THE SELLER'S LAWYER IS NOT YOUR LAWYER When you are buying land or house and the seller says "relax, my Lawyer will take care of everything” many buyers feel relieved. Big mistake. A Lawyer engaged by the seller does not represent you, no matter how polite or reassuring he sounds. A Lawyer owes loyalty to only the person who hired and pays him. That is who's interest he must protect. So when you hear that one Lawyer is handling both sides what plays out is: the seller’s interest takes priority; the Lawyer’s main goal is to help the seller complete the sale, receive payment and close the deal fast. They may not disclose that the land is disputed, consent is absent, ownership is shaky, another party has a claim or that the property falls under Government interest. If things collapse after the purchase, that Lawyer will not defend you. He cannot question or attack a transaction he helped the seller conclude. You will be on your own. That is why relying on the seller’s Lawyer is risky. Without your own Lawyer, nobody is reviewing documents with your protection in mind or asking tough questions for your benefit. Nobody is advising you to slow down, negotiate or walk away. When problems later surface, multiple ownership claims, court battles, demolished buildings or other disputes, saying “the seller’s Lawyer handled it” will not save you. Hiring your own Lawyer is good judgment. Not having your own lawyer is merely hoping for the best. Remember, hope is not a legal plan. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHY YOU NEED A PROPERTY/REAL ESTATE LAWYER IN NIGERIA One wrong move can cost you your investment and that is exactly how many Nigerians lose property. Buying land or a house in Nigeria is not just a financial decision; it is a legal step that must be taken with care. Multiple ownership claims, forged documents, boundary disputes, Government acquisition issues and fraudulent sellers are common realities. This is why you need a Property Lawyer. A Property Lawyer does far more than drafting documents. From the very beginning, he conducts comprehensive due diligence (investigation) to confirm true ownership, verify documents, fish out issues and ensure the property is legally transferable. Engaging a Lawyer early enough helps you avoid paying for land/house that legally belongs to someone else or cannot be sold at all. He also drafts/reviews purchase documents, ensures your interests are fully protected, payments are properly structured and possession is legally secured. Without these, you may pay in full and still end up with nothing. For Nigerians living abroad, the risks are even higher. Distance, reliance on agents/relatives and pressure to conclude transactions quickly often lead to avoidable mistakes. A trusted Property Lawyer on ground becomes your eyes, ears and legal help. The goal is to protect your money, secure your ownership and enjoy rest of mind. Get a Property Lawyer; stay legally safe. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHY YOU NEED A BUSINESS/CORPORATE LAWYER IN NIGERIA Many organisations fail not because the vision was wrong, but because the legal foundation was weak. In Nigeria, corporate law practice goes beyond profit-making businesses. NGOs, foundations, churches, schools, professional associations and other incorporated bodies face the same legal risks as companies/businesses. Running any corporate entity without a Business and Corporate Lawyer is a big mistake. A Business and Corporate Lawyer helps you get things right from the start. From incorporation and proper structuring to governance frameworks, trusteeship, constitutions, regulatory filings and compliance, the Lawyer ensures the organisation is legally sound and protected. Engaging him early enough prevents internal conflicts, regulatory sanctions and leadership crises that often destroy well-intentioned organisations. Poorly drafted constitutions, trustee arrangements or contracts can lead to power tussles, asset loss, frozen bank accounts or government sanctions. NGOs, churches, schools and foundations must meet legal and regulatory requirements, face fines or shutdowns. Having a trusted Business and Corporate Lawyer in Nigeria ensures the organization is properly managed and legally protected at all times. Whether profit-driven or mission-driven, every corporate entity needs strong legal foundations to survive, grow and fulfil its purpose. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

DO THIS WHEN THE OWNER OF LAND/BUILDING YOU WANT TO BUY IS ABROAD “Barrister, they said the land/building owner lives abroad. Can I pay his brother?” No, don't. Family ties do not translate to legal authority. A relative has no automatic right to sell land, collect money or sign documents just because he is family. Before you release ₦1 insist on these: 1. Demand a valid Power of Attorney or written Authorization: If the owner truly lives abroad he must issue a signed and notarized Power of Attorney or a letter authorizing that brother to act for him. Without this, the brother has zero legal standing to collect money or transact. 2. Insist on a video call with the real owner, especially where no authorisation document is presented. Let the owner confirm that he appointed his brother to represent him. 3. Get a Property Lawyer to conduct due diligence (investigation). Collect photocopies of land documents for investigation, then physically sight the originals. Verification must come before payment, not after. 4. Let the Lawyer prepare the purchase documents. 5. Ensure payment is made to the owner. No cash payment. Use bank transfers only. Clear financial trail is needed if trouble arises. 6. Let the owner personally sign the purchase documents. Too many buyers have lost their money because “my brother is handling it” later turned into double sales, scam and disputes. Leave no room for mistakes. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

