According to Gary McCarty, Self-Employed Entrepreneur in Several Fields, these are the common mistakes home buyers make that deprive Real Estate Agents their commission.


The first and biggest mistake would be trying to buy without the aid of a good experienced agent. I’m currently mopping up the mess of a first time buyer who purchased a place without an agent and got reamed. Bad!

But the basic premise of all Buyers, with emphasis on first timers is they are coming from a place of fear.

Now I wont let a Buyer make a mistake, from a transaction standpoint.

But new Buyers make these common mistakes much to the chagrin of their agents.

They hesitate. In a good market, you need to understand that whatever you see others are seeing too. If you come across a nice place that meets your needs, and has the elements you desire, you can be sure someone else, perhaps with less fear is also ready to make an offer. I have seen way too many wonderful properties slip right through their hands due to indecision (fear).

Then the other mistake is again, underestimating the market, and other Buyers. They want to place low offers on properties that are clearly excellent, and in demand.

I have come to the conclusion that this process of failure and disappointment must be played out by most all new Buyers before they get serious about the market.

It is this fact that has many experienced agents reluctant to help first time Buyers. They need to learn the hard way how the game is played. We work very hard on their behalf, only to have them undermine their own best interests.

Then once they finally are successful with an offer and open escrow, the fear creeps back in. Often during the inspection period, they may cancel over something a more experienced buyer would easily accept or overlook. Seasoned Buyers understand there is no perfect property.

There are many other answers but these stand out from my experience.



So when next you see your clients display any of these traits, warn them of the dangers of losing the property to another bidder because "no property is perfect"
