In my opinion, you can use the valuation report if you have it but if you don’t , you can still use the other documents that you have, it all depends on the strength of your application and how important your land is in supporting your economic cum home ties . Your writing skill and other documentation can make the difference. Some people didn’t even use landed properties to get PPR. It all depends on the strength of your application and the critical role it has to play in it for you . If your landed property is one of your major proof for economic cum home ties according to how you have arranged your application, then getting a valuation report becomes crucial.

I have the deed of conveyance from my dad to me, the sales agreement, the survey plan for the remaining 3 plots that still belongs to me and the valuation of the landed properties. If you intend to use the remaining plots of land as proof of economic viz-a-viz home ties, you can show the survey plans ( and possibly valuation report) for them .

If you intend to use the proceeds from the sold ones as part of your proof of fund, you can show the sales receipts, deeds of conveyance ( which could contain the survey plans) between you and the buyers.

To be simply put, it depends on your intent in your application packaging.

I however need a clarification on the PAL issue. I have been admitted into a MSc programme. Do I need PAL? No mention of that in my admission condition. I was just my admission letter with doc attached titled FOR “study permit purpose only”

Have you been working on your application before now , most especially your POF? If yes, you got more than enough time but if not , you may consider your second option . People have been getting responses to their applications in just 4 weeks even though response time was stated to be 15 weeks on IRCC website. One thing you must not do at this point is to get discouraged or compare yourself to anyone. Some people have already gotten their PPR but some others that are yet to submit their files as at today will surely get theirs too and all can resume at same time - September.

Another area you may consider is your program, do you need PAL , if yes , that might be a factor because IRCC had a cap for every province on programs that need PAL and as soon as that is achieved, they might not be giving approvals again until next cycle.

Finally, you may consider cost of air ticket right now . It is getting high so the earlier you apply and get your approval, the better you stand to buy affordable tickets. You may factor this in your consideration to reaching a final decision.

Whatever you decide, be courageous and strong , prepare a very strong POF and SOP , you will celebrate.

The first mistake that I did was not getting my gcms note after the first refusal before re-applying. The response on a typical rejection note is generic, only your gcms note can show you what really went wrong. My second application ( first re-application ) was a mere guess work, I was applying trials and errors.

After the second refusal, I ensured that I got the gcms note as the generic rejection note was similar to the first . In fact , I got gcms notes, one from outside Canada ( this was free) by myself . My friend also assisted to request on my behalf from inside Canada ( he paid a token for his request). The notes came out three days apart and mine that free of charge and was requested from outside Canada came out first .

With the notes on my table, my task became clearly cut out after @Zubizareta analyzed the note and came up with eleven action points to tackle the concerns raised by the VO and these includes but not limited to :

1. Paying full tuition, books, insurance for my two years study duration as a way of demonstrating that the funds in my POF were available and accessible to me.
2. GIC of 10,000 CAD was done to further prove the point already mentioned above.
3. Tax Clearance was done and certificate was gotten from Lagos State government.
4. My father’s death certificate, will and deeds were shown to explain source of capital for my business.
5. Lump sum transactions in my statement of account were well explained with evidences.
6. SOP was critically reviewed and carefully drafted with the help of @Zubizareta to explain my choice of course and program despite over ten years of study gap and differences in my current business and intended course of study . It was a very detailed SOP
7. Clear demonstration of home ties using my properties and investments. Yes, even the new police CRM certificates for my two vehicles were part of this demonstration.
8. Family ties were clearly demonstrated too
9. I clearly admitted to past two refusals, itemized the reasons as stated on the GCMS notes and clearly demonstrated what I did new to take care of the issues raised .
10. Pray! Pray!! Pray!!! After you must have done your due diligence, acknowledge the role of the supernatural irrespective of your religion, if it’s God’s time and you have done your part , nothing will stop you .

you can use any method, in person, you will have to book an appointment while through courier you don't need to book an appointment. Go to the caurier service behind VFS office and submit

@Zubizareta thank you for holding my hands through the process. He criticized the SOPs , gave useful advice and assisted immensely. You comforted me in my times of pains dealing with my pains during the past two refusals.

Hi guys,
I remember asking about judicial review here. I want to give an update for the benefit of people who might be in that situation.

