8. Don't ever use the phrase 'Monkey no fine but im Mama like am' else the pox will come upon u like a Hurricane.

9. Don't allow any of ur children to be jumping upandan like Monkey else dem go catch am o! It is better they jump like Antelope or any other animal.

10. Run 440 if u spot anyone with the disease. Avoid unnecessary physical contacts, especially in Bayelsa State & always wash & sanitise ur hands b4 eating. If u can help it, stay in ur house until this scourge is sent to meet its cousin (Ebola Virus) in the pit of hell.

11. Avoid wearing Monkey jacket.

For all those here that have not visited Delta state or did not visit Delta state. I can tell you that I live in London and visit Nigeria a lot,
of all the states I visit regularly Lagos, Rivers, Abia, Delta,Edo. The amount of development in Delta state can not
be compared to any of the states above in Ibori's 8 years.

So this percentage madness in Nigeria has now gotten to architect's as well. Please where in the world does a professional charge a percentage of the value of the project, I would expect him to charge on the amount of work that he needs to carry out.

How can a lawer tell you he wants 10% of the value of your land, and the agency wants another 10% then the architect wants 4%.

Na wa o! if man wan thief e better to carry gun make all man know say na thief.

Any way back to the thread, I am building 4 units of 4 bedroom terrace houses see my cost below I would expect your's to be far less -:

Drawing of plan and approval - 120K
Pegging and digging of foundation - 25K
rods @ N1600 12mm 150K
granite 45 tons 230 K
sand 36K
cement 180K
blocks 270 K
labour(iron bender, carpenter, brick layers, german floor ) 175K

Total = 1.85M ( Remenber this is for 4 terrace houses )
