Good write up but the realities on ground are very different. I was an advocate of real estate and I have invested millions into property (houses, flats, lands, shops etc) over the last 5 years. I took time to do the maths recently and I realised that the opportunity cost clearly outweigh the ROI from these ventures. Here are the facts:
1. I had an opportunity to invest on treasury bills or by a shop in lekki for 5m . I opted for the later. The rental income was a paltry 250k per annum gross without discounting for maintenance cost and estate management agent cost. The asking price of the shop today is 6m. At treasury bills rate was 18% for 5 years. Do the maths.

I have other experiences that are less palatable than this. Rental income is normally between 5 to 7%. Normal property appreciation could even be lower. There are "trophy property " that could bring a lot of returns but they are one and far between. Go to the cemetery of lost investments from real estate, you may never touch it again from a dozen feet away. Remember only successful cases make the news. It's like a lottery.

The possibility that taste and preferences may change after 3 years got us thinking. Though a 5 seater is not bad for a family of 5, what if there is an unplanned addition to his family?

Financing for cars here could let you pay only a rental value for first 3 years thereafter you could drop the car or own it for half the original price. This maybe the best way to go.

Older Volvos on the roads do not look as appealing as Mercedes-Benz of same year. Mercedes-Benz has very high safety and durability records.

Thanks everyone. We are back from our car shopping. Here are our finds:

1. Mercedes-Benz GLC:

Like any other Mercedes-Benz it is quite loaded. However it is more like a crossover than an appointed SUV. The inside is spacious and the leather interior feels right. Quoted price: 50k euros ( key in hand)

2. Landrover discovery Sport:

Though it doesn't have the solid look of the LR4 or the premium Range Rover models it stands a bit taller than the Mercedes. The rear seats of the 7-seater option looks squeezed in and the cargo compartment is very small whenever the rear seats are in use. It is a nice ride by it's own right. Quoted price: 55k euros (key in hand)

3. Volvo CX90:

This car is the only real SUV among them. It looks brilliant both inside and outside and have an array of push buttons. The rear seats are real seats. Its finishing inside is not as crafty as the Mercedes-Benz but it's still above average. Quoted price: 57k (key in hand)

Answers to your questions:

The guy lives in Europe and may be here for the next 4 years. He doesn't need any car in Nigeria until 2020 or 2021 when he returns. However he plans to buy a car he can use here right now and pay off the credit by the time he is ready to move. He hopes to take the "baby" to Nigeria on return.
