REACTIVE REPAIR STRATEGIES FOR CONCRETE CRACKS IN CONCRETE AS A RESULT OF CORROSION IN REINFORCEMENT (SPALLING) Once concrete begins to show signs of defects and/or surface damage, the structural integrity is already compromised. Reactive repairs are shown as Stages 2-4 on Figure 1.1. A coating or corrosion inhibitor would be insufficient until the concrete is repaired. Depending on what stage of deterioration has taken place will directly coincide with what repair method will be required. PATCH REPAIRS Patch repairs all follow the same basic activities. The goal is to clean the reinforcing steel to prevent future damage. To gain access to the reinforcing steel, mechanical means are used to remove the concrete cover which can include pneumatic hammers, hydro jetting or milling. All of the cracked and delaminated concrete must be removed to fully expose the corroded reinforcement. The corroded steel is then cleaned by sandblasting or wire brush and an application of a protective anti-corrosion coating to the steel is applied. At areas where the reinforcing bar has corroded beyond 20% of the original size, additional bar shall be spliced in to guarantee structural integrity. Once all of the reinforcing steel has been cleaned and protected an application of repair mortar is applied to replace the damaged concrete. This article focuses on Cost Models that are used in building construction. A good knowledge of them can help cut the cost while building your house. The two major cost models relative to the project design are; Cost to design (CTD) and Design to Cost (DTC). Cost to design simply means putting up a design first and then estimating the total construction cost from the design usually without tying it to any budget while Design to cost entails stating your budget for the project first, then ensuring that the project is designed to be completed within that budget. For instance using the recommended DTC model, a project owner can approach a designer/contractor with say 4 Million Naira to construct a simple bungalow and achieve his/her desires within it in the following simple steps; First, you discuss the development idea/concept with the designer/contractor, Thereafter you reveal your initial budget, say 3.5 Million Naira and retain the balance, Then request that the designer/contractor provide two or three design options that can be achieved within your budget and based on your specifications (e.g. It should consist of 3 beds -all rooms en-suite, French-style windows, an ante-room, slanting height, a court yard etc). However it is strongly recommended that you employ the service of a designer/contractor with good knowledge of both design, estimation and construction from the start as it is in common knowledge that most independent designers/architects aren’t good estimators or alternatively you co-engage a Quantity Surveyor to achieve your cost goal (You will have to pay for this service say around 5% of the total project cost). Once the preliminary site investigation is completed and the building designs and cost estimates are ready, you then choose the most appealing design. Do not hesitate to pre-inform the estimator/contractor to simplify the cost estimates by breaking it into two main sections one showing the Material cost/schedule and the other, the labour cost/schedule (which will include the contractor’s profit so that it can be negotiated separately). You have to study the estimates carefully and compare for consistency with the design. Because some features would have been deliberately excluded in the design in order to make it fit into the cost plan, you may have to add some much desired features (like special finishes, fittings and fixtures, etc) within your initial retention budget (in this case, the 500,000 NGN left). But don’t use all of it; keep a fraction for contingencies, and you are good to go. However in the Cost-to-Design model, the project owner/landlord can be disadvantaged in that the designer/contractor may come up with fabulous designs that may be far beyond your budget because there have been little or no consideration of the cost implication of the design at the initial stage. This is the most common case in practice. When this happens, subsequently the project owner lured to this expensive design begins to run helter-skelter to source for additional funds to complete the project and this is not usually a funny experience. Think carefully and make the right choice of cost model to adopt for your next building project. Note: this post addresses charges among other factors to consider while buying into an estate and is not to discredit the private estates but to educate buyers and give them more options. Because of the advantages of leaving in a gated environment many are failing victim of heavy charges in facility management, developmental levy and so on. Before you buy a property in a gated community especially privately owned estates, ensure you get a contract documents from the company that clearly stipulates all the charges especially: 1. Developmental Levy and 2. Estate/Facility management cost. I have realised in the cause of doing my job that many of these private estates will not disclose these charges to you until after you have bought into their estates and develop your property. These charges varies and can be between 700,000 to 1,500,000 yearly or even more. And when you default or can't pay on time, you are harassed by the management. Many home owners are leaving like tenants in their own houses due to heavy charges they pay monthly and yearly as Facility Management cost and the rest. There are several cases like this in court today as a result of these lapses. So ask questions and get written agreement from the estate owner. Furthermore, If these charges are a concern to you and you want to leave in a gated environment because of the advantages especially security factor, you can consider Community Development Association estates (CDA) to avoid the above concerns. With CDA, you provide and maintain your own sewage system, water system and have full control on your electricity charges. Many CDAs are gated communities with good security arrangements. CDAs provide the opportunity to structure your yearly expenditure on facility management based on your income. Because in CDAs, you manage your own facilities excluding security that is joint. When facilities like roads and drainages are to be constructed or maintained, the CDAs Levy members and members are landlords like you. Note: you must make sure you buy properties with individual C of O or Governor' Consent. Also, ensure you do your search through a competent lawyer like the one we have in the house (omoonile lawyer) before you buy one.