STOP WAITING FOR TROUBLE BEFORE YOU GET A LAWYER One mistake that easily destroys property and business investments, thriving families and promising investments is the bad habit of calling a Lawyer only when problems have already arisen. In Nigeria, many people wait until the land/house purchase goes wrong, police are involved, banks freeze accounts or partners change before seeking legal help. That delay is what turns simple/avoidable issues into expensive problems. A Lawyer is not an emergency service provider but a preventive legal professional. It is easier, cheaper and far more effective to engage a Lawyer before signing that Agreement, buying land/building, entering partnership or investing. When you involve a Lawyer early, you protect your affairs, money, property, business peace of mind and also ensure that your decisions are legally safe. A Lawyer reviews your dealings, x-rays unseen risks, verifies claims, conducts due diligence (investigations), tells you what others will never reveal to you and guides you. Without this, by the time a problem appears, your situation may already be legally weak and even the best Lawyer has limited chances of fixing a badly damaged situation. Whether you are in Nigeria or diaspora, the safest legal step you can take is to involve a Lawyer in your plans from the beginning. Legal prevention is always better than cure. So get a good Lawyer early and stay protected. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

HAVE A CONTRACT OF SALE WHEN PAYING FOR LAND/HOUSE IN INSTALMENTS One way to lose land/building you are paying for is to rely on an oral pay small-small agreement. This morning, a client called Apex Chambers, feeling really bad. He was about to lose the 10 plots of land he was paying for in instalments in Anambra. Four months ago, he and his friend verbally agreed that he would pay for the land bit by bit and complete the final instalment by 31st December 2025. He paid the first and second instalments. Everything seemed fine, until today. The seller suddenly received a higher offer (5 million naira more) and instantly switched. He told his friend, “If you cannot pay the balance by tomorrow evening, I will refund you and sell to someone else.” Just like that. No loyalty. He is now running from pillar to post. He is not even expecting money until two weeks from now. This is exactly why every instalmental land/house purchase arrangement must be backed by a written Contract of Sale of Land. A proper Contract of Sale protects you from a seller waking up one day, changing his mind, cancelling your oral agreement amor jumping at a higher offer. It binds the seller legally, fixes timelines and prevents betrayal. The law is that every transaction concerning land must be in writing. Before paying the first instalment, get an experienced Property Lawyer to prepare a comprehensive Contract of Sale of Land. It will save you from stories that touch the kidney. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHY YOU NEED LEGAL RETAINERSHIP One big mistake many Nigerians make is waiting for legal problems to hit them before getting a Lawyer. By the time the problem begins, avoidable and costly damage is already done. This is why a Legal Retainership is a lifesaver. A Legal Retainership is a written agreement that gives you direct, priority access to a Lawyer or Law Firm anytime, to guide and help you on legal matters. It is the arrangement that literally puts a Lawyer on your speed dial, ready to give you legal consultation/guide, defend you, prepare your documents and stand for you anytime. It gives you steady access to a trusted Property and Business Lawyer who already understands your affairs, legal needs, business, risks and goals. You are not meeting him for the first time in the middle of a crisis. Whether you own property, manage an estate, run a business, make property or business investments, deal with land matters, handle assets or just want rest of mind in your everyday dealings, having a Lawyer on retainership keeps you out of avoidable trouble. It ensures your transactions are well guided, sound, clean and legally protected. For Nigerians at home and those living abroad, this steady legal guidance makes all the difference. In a country where one wrong move can lead to years of regret, Legal Retainership gives you legal security and confidence in every decision you make. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

HOW TO RECOVER MONEY IN THE BANK ACCOUNT OF A DEAD RELATIVE When a loved one passes on, the money in his bank account does not automatically move to the children or family, and this is where many people get stuck. Banks will not release one naira until the law is followed, no matter how emotional the situation is. That is why understanding the probate process is important in recovering funds legally and smoothly. When a dad, mum, or sibling dies, the law requires proof that the person seeking access to their money is the rightful beneficiary. This proof comes from the Probate Registry which is empowered to issue Letters of Administration (when the person died without a Will) or Grant of Probate (when there is a valid Will). Without one of these documents, the bank is legally barred from releasing the funds even if the whole family is in full agreement. This is why engaging an experienced Property Lawyer early makes the entire process faster and easier. He helps you gather the correct documents, interphase with the probate registry, avoid unnecessary delays in releasing the funds, protect the estate from disputes. Whether you are in Nigeria or abroad, your Property Lawyer guides you through it all and deals directly with the probate registry and the bank on your behalf. If you want easy and quick access to your loved one’s money, an experienced Property Lawyer is who you need. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

