Commissioner visits Magodo Wetland, Restates Zero-Tolerance for Illegal Property Development

Lagos State Commissioner for Physical Planning and Urban Development, Dr. Idris Salako, on Tuesday, paid an official visit to the Magodo wetland for an on-the-spot assessment, just as he restated the State Government's zero-tolerance for illegal property development across the metropolis.

Speaking during the visit, Dr. Salako stated that the Ministry of Physical Planning and Urban Development, being responsible for the maintenance of an orderly, livable and sustainable environment in the State, would continue to implement the "zero tolerance" policy on all illegal physical developments, including the regrettable encroachment of the sensitive/ecological zones.

He noted that the visit to Magodo wetland became imperative as part of measures to preserve and prevent the misuse or abuse of all Greenbelts, Gorges, Water bodies, Wetlands and other vulnerable natural Landscapes in every part of the State.

Salako, therefore, assured Lagosians that the Ministry would continue to intensify efforts to enhance the sustainability of the environment by maintaining a diligent application of the State's policies and operational development plans.

During the visit, the Commissioner directed the sealing of all unapproved developments within the wetland zone, as well as buildings that exhibited clear signs of internal distress through tilting or cracks thereby raising questions about their structural stability.

Salako was accompanied on the visit by the Special Adviser to the Governor on Urban Development, Mr. Ganiyu Adele Ayuba; Permanent Secretary in the Ministry, Arc. Foluso Adebayo Dipe; General Manager, Lagos State Physical Planning Permit Authority, Tpl. Funmi Oshifuye; General Manager, Lagos State Building Control Agency, Engr. Biola Kosegbe and General Manager, New Towns Development Authority, Tpl. Kunle Aboyeji.

Recall that the Lagos State Government had earlier decried the illegal and unapproved housing development along the Magodo greenbelt area of State.

Okay, good luck to you and your would be clients.

I think you should make it residential, big enough to accommodate a tenant or two.

Since your family is still young, you should go for a commercial residency.
It will be a source of additional income to you.
The income from commercial property can be injected in any business from which profits are made.
I believe with time you can always build the private residency of your dream
Thank you, sir!

It's new year already. Honest opinions are welcome.
PropertiesPrivate Vs Commercial Property For A First Time Builder by GPSantena(op):
Hello bosses,

This has been bordering me for quite some times now. At any giving time, our taste and lifestyle changes, so do where we live and level of comfort. When it comes to building house, the situation becomes more dicey for me.

I want to start my first building project come 2019 and I am fixed between option of either a 4bedroom with 2room BQ or 3 flats of 3bedroom and two 2bedroom (3,2,2).

The four bedroom is private and the other option is residential. The confusion there is, while I am thinking of just building private for now and develop commercial later when I am settled, other thought is suggesting I should go for the residential, do basic finishing, move in with other tenants and build to taste my private residence later.

I have small family and still in my early 30s so I can still live comfortably with people in same compound.
As a first building which is better please, as dictates from experience. I am open to new ideas, no preference please.

God's favour as we end 2018 and more progress come 2019.

Happy new year sirs and ma!