My cousin going for 1 year MSc, school fees 45k CAD fully paid, living expenses in 6 months account statement submitted both in USD and naira total of 25k USD, no lump sum, newly married but wife not going with him for stronger home ties, yet after all these, he was denied twice with their insufficient finance and other grammar.

From all indications, the main reason why they denied him is that all his siblings are in Canada. He is the only one remaining in Nigeria. They didn't say that is the reason but in GCMS note, the officer noted that point indirectly.

So my cousins here contacted a lawyer and filed for judicial review at the Federal court. Before even getting to the stage where the Judge will grant the Application for Leave, the IRCC lawyer reached out for settlement. Dem no wan face judge defend their decision grin

So the litigation was withdrawn and after 2 weeks, the gave him PPR. However this cost almost 8k CAD for Lawyer fees to go through that process. Canadian lawyers no get joy for money oooo grin but it was worth it at the end.

Like I suspected, IRCC sometimes intentionally deny people with other biased reasons different from what they state on paper. This is because they know pursuing judicial reviews is expensive so students would likely keep applying and give up at the end. Fortunately in saner climes, people who do bad avoid going to court cos they know the consequences unlike in Nigeria, people will commit crime and tell you to go to court grin

If you are denied and you are sure you have a solid case, don't be scared to go to court if you have the money. If IRCC see you have gone to court, they will offer you settlement before it gets to a Judge and you will get a PPR afterwards. IRCC does not want to waste time and money to fight for a case they know they will likely loose so they will rather settle it and move on.

I followed this case because my sibling (last born) is also the only one remaining in Nigeria and coming through school next year. Now my cousin own has worked, I'm now confident my sibling own will work next year if not by normal process then by judicial review.

Praise God! PPR landed for a family of 3, wife primary applicant and student, husband sowp & 1 year old son visitors visa.

Ps. Application was done on the old portal because of the size of files we wanted to upload

Upfront medical done and submitted alongside
Biometric done Sept 1st
PPR Sept 12 (today)

VIP SHOUT OUT to @zubizareta for an outstanding job done on sop and entire application advice and letting us know what additional documents to add.

Documents provided:
1st semester tuition deposit (1 year course)
Bank statements for both parents
Pension statement and balance for primary applicant
Previous travel stamps for both
Avidavid of return
Property survey and pictures (4 bed duplex)
Payslips, letter of intro etc for both
Wedding and family pictures
Letter of leave request and approval for sowp applicant
2 vehicles pictures and proof of ownership for both parents with pictures


Was done by an agent to avoid mistakes but i was present in every stage of the application till the end. Thanks for the wealth of knowledge gained here. I hope to continually contribute in the coming years.

Pls, what’s the fastest way to submit passport and get it back? Resumption is Jan but I don’t whatever cost to have the passports stamped and handy asap lol

Submit to ups beside vfs and pick up or pay 2 way courier to have it sent to our home address ?

It's a pleasure to be back to this wonderful forum. I remain grateful to this platform, all the knowledge was from this platform. I was able to submit the study permit application myself and also got a positive decision.
Just concluded my program and about to face the next phase.

You can do it from Nigeria if you are still in Nigeria. It might be cheaper depending on your plug.

You can also do it in Canada though if your time of travel is close.

PPR ALERT!!

My PPR came in today at 7am.

I am a first time applicant and I have had  a USA B1 visa refusal before.

BACKGROUND
My initial target was to go to the UK to school because everyone I spoke to said Canada was hard to get into. Last year I applied to about 5 schools, 2 in UK and 3 in Canada.

Fanshawe responded really quickly, I almost didn't take it as I wanted George Brown, they had a course a bit closer to what I currently do, but one mind was like, just take what you see first, so I accepted their offer and I paid 9k CAD using my GTBank USD card.  2-3 months later, none of the other schools I applied to accepted me, George brown I really wanted, said my study gap was more than 5 years as the last time I was in school was in 2011.

I then came on nairaland and I read as much as I could from here, I even asked questions and I got responses. In my case, I have a fulltime job and 2 different side gigs, that pay me monthly so I needed to know if this would not affect me as I am self-funded.