IF YOU DON'T INVESTIGATE THAT LAND/HOUSE BEFORE BUYING In Nigeria, land/building and property transactions can look genuine on the surface, yet hide dangerous surprises underneath. Many buyers rush to pay because the offer looks too good, only to discover later that the land was under Government acquisition, already sold to someone else or tied up in ownership dispute. This is exactly why you need due diligence (investigation). Due diligence is the deep background check that reveals the true ownership status, the authenticity of documents, the legitimacy of the seller and whether the property is safe for you to invest your hard-earned money in. Do this if you do not want to have ownership issues. A proper due diligence (investigation) must include: 1. Verifying the genuineness of ownership documents. 2. Confirming the real identity and authority of the seller. 3. Checking for Government acquisition, issues, court cases or pending disputes. 4. Visiting the property physically. 5. Reviewing all supporting papers to be sure they align with Nigerian property laws. No matter how friendly the seller may appear, trust cannot replace investigation. Due diligence must be carried out by an experienced Property Lawyer who understands Nigerian land laws deeply and knows exactly what to look for before you pay. Follow his lead. Do not buy land emotionally; buy with proof. That is how you protect your property investment. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

THAT MEMORANDUM OF UNDERSTANDING (MoU) MAY NOT BE ENFORCEABLE Your Memorandum of Understanding may look official, but the law may treat it as an empty promise. Many Nigerians sign a Memorandum of Understanding (MoU) and immediately relax, believing they now have a solid, enforceable contract. My dear, this is one of the biggest mistakes people make in business and property dealings. In law, the general rule is that an MoU is merely a promise to contract, not a contract itself. It mostly shows intention, not commitment and that is why most MoUs cannot be legally enforced. They sound serious but have no legal weight/effect. But an MoU can become legally enforceable if it is drafted properly. To make an MoU enforceable, it must contain: ✓ Clear identities and roles of all parties. ✓ Precise duties, not vague statements or expectations. ✓ What each party is giving and receiving. ✓ Timelines, deliverables and conditions for performance. ✓ A solid dispute-resolution clause. ✓ Signatures, dates, and proper witnessing. Note: your MoU must be drafted and prepared by an experienced Business and Property Lawyer in Nigeria who understands how to convert intention into enforceable legal obligation. Whether you are in Nigeria or abroad, never rely on an ordinary, casually prepared MoU for business or property matters. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHO IS A NEXT OF KIN? If you think your next of kin will automatically inherit your property when you are no more, you are romancing legal wahala that has scattered many Nigerian families. It is one of the most common dangerous misconceptions people have and it is costing families their unity, money, property and business. A next of kin is not an automatic beneficiary of property. It is merely a person to be contacted in case of emergency or when decisions need to be made about you, especially in hospitals, workplaces or official records. That is all. Inheritance in Nigeria does not follow the next of kin system. It follows your Will or if there is no Will, your applicable law of inheritance, whether it is the Administration of Estates Law, Customary Law or Islamic Law. So many people have passed on, thinking their chosen next of kin would inherit everything, only for the court or family members to override that wrong assumption. When someone makes his child, spouse or sibling as next of kin, that family member may still end up with nothing because the law, not emotions, determines who gets what. If you truly want your preferred person to inherit your money, land, houses and investments, you must prepare a valid Will or make proper estate distribution documents. This must be done by an experienced Property Lawyer, whether you are in Nigeria or living abroad, to ensure everything is legally binding. So stop assuming. Plan properly. Protect your loved ones. Be guided. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

IGNORANCE OF THE LAW IS NOT AN EXCUSE Ignorance of the law will not save you, even in property and business matters/transactions. In Nigeria, “I did not know that is the law" will not help you. Ignorance feels innocent until it lands you in legal trouble you never imagined. Whether you are buying land/house, starting a business, entering a partnership or running a business from abroad, one truth is constant: ignorance of the law is no excuse. You cannot claim you did not know the land was under Government acquisition or that you did not understand the Agreement you signed or tell the court you did not know your business structure was wrong. The law assumes you know. When trouble comes, ignorance will not refund your money, rescue your business or restore your property. So engaging a knowledgeable Property and Business Lawyer early enough is very important. He will help you avoid illegal transactions, invalid documents, unnecessary risks and land/house purchase deals that look fine on paper but are disasters in reality. Every person (whether living in Nigeria or abroad) must understand that the cost of legal guidance is nothing compared to the cost of ignorance. Your goal should be to have rest of mind, safe property and business investments and a business/property venture that cannot be scattered by avoidable mistakes. In law and in life, what you do not know can hurt you badly. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

