bsonenterprise: It depends on the fluctuation of the price of building materials in the market. Last year, i was doing finishing for a two storey project in PH, and while the client was still wasting time, cement went from 1550 to 2300. That alone pushed the cost of the plastering from 2.6 to 3.15 Building right now is dependent on cost of materials. Cement, planks, iron, blocks, sands and granite now have higher prices, and for engineers like myself, no idea when this will go down or if it ever will. For five bedroom, the rough estimate from foundation to roofing is broken down as follows... Approval for building in mainland Lagos, 250k, island 500k Foundation plus casting, OMo onile cash, labor and laying of blocks = 600k if more.. Materials 1st stage, 4000 6x6 blocks including fencing plus cost of gate... Blocks sells now at 150 that's 600k, plus cement (60 bags) totals 150k, don't forget sands,stones,steel and planks plus labor. Another rough 500k. Total is roughly 1.5m plus labour. Then roofing. I did one for a three bedroom recently, you can visit jonnytech at abule eggs to get a quote for your roof, don't go to towers, their price is insane, but the quality is the best. The roof I did was a step tiles aluminum roofing and it swallowed 900k. Now finishing, that one depends on your taste. For a five bedroom, you need soakaway, parking lot, tiles, ceiling, good kitchen work, POP, wall screding, wardrobes, etc... Book like 2million. And don't forget your borehole...pray your land is not on some rocky land because you might have to pay close to 500k if it is.
Now You See, you need roughly 5-6 million. And I hope you are not building at lekki coz you will for sure need double the amount.
At OP I'm not scaring you, building right now is expensive but it's worth having your house than living a fake life style and paying your rude and annoying land lord yearly. God will bless you. This made me remember a babe during my service days.... I currently have 2 plots (120x120) on which I intend having some residential apartments for commercial purpose.
I plan having a 3 b/rm flat with twin 2 b/rm flat at the back on one side while the other side will house 6 units of mini-flat and 2 units of 2 b/rm.
I intend having separate gates for the 2 units of 2b/rm and the mini flats (i.e 1 gate for mini and 1 gate for 2 units of 2b/rm) while the 3b/rm with 2 units of 2b/rm BQ will be totally fenced off from the other buildings.
Below are sketches of what I currently have. (The last picture is a sketch I came up with in order to allow for privacy for the mini flats and 2 b/rms but the Arc said the land will not take it if i intend having the 3b/rm and 2 b/rm on the other side even though i suggested using a bit more than one plot for the sketch.
I will appreciate constructive criticism of the plan as well as ideas of how I can separate the three set of buildings or at least introduce some measures for privacy especially with the side that will house the mini-flats and 2b/rooms.

I just acquired 2 separate plots of land very close to each other. One plot measures 35ft by 145ft while the other is the standard 50ft by 100ft.
The first one which measures 35ft at one side increases to measure 45ft at the other end. Not a perfect rectangle. But the length measures 145ft to compensate for the shortcomings of the breadth.
I wish to build my private residence on one of the plots and build flats for rent on the other. I am looking at the possibility of having twin 2 bedroom flats and a room and palour self contain which will be available for rent.
My own apartment will be a 3 bedroom flat by God's grace. I need advise as to which plot I should use for my personal apartment and which should be for the rented flats. Any advise also on how to make the best use of the long plot of land is welcomed. None of the plans I stated above is cast in stone. I am welcome to better plans and ideas from more experienced hands on this platform.

einsteino: The hard truth is an architect draws pretty pictures that he has no idea how to make stand. There is no limitation to what an architect can model. One can model a completely suspended building in revit, archicad.. Can cantilever 40 metre span.. Can have an overhang of 400 sq metre supported by just a brick wall.. It is all just pictures and models.. The civil engr tells him what is obtainable within the budget and the prevailing technical conditions in the country. The way the industry works, engrs call architects dreamers and architects call engrs killjoys.
You dont hve to feel bitter about it. It is one thing to dream, it is another to make it work. It is not too late to go get a second degree in civil engineering so you can have all the competent technical know how you require to make your projects be the way you wish.
moreso nigeria isnt dubai, it is the truth. Such pojects require a lot of money for an engr to be able to explore alot of options and assemble a large competent team. Here it is hard for a civil Engr to even specialise unlike in developed nations. I have carried out many projects that budgetary constraints made me negotiate modifications with the architect. Heck it is almost mission impossible to produce grade 40 concrete in Nigeria which is the minimum grade of concrete in eurocode. The yield strength of rebars in nigeria mkts can not be vouched for, some are as low as 300N/mm for socalled high yield meanwhile it ought to be 460 minimum. Clients refuse to carry out proper geotechnical investigation that would educate the engr on the soil bearing capacity the structure would sit on. What are engrs to do? These factors greatly inhibit our engineering capacity. Even when u profer smart solutions that would save aesthetics, the same client wouldnt be able to afford it. The client doesnt want to spend money on his own project, the engr isnt paid something that even encourages thinking outside the box but the architect is still drawing beautiful dreamland pictures without taking into cognisance the difficulties and risk it would pose in a nation like ours.
Yes there are incompetent engrs and i agree many of them hide their incompetence by avoiding projects that require the most basic ingenious solutions. I have met a number of them, but the truth is alot of folks who parade themselves as civil engrs are not, even Architects also parade themselves as engrs and i have met a good number of incompetent architects too. I work as a consultant/design structural engr and i know the sacrifices and efforts it takes to be a competent engr. Civil engineering is very tasking, intellectually and otherwise. Yet an architect would dare ask an engr to carryout structural designs for peanuts. They want you to offer competence at the fees of quacks.
If you want competence, you must be ready to pay for it. You shy away from employing the service of a competent engr because you want to cut cost, only to run to quacks and come out here and insult an entire profession based on your experience with the quacks, it is not nice a thing to do at all. If i wrote an epitsle detailing the level of incompetence of some architects i have worked with, generalising and ridiculing your entire profession, how would you feel? There are many civil engineering consulting firms in Nigeria and they are very competent, employ their services. Most of the foreign construction firms employ the services of indigenous engineering consulting firms, I dont think you know better than them. I too am a competent civil engr and you can reach me for your structural designs. I have expertise in steel and reinforced concrete structures and software proficiency in STAAD PRO, Tekla Structures, Revit Structures, Robot Structural Analysis, SAP 2000, Orion and Auto Cad.
Oh that reminds me, you made mention of detailing in Orion being bad. Oh yeah every software has its limitations but it doesnt make one incompetent to employ them. Orion slab detailing is a disaster, its foundation details isnt a sight to behold either. I only endorse its beam detail but that needs some tweaking too. Personally draughting using Autocad is still the best due time the flexibility it avails its user but it is a painstaking process and involves too many repetitive and time wasting actions. To avoid this, Cads RC and revit structure can be employed if one can survive the learning curve. To engrs please make sure you understand the software you use perfectly well. Orion doesnt span slabs purely in one way, doesnt matter if u change the slab type.. Also be sure to introduce hinges before analysis because its details doesnt cater for fixity. Its foundation footing sizing is also too conservative. Personally, good old manual structural designs and calculation is a favourite and is always a good backbone, however automating the process makes it speedy.
Lastly engrs please a software is a garbage in, garbage out tool. You can't get what you didnt give. It is only to automate what you already know not what you dont. An engr reads more on graduation than he did in all his years in Uni combined, keep developing yourselves. Hopefuly we would take our profession back from the quacks someday. U've said it all....
