Your description is quit vague and can't give a fair guide as how to advise you on this. Near MFM is not a rounded description. I would love to know if it's at the mountain top university side and how close it is to it, or at magboro side and how close to the church it is. Or better still, how close to the expressway it is. These factors as mundane as they are can do something to the price. Check to be sure it's not a property in dispute, if it's not an Estate environment. |

Ibeju Lekki Local Government Area in Epe Division of Lagos State with its administrative centre in Akodo is located in southeastern part of State and covers an area of 455sqkm with a population of 117,481 as per 2006 population census. It is home to Lagos Free Trade Zone which occupies about 16,500 hectares of land bounded by Lekki Lagoon and the Atlantic Ocean which was launched by Lagos Government in 2004 to: 1. This project is estimated to create over 300,000 jobs on completion though at the moment seem to be lagging behind considering that the completion date was originally set for 2009 for the phase 1. But in 2014 there has been a renewed expectations on the prospect of the project with the coming of Dangote Group to the location who acquired 10,000 acres for its Refinery and Fertilizer Plant projected to create a minimum of 8,000 jobs altogether on completion about 3 years from now - 2018. It is expected that on completion of Dangote Projects, a minimum of 8,000 jobs would have and with time, over 300,000 direct jobs would have been created. These figures can in turn be translated to mean need for housing in the same number excluding the multiplier effects of such window of opportunity. The probability of this demands is as high as 80% - 90% given that Lagos State is generally prone to traffic gridlocks, it will be wise for the workforce for these facilities to live as close as possible to the facilities. From the foregoing, it is obvious there is a housing deficit of not less than 300,000 housing units in Ibeju Lekki and environs. Those who will become millionaires out of investment in that part of Lagos State are those who can see ahead today and are willing to take calculated risk in that regard.