REGISTER YOUR BUSINESS OR ORGANIZATION If your business or organization is not registered, you are making a big mistake. One letter from a regulator, one complaint from a competitor or one dispute with a partner is enough to scatter the years of hard work you have put into growing your business/organization. Many entrepreneurs in Nigeria delay registration because “business is still small’’ or “I will do it later.’’ Later is how people lose brand names, investors, contracts and rest of mind. Registration is not just mere formality. It gives you legal protection, structure and credibility. But there are details most business owners do not know. Should you register as a Business Name? Limited Partnership? Limited Liability Partnership? Limited Liability Company? Company Limited by Guarantee? Unlimited Company? or Incorporated Trustees? Can you do multiple businesses? Should you reserve more than one name? What tax implications follow each structure? These decisions can make or break your business in the long run and they are not choices you should play with. You see why every serious entrepreneur needs an experienced Business Lawyer to guide him. Register your business/organization the right way, with the right structure and with the expert legal guidance of a trusted Business and Corporate Lawyer. Your business deserves proper legal foundation as success is not built on anyhowness. WHY YOU SHOULD REGISTER YOUR TRADEMARK Your business name may look perfect now, but all it takes for things to go bad is for one company/business to come up and claim you are confusing their customers. Trademark battles start suddenly and are painfully expensive. Many business owners do not know that a CAC registration certificate does not protect you from trademark trouble. CAC only recognises your business as a legal entity. It does not guarantee that the name belongs to you. It does not stop another brand from saying you are infringing on their registered trademark. This is why people suddenly receive frightening “cease and desist” letters for names they have used for many years. At that point, you are left with two options: dump your brand name or spend money you never budgeted for, to fight a legal battle you will likely lose. If you are building a brand you want to keep, trademark registration is a must; it is ownership. It protects you from being forced into rebranding and unnecessary legal drama. Do not do trademark registration without legal help. An experienced Business Lawyer will check the register, identify conflicts, file your application correctly and ensure you do not walk into legal trouble with a trademark you love. If you are thinking of a business/company trademark or already using one, get it registered now before someone else does. Own your brand identity legally. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

YOUR BUSINESS/COMPANY NAME IS NOT PROTECTED UNTIL IT IS TRADEMARKED Nothing hurts a business owner more than waking up to see another person using the exact name, logo or slogan you built with sweat. Sadly, without a registered trademark, you have no power to stop them. What is a Trademark? A trademark is any name, logo, slogan, symbol, colour or unique mark that identifies your business and separates it from others. It is the legal identity of your brand. Types of Trademarks: Business names, product names, slogans, graphic symbols/designs, images/shapes representing your brand, unique colour combination/patterns connected to your business and distinct sounds that represent your brand. Apex Chambers' name, logo and motto are registered trademarks. Benefits of Trademark Registration in Nigeria – You have exclusive legal ownership of your brand identity. – You can stop anyone who copies or imitates it. – Banks, investors, etc trust you more. – It stops brand theft and impersonation. What You Stand to Lose if You Do Not Register Your Trademark You stand to lose your brand, market recognition, customers/clients and right to your own business name. Anyone can copy you and legally claim the brand because they registered it first. You may be forced to change your business name, reprint all branding materials and rebrand from scratch. Trademark registration in Nigeria should be handled by an experienced Business Lawyer. If you love your brand, protect it. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHY YOUR ESTATE MANAGER SHOULD BE A PROPERTY LAWYER If you own residential or commercial property in Nigeria and you are not using an experienced Property Lawyer to manage your Tenants, you are leaving your property investment exposed. Managing Tenants goes far beyond collecting rents. It involves drafting solid Tenancy Agreements, enforcing its terms, preventing abuse of your land and building, handling late payments, addressing damages, issuing valid quit notices and protecting you from unnecessary losses. Only an experienced Property Lawyer understands these legal risks and knows how to help you avoid them. The benefits are sweet. You stay on the right side of the law, enjoy proper documentation, smart Tenant selection, structured/timely rent payment, effective conflict resolution and strong protection against fraudulent, stubborn or manipulative Tenants. You also enjoy rest of mind knowing your investment is in safe hands. But the losses from managing it yourself are painful: illegal occupation, unpaid rents, Tenants damaging your property, disputes dragging on and court cases you cannot win because of poorly drafted documents. An experienced Property Lawyer ensures your land and house work for you. Whether you are in Nigeria or abroad, he becomes your eyes, ears and legal ally ensuring your property remains profitable, protected and properly managed at all times. Your property is worth protecting and that protection begins with getting a very trusted Property Lawyer. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

