed with documents here and there yet no head and no tale and no commitment from buyer after 2months, He trusted my judgement and believed I knew what I was doing, how can in the 3rd month your buyer hasn't come through, even to commonly drop 500k to commit he can't. Before buyer put pen to paper was something else. I still cajoled and professionally lead the owner on to know he is very interested. I had met the mortgage bankers and I inquire from them and they say *we are on it* they had been on it for months. Even going to the head office to get documents which wasn't my business, as owner accepted 35m that's were my business crosses. Basically, i was in the heat for 3 and a half months but didn't complain but I have to. Fast forward to yesterday : 10/11/2015 they exchanged documentation and the house key and buyer is saying the light connection, house transfer documents cost him like additional N4m and an Outstanding management fees on the house from year 2013- year 2015 and he paid that yesterday. After handed documents I asked for my cheque because in the morning he told me that he'd sign Me a cheque because exchange, I asked for my change. He said change of plans that he used that money to pay for those fees and till tomorrow(today 12/11/2015) he call me for my cheque. Last night(11.11.15) the buyer mailed a new agreement and said the old agreement is cancelled because I told him only after the transaction had started that there were extra charges. That he'd pay 700k and that's after convictions. Am a family man and have my own responsibilities, 3months took a lot. I still have my agreement dated on 24/08/2015 that he acknowledged paying me 5% commission as soon as transfer of document has occurred. My Brothers and sisters, if you were in my shoes and someone is ripping you off from your hard, stressed earned funds. At the end of year you were expecting to get of N1.750m but surprisingly tellong you he will give 700k, he actually said 600k before. what would you do if you were faced with this? Seriously need your opinions. Please, what would you do if this was on you? Please help push to frontpage. Moderator, lalasticla if you are there, assist a brother! |
Owner is not even paying 5% and that we agreed because he really came down on that price of the house. I really appreciate responses. Thinking what I went through those long dark months and the buyers none chalant attitude is really annoying and I just feel to state all this here because its better to think before acting. All this wicked clients. What should I do, Mr lawyers, Barr. Sirs |

At the end of year you were expecting to get of N1.750m but surprisingly tellong you he will give 700k, what would you do? Seriously need your opinions. Please, what would you do if this was on you? |
