What is LAND BANKING? The name implies almost exactly what it is. Rather than putting cash into a savings account (where it will earn a maximum of 1% interest every year) or the stock market (which has become increasingly unpredictable in recent years), some entrepreneurs have taken an alternative approach by acquiring LAND and in doing so, they have chosen to park their cash in a tangible, fixed asset – one that cannot be broken, stolen or destroyed. Vacant land gets ignored by most new investors because let's be honest – it just doesn't sound that exciting. Unfortunately, this causes most people to overlook a lot of the advantages that land has over traditional real estate investments (e.g. – houses, apartment buildings, commercial properties, etc.). Unlike most residential and commercial buildings, land costs virtually nothing to own… no utility payments, no tenant problems, no termite infestations, no leaky faucets, no broken toilets, no mortgage payments. Think about it… you can buy a piece of vacant land today, walk away from it for 10 years and when you come back, nothing will have changed. Can you think of a safer investment? And think about the economics of land… this is a resource with a supply that is always going down (after all, they aren't making any more of it) and a demand that is constantly on the rise. Given the value proposition that comes with owning land, I often find myself scratching my head and wondering “Why aren't more investors involved with this??”

If you were offered the opportunity to invest in Lekki (maroko) and you missed it, then there is another brighter opportunity you may not forgive yourself if you miss it. Come to think of it, Lekki phase 1 and VGC are not in the midst of any special projects or sites that are influential in appreciating properties, those estates are just well structured with good layouts and with facilities that meets ones expectations. These are small in comparison to other opportunities in Ibeju-Lekki. It's undoubtedly that many landowners in Ibeju-Lekki might eventually sell part or all of their hands to banks, hospitals, Schools, Filling Stations and many other business entities. Why? Lagos is moving to Ibeju-Lekki. Lagos started from Ikeja to Festac, then to Surulere. Later on, it was Magodo. At a point in time, it was VGC, then Lekki. Right now, the new Lagos is Ibeju-Lekki. So if you own a property where a Financial Institution would love to be situated, then be ready to be offered a blank cheque and fill it yourself. If it where Total Filling station would love to be situated is where you have your property which you acquired at the rate of N700,000 per plot, then be ready to be visited by top businessmen to talk real money into your ears and smile to the bank. You know what? You cant wait for that moment before you take a step. Ask those that missed Lekki they will tell you. Dont wait for Real Estate and invest, invest in Real Estate and wait. Those who key in right now are those who will benefit from it........ |