READ THIS BEFORE INVESTING IN LAND BANKING IN NIGERIA “Barrister, should I put my money in land banking?” Land banking is not a bad idea at all, but it is not a “follow-follow” investment. It requires serious due diligence (investigation), sense and patience. If you enter without asking questions, you may end up banking problems instead of wealth. Note: 1. Land banking only works when the value of the land is truly appreciating. Some companies will show you “future city," “smart Estate” or “mega Villa” but the land is still inside one thick bush with no road, no Government Layout and no real developmental plan. Before you bank land, make sure the location has genuine potential, not just fine graphics and sweet promises. 2. Do not fall for marketing sugar-coating. When you hear: “buy today and watch your money triple in 12 months.” Ask for their ownership documents. Real land investment does not grow by magic. 3. Get a Property Lawyer to do a thorough independent search. 4. Land banking is long-term. If you are looking for quick money, this is not your bus stop. Land appreciates gradually, not overnight. 5. Ensure the land will actually be allocated to you. Some companies collect money and keep buyers waiting for years. Later they start stories about processing allocation. When investing in land banking, do it with a trustworthy company/seller and with proper legal checks by an experienced Property Lawyer, else you are not banking land, you are banking trouble. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

INVESTIGATE WHEN BUYING LAND/HOUSE IN NIGERIA “Barrister, I want to buy a land and house in an estate. Do I still need to do due diligence (investigation)?” Yes. A beautiful Estate can still hide trouble that will shock you later. At Apex Chambers, we always tell clients in Nigeria and abroad that an Estate is not proof of genuine ownership. Some developers only allocate land; they do not own it. Some Estates are sitting on Government acquired land or land with ownership issues. Some developers are in court battles you will not hear of unless you investigate. Do these before paying: 1. Verify the developer’s ownership: Ask for their C of O, Deed of Conveyance, Deed of Assignment or any ownership document. Then get an experienced Property Lawyer to investigate the property. Ownership is not by fine glossy brochure; ownership is by valid documents. 2. Check for issues: Confirm that the property is not under Government acquisition, not a subject of dispute and not used as collateral. 3. Inspect physically Walk round. Check the drainage, finishing, layout, whether it matches what was advertised, to avoid what I ordered versus what I got. 4. Review the Estate Agreement: Service charges, penalties, regulations and maintenance fees can trap you. Some Estates will shock your pocket after you move in. Investigate. A land/house inside an Estate still needs due diligence. The smart step is to let a Property Lawyer handle it so your money, rest of mind and ownership are safe. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHEN BUYING LAND/HOUSE IN NIGERIA “Barrister, I want to buy a land and house. I am going for inspection. What should I check?” My dear, shine your eyes. A fine house or beautiful land can appear like gold yet hide wahala that will drain you. Check for: 1. The Environment: – Is the area prone to flooding? Is the ground very soft? – How is the access road? – Is there real security presence? – Are electric poles or high-tension lines too close? Think safety. 2. The Building Structure: A well painted house can deceive you. – Check walls for cracks. – Check for watermarks on the ceiling. That is a sign of roof leakage. – Check the roof for discolouration. – Open and close the doors and windows. Do they align? 3. Water & Plumbing: – Is there running water? – Flush the toilets – Smell the bathrooms and kitchen area. If it is smelling, the drainage is bad. 4. Electricity: – Test sockets/switches. – Check for prepaid metre or accumulated estimated bill 5. Ventilation & Lighting: – Is the house airy or suffocating? – Do the windows bring in enough natural light? 6. Documents: Ask for: – The ownership documents – The approved building plan – The Deed of Conveyance or Deed of Assignment If the seller starts hiding documents, dodging questions or giving excuses, go home. A beautiful property can hide legal wahala. So get an experienced Property Lawyer to conduct full investigations to confirm the property’s ownership and legality. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHAT TO DO WHEN PAYING FOR LAND/HOUSE IN INSTALMENTS "Barrister, I want to pay for land/house in instalments but the seller refused to sign an Agreement." My dear, run oh. One of the fastest way to shed avoidable hot tears in property transactions is to pay for a land or house in instalments without a written agreement. Once a seller says “Pay small small, but I will not sign anything” walk away. 1️⃣ Instalmental payment without a written Agreement is blind risk. If the seller changes his mind tomorrow, you have no document to defend yourself. No proof. No protection. No case. 2️⃣ A proper written Agreement protects both sides. It clearly states the land, price, payment timeline, penalties for default and that the owner cannot sell to another except the buyer fails to meet up with agreed payment schedules. 3️⃣ A seller who refuses to sign may not be genuine. Real sellers value transparency. 4️⃣ Stop managing land issues. Land is not garri you can replace tomorrow. Once you lose money, recovery is like climbing a mountain with no rope. 5️⃣ Protect yourself. If the seller refuses to sign an instalmental agreement, do not pay. Get an experienced Property Lawyer to prepare a Contract of Sale of Land for instalmental payment. Do this before you pay one naira. Whether you are in Nigeria or abroad, secure your property interest with proper legal documentation by a Property Lawyer. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHEN BUYING LAND/HOUSE IN NIGERIA, INSIST ON SEEING THE DOCUMENTS & INVESTIGATING BEFORE PAYING "Barrister, the land seller is refusing to give us any document for search. He insists we must pay first. What should I do?" Me: "My dear, run oh!" Any land seller who refuses to give you a photocopy of the land/building documents for you to conduct search is indirectly telling you: “Do not check o, because you will see what you I don't want you to see.” A genuine property owner will NEVER stop you from conducting due diligence (investigations). A truthful owner who has nothing to hide will hand you the Deed of Conveyance/Assignment and survey plan. Due diligence must ALWAYS come before payment. Not after. If you rush and pay without proper search and the land later turns out to be Government land, subject of court case, in ownership or family dispute, already sold to another buyer or owned by someone else. My dear, you will cry premium tears and the seller may remind you of some mysterious “terms and conditions.” You don't want that. Do you? So do these instead ✔️ Insist on seeing the documents FIRST. ✔️ Tell the seller that your Property Lawyer will first conduct a full search. ✔️ If he still refuses, walk away. Do not negotiate. Do not argue. Just go. No matter how cheap, sweet, urgent or “promo price” the land is, if the seller hides documents, the land is trouble. Do not your throw away your peace and money on one suspicious seller who cannot even provide documents. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