THE APPLICATION

I did not need to write IELTS or verify my documents via WES.
My application to Fanshawe was done via www.applyboard.com.
I wrote my SOP myself, ensuring that I use headlines to break it so that it doesn't become a long read. One key thing I did here was explain how as an accounting graduate, I pivoted into Marketing. I treated my SOP as a story, ensuring that I hit the high notes really quickly without boring or oversharing irrelevant information. The headlines and a brief synopsis for what each section contains can be found below:

YOUR NAME
The Visa Officer,
Deputy High Commission of Canada,
Lagos Nigeria.
STATEMENT OF PURPOSE

- Introduction: In this section, I gave my name, a bit of my educational background and the course I want to go and study in Canada. I ended this section with saying how this course will improve my career

ABOUT ME
In this section, I gave some info about my family, If you are married, state that, have kids, state it here

ACADEMIC BACKGROUND
in this section, I gave more information about my education, I only have a BSC in accounting, so to set the ball rolling for why I want to take a different path in my studies, I stated why I am making the switch to a different course of study.

PROFESSIONAL EXPERIENCE
in this section, I talked about my work experience, showing a clear progression of my career from after university to date.

REASONS FOR PURSUING (INSERT YOUR COURSE NAME HERE) COURSE IN CANADA
here I talked about why pursuing this course in Canada was important to me, in my case it was very important to get an additional degree in the field I currently work in, if I wanted to advance in my career.

WHY FANSHAWE COLLEGE IN CANADA?
ExIplain why you chose this school and not any other. It would be great to look through your school's website and find out what makes them standout and add it in this section.

SPONSORSHIP OF MY CANADA STUDY TRIP
Explain who is sponsoring the trip, if you are self sponsored like me, state how much you earn monthly, if you paid any part of your fees, state it here, state how much you have kept aside for upkeep. If you are sponsored by someone, tell the story about why this person will pay your fees, show a clear relationship and also state their monthly revenue or salary.

MY FUTURE PLAN
here I talked about what I will do with the Canadian degree when I return to Nigeria

Overall, Make sure you stick to the point, tell a clear story about your life. The general rule of thumb for font size/type on SOP is times new roman, size 12 with a line spacing of 1.5 (I don't know if this is important, but it does make your writeup look neater.

THE SUBMISSION
I submitted my application on March 30, these are documents I submitted
I used the GCKey portal to submit.
- All the IMM forms
- Letter of acceptance
- Passport
- Digital photo
- Medical e-sheet
- Proof of funds (MBS for my USD account as well as MBS for my Naira account, Payment receipt from Flywire to fanshawe)
- Client Information (see all the documents below)
- SOP
- Invoices I sent to clients for my side gig
- My Payoneer account print out (if you are a freelancer, you will know what this is)
- A picture of my car
- My car ownership papers
- My old scheghen visa
-My full time job contract showing clearly that I am still going to be working for them, I am not on leave. This was my home tie. I did not need a study leave letter because of this.
- Shares certificate I received from this fulltime job.

THE WAIT
This is the timeline after submission
- Upfront medical IOM - March 20
- Apllication was submitted - March 30
- Confirmation of application - March 31
- Biometrics letter - March 31
Biometrics done - April 5
Then silence...
I scheduled emails via my gmail to send to the IRCC emails, Newyork, beijing, nairobi at least once a day. I just scheduled the email for 10 days in like 1 hour and I just left it, same email no changes and my subject line was URGENT - STUDY PERMIT.
May 30 - Medical passed
June 8 - Correspondence letter (BVL)
Then silence again, it was unusual as BVL comes a few hours before PPR but mine didn't, so I started researching again. Then angie88 told me to create an account via https://ircc-tracker-suivi.apps.cic.gc.ca/en/login to check if I would see my visa document number. On June 9, I checked and my visa and study permit numbers were there under the Document status. I sent a couple of emails but I got a generic response.

THE FINAL APPROVAL.
During the weekend, I had scheduled like 42 emails to go out to all IRCC offices starting from 10am today, but at 7am, I got the PPR. I had to stop all the scheduled emails immediately
June 19 - PPR

TIMELINE
- Upfront medical IOM - March 20
- Application was submitted - March 30
- Confirmation of application - March 31
- Biometrics letter - March 31
- Biometrics done - April 5 (Updated on GCkey same day)
- May 30 - Medical passed
- June 8 - Correspondence letter (BVL)
- June 19 - PPR
