The Covid-19 pandemic has doubtless cast a dark shadow over the real estate sector but for the bold investor with foresight and investment plans, there are still some bright sides of the pandemic to forge ahead with property investment.

So what are the Bright Sides of the Covid-19 Pandemic on Property Investment?

1. This is the best time for those with disposable income to get good bargains for great properties because there are property owners now who are desperate to convert their assets to cash inorder to be liquid.It is definitely therefore the best time to pick up the best deals and create wealth in the long term.

2. Real estate is an asset that retains value for an investor in the long term and is also a good protection against inflation. For the investor seeking an opportunity to invest in asset for the long term, property is an asset worth investing in for the long term and especially at a time like this where it is easier to get good deals for great properties.

3. Many investors have adopted the sit-and-watch approach to investment decision, cautiously observing the economic trends in relation to the Covid-19 pandemic, which means there are more properties for sale than there are available buyers. It is a common fact that where supply exceeds demand, prices are automatically affected and this gives the investor with substantial investment fund the best time to buy great properties at best prices.

4. For many prospective property investors waiting for an opportunity to buy properties at discounted rates or distresses prices, they just might be lucky at a time as this to buy properties at rates below the ideal market value because some property owners and real estate companies may be forced to sell off their properties at discounted rates or distressed prices just to stay liquid or stay afloat.

It is therefore not all bad for the prospective property investor after all.

The world over is grappling with the effect of the Covid-19 pandemic which has had a devastating impact on the world economy, with global oil prices dropping at an all time low, stock markets crashing, job losses and salary cuts ramping up across all classes of the work force and businesses closing down.

The consequential effect of all these is that economic activity in many sectors including the real estate sector has either slowed down or grinded to halt.

What are the big challenges?

1. Economic experts have advised that it is important to have access to liquidity during crisis such as this, which means a lot of people who invested in properties with the hope of reselling are finding it very challenging as many prospective buyers who had saved up to buy properties are now holding unto their cash and unwilling to tie it down in any property purchase. In other words, there are more properties in the market but very few willing buyers.

2. For those who invested in tenanted properties i.e. properties with existing tenants or those who bought land, built on it and leased it out with the hope of generating passive income from the rents paid by tenants, this might be a very challenging period as most tenants are faced with job losses, salary cuts or loss of income from business inactivity .Many landlords right now are forced to grant rent reliefs which is a major dent on their anticipated investment income.

3. Many of those who invested in event centres with the hope of generating income from its lease are currently counting their losses because of the ban on social gathering. In other words, with no parties, no weddings, no concerts, there are no events to generate returns on investment.

4. With the social distancing rule forcing many employers to ask their employees to work from home, investors in commercial properties with offices are having a hard time leasing their office spaces. Many businesses with plans of expanding and therefore acquiring more office spaces have had to shelve the idea in order to comply with the social distancing and also sustain their businesses.Some start-up businesses with intentions of leasing offices to operate from are having a re-think and operating their businesses from home with the aid of I.T.

5. For those who bought lands and are currently in construction or developmental stage, with the social distancing in place and builders having to observe it, property development will either be put on hold or slow down greatly, which also has its attendant financial implication

6. Real estate developers with instalment payment arrangement with subscribers to their estate are currently faced with many subscribers’ inevitable non-compliance with their scheduled payment plan as a result of the pandemic’s adverse effect on their streams of income. Many subscribers are already in talks with Real Estate Companies to defer payment to a more convenient time and many if, not all will be forced to grant the deferment concession as the request for the deferment is a global phenomenon and everyone is affected one way or the other.

In spite of the dark side which makes the real estate sector appear like an unattractive sector to contemplate at such a time as this, there is a silver lining for the bold investors with foresight which will be the focus of my next post.

The angles to property acquisition are numerous and a secured approach to each is very important to avoid becoming a victim of a bad land transaction.

The angle in focus is on how to secure your legal hold when buying a C of O land belonging to a late property owner. If you find yourself in this position, the best approach to such an angle to property acquisition is to verify if the late owner left a will and be sure you are dealing directly with the persons named in the will as the new owner(s) because by the will they have the legal authority to sell the property to you. In transacting with the persons named in the will, you put yourself in the legal position to secure your legal hold/title to the property because with the signed property agreement between you and the named person(s) you can apply for your governor’s consent or tile to the property.

If the reverse is the case and the late property owner left no will, then the persons or family members claiming to be the new owners must provide you a letter of administration obtained from the court which gives them the legal authority to sell the property to you.

Where the late owner’s family members or persons claiming to be the new owners cannot provide the will of the late property owner or a letter of administration from the court, then they have no legal authority to sell the property. When they have no proof of legal authority to sell the property and you go ahead with such a property transaction, you pay for a property you have no legal hold to and no legal right to secure.

Investing in property either for residential or investment purpose is a dream of many people but it is also a dream that appears unachievable for many for one reason or the other. Today’s post is on the three usual suspects why many fail to realize this dream.

The number one usual suspect is that a large amount of money is required to buy a land but the reality is that while land in urban areas are quiet expensive, land in the outskirt of these urban areas or in the hinterland are cheaper to buy. In many cases, land will never really become cheaper so buy land where you can afford.

The number two usual suspect is that land transactions are fraught with all sorts of fraudulent activities but you can avoid becoming a victim of a fraudulent land transaction by engaging professionals who will carry out due diligence before you part with your hard earned money.

The number three usual suspect is that land investing should be considered only when a person is more comfortable but the reality is that there’s really no time when it will become easier for an average citizen to buy land. It is only when investing in property is made a priority that it becomes a reality.