YOU NEED A PROPERTY LAWYER WHEN BUYING LAND AND HOUSE IN NIGERIA Buying land or house in Nigeria without a Property Lawyer is like stepping into deep water without checking the depth; you may think it is safe until you suddenly sink. When buying land/building in Nigeria, the proper thing to do is to consult and engage an experienced Property Lawyer before releasing a kobo. Whether you are in Nigeria or in the diaspora, this determines whether your investment brings you rest of mind or regret. A knowledgeable Property Lawyer uncovers what the seller/owner may not even be aware of. He will verify the real ownership of the land, investigate whether the property is under Government acquisition, confirm if the land is a subject to litigation and expose issues that can affect you. Many buyers lose millions by relying on agents/realtors, sellers or assumptions. A Property Lawyer prevents avoidable disasters. An experienced Property Lawyer also prepares, reviews and perfects all the land/property documents (Survey Plans, Contracts of Sale, Deed of Conveyance/Assignment), ensuring they are all legally correct, enforceable and perfectly protect your interest. He secure your property rights, prevents unfavourable terms and makes sure you do not sign documents that will later work against you. With impersonators, forged documents, unreliable agents and deceptive practices, engaging a Property Lawyer is your best protection. It is your smart move toward owning property safely. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

IMPORTANCE OF HAVING LAND PURCHASE DOCUMENTS When it comes to buying land or house in Nigeria, nothing protects you like a properly prepared purchase document. Many people spend millions of Naira buying property, yet end up not having a Deed of Conveyance or Deed of Assignment: the very document that proves they now own the property and helps them avoid future ownership wahala. A land/house purchase document is the legal backbone of your ownership. It confirms that the seller truly owns the property or has the legal right to transfer it, and that you now stand in his place as the lawful owner. Without it, you are on your own. The consequences of buying land/building without a purchase document are that you can lose the property to someone else; get dragged into endless issues; be unable to register, resell, develop it, use it as collateral or defend it in court. You may discover that you paid for a property the seller never had the right to sell. This is why whether you are in Nigeria or resident overseas, your land/house purchase document must be prepared by a trusted Property Lawyer well-versed in land transactions so as to have a legally enforceable document that protects your property interests today and long into the future. When you buy property, emotions may push you to rush to pay, but the law is calm and unforgiving. Secure your Deed early, secure it properly through a Property Lawyer. Your ownership depends on it. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

IN PROPERTY AND BUSINESS LEGAL TRANSACTIONS, YOU CANNOT GIVE WHAT YOU DON'T HAVE You cannot pour water from an empty cup. In land, building, property and business transactions, you cannot give what you do not have. Many people lose money everyday year in Nigeria because they rushed into a property or business deal with someone who had no legal ownership, no valid rights and no authority to transfer anything. It is painful yet avoidable. Before anyone can sell land, building/house, business asset or anything, he must first have ownership or a legally transferable right. If not, every document signed by him is nothing but useless paper, every promise empty and every supposed transfer is invalid. This is why buyers (whether in Nigeria or living abroad) must never rely on mere verbal assurances, emotional confidence or surface-level documents. The only safe path is proper due diligence (investigations) handled early enough by an experienced Property and Business Lawyer who knows where to check, how to verify claims and what hidden issues to avoid. A legally sound transaction is not built on trust; but on proof. Trust is an expensive emotion you cannot afford. If the seller or party has no right, then no right can pass to you. It is that serious. You cannot put something on nothing and expect it to stay there. It will fall helplessly. Don't take chances. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

REGISTER THAT LAND AFTER BUYING IT One big mistake many land buyers make is assuming that paying for land/building automatically means the land is secure. In Nigeria, unregistered land is like sleeping with both eyes closed in a room full of strangers. Anything can happen and by the time a dispute arises the person with proper registration stands tall while the rest struggle to prove ownership. Registering your land or building after buying it is not just a good idea, it is the real proof of ownership the Government recognises. It protects you from multiple sales, boundary issues, wrongful claims and third party interference. Without registration, the land is vulnerable, no matter how perfect your documents look. Note: every part of the process requires accuracy, compliance and legal expertise. So the best person to prepare your land purchase documents and handle the registration process is an experienced Property Lawyer, one who understands the terrain, the risks and legal issues most buyers never notice. A trusted Property Lawyer will help you (whether you are in Nigeria or living abroad) secure your land and building purchases properly, ensuring your ownership is solid, defensible and legally compliant from day one. To have rest of mind, register your land. If you want it done correctly, let an expert Property Lawyer handle it. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

ANYTHING BUILT ON A LAND BELONGS TO THE OWNER OF THE LAND When it comes to land, whatever you build on it, whether it is a bungalow, mansion or skyscraper, automatically belongs to the owner of the land. Many Nigerians do not realise that land law operates on a simple rule: land swallows the structure. Lawyers call it quic quid plantatur solo, solo cedit meaning whatever is affixed to land becomes part of the land. If you build on land that is not yours, you have simply upgraded someone else’s property. This is why buying land or agreeing to develop land without proper ownership documents is one of the riskiest things you can do. You may pour your money into building construction, but legally, the moment those blocks touch the ground, the improvements belong to the landowner. It does not matter who bought the cement or paid the contractor. The law looks only at who owns the land. This is also why every serious property buyer (living in Nigeria or overseas) should first engage an experienced Property Lawyer early enough to conduct due diligence (investigations), verify ownership and all facts about the property and draft/prepare proper land purchase documents. This is the kind of legal protection you need when acquiring property. So before you lay foundation, raise a fence or dream of building a house, secure the land legally, because in property law whatever is on the land belongs to the owner of the land. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

WHAT TO DO WHEN BUYING LAND/HOUSE IN NIGERIA Before you go for that land or house inspection, know this. Saturdays may be for land/house inspection in Nigeria, but if you just follow the Agent, snap pictures and fall in love with the property without asking the right questions, you are begging for trouble. Land/house inspection is not tourism. It is a serious legal step and you must handle it with carefully. Here are things you should engage an experienced Property Lawyer to secretly investigate for you before you even think of paying: 1️⃣ Who truly owns the land/house? Forget “we know the family.” Names, documents and verified proof of ownership matter. Anything less is risky. 2️⃣ What ownership does the land carry? C of O? Deed of Assignment/Conveyance? Or is it just hope and vibes? Your Lawyer must check. 3️⃣ Is the land under Government acquisition? Many people have built houses the Government later demolished. This question can save you millions. 4️⃣ Has the property been sold or allocated before? Double sale is a silent headache in Nigeria. A Lawyer’s investigation exposes it. 5️⃣ Any disputes on the land? Fights, court cases, boundary quarrels. These things are real. You must know. 6️⃣ What is planned for the area? Roads, drainage, power, future Government projects. Buying land/house without asking questions is like entering marriage without knowing your in-laws. Let an experienced Property Lawyer guide you, whether you are in Nigeria or abroad. Buy smart. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

DO NOT SIGN PROPERTY AND BUSINESS DOCUMENT/AGREEMENT AS MR. & MRS. When it comes to property and business transactions, signing wrongly can affect a good deal. One big mistake people still make is signing documents as “Mr. & Mrs.” (e.g. Mr. & Mrs. John West) in one column. It may look harmless but legally it is not allowed. Most people do it because they believe a husband and wife are one. In the eyes of the law they are not. In law, each person is a separate legal entity. When two people squeeze themselves into one signature column, the document becomes unclear about who exactly signed, who accepted the obligations and who can be held liable. This confusion can invalidate the agreement or transaction, affect future dealings on it and even lead to court cases. Imagine trying to sell or transfer the property later. Who signed this document? Was it the husband? The wife? Or both? If one signed for both, the signatures, the document becomes invalid and the entire deal can collapse. The correct approach is that each person should sign in separate signature columns, with their full individual names clearly written. This protects ownership, clarifies duties and saves you from preventable legal headaches. Remember, whether you are in Nigeria or abroad, every property or business Agreement, Contract or document must be drafted by an experienced Property Lawyer to protect your interest. In law, small mistakes cause big losses. Never sign as “Mr. & Mrs.” It will not fly. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

KNOW THE DIFFERENCE BETWEEN ESTATE AND LAYOUT An Estate Is not the same as a Layout. Do not be deceived Many Nigerians in Nigeria, even buyers living overseas, rush into land/house deals because a seller boldly says the land is in an Estate. An Estate state is completely different from a Layout and knowing the difference can save you from making bad choices. A Layout is a mapped-out large piece of land divided into plots with access roads. It does not factor in drainage, security, fencing, electricity, recreational facilities, management or any real development. Anybody can create a Layout and call it an estate. An Estate, on the other hand, is planned and managed. It usually has proper access roads, drainage, security, internal regulations, assigned utilities, recreational facilities, healthcare facilities, shopping centre, etc. Sadly, many buyers fall for marketing tricks. Some real estate companies in Nigeria aggressively advertise Layouts as Estates. People pay, expecting organized living, only to see bushes and zero development years later. If you are buying land or building from a developer or individual, know the difference before paying. Before you pay or sign, get a Property Lawyer to examine the documents, verify the development status and ensure you are not falling into error. At Apex Chambers, we handle this for clients in Nigeria and abroad so they do not regret. Knowing the difference is the line between buying a dream and buying a disappointment. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com

PAYMENT FOR LAND/BUILDING DOES NOT CONFER OWNERSHIP ON THE BUYER One dangerous mistake when buying land/building is believing that payment equals ownership. It does not. Many people in Nigeria and abroad send money for land/house and start celebrating, not knowing that legally they own absolutely nothing yet. Until due diligence (investigation) by a trusted Property Lawyer confirms that the vendor is the real owner and you have proper proof of ownership (drafted land purchase documents) signed, stamped and perfected, the land is not yours. Payment alone is only a step, not the finish line. So engaging an experienced Property Lawyer early in the process is the right thing to do. He will conduct full due diligence, check the land/house ownership history, expose hidden problems, verify Government interest and make sure you are not paying for trouble. At Apex Chambers, we always advise persons (in Nigeria and diaspora) to rely on investigation, not assumptions. Without this, you stand exposed. You can lose your money to impostors, pay for land under Government acquisition and be dragged into land disputes you never knew existed. You can spend years fighting over land you already paid for simply because you did not secure proper proof of ownership. Payment does not give you ownership. Proper due diligence and land purchase documents done by an experienced Property Lawyer do. __________________ APEX CHAMBERS, Law Firm of Property/Real Estate and Business/Corporate/Commercial Lawyers, Attorneys, Barristers, Solicitors Advocates, Legal Practitioners rendering legal services, Legal Consultants and Notary Public with Law Office in Port Harcourt, Rivers State, Nigeria Phone: +234(0)7030868694 (Calls & Whatsapp) Email: info@apexchambersglobal.com Website: www.apexchambersglobal.com
