Thomas Edison once said, “Many of life’s failures are people who didn’t realize how close they were to success when they gave up.”

The wisest of them all, King Solomon opined (In Proverbs 12.24... “The hand of the diligent will rule, but the slack hand will be put to forced labor”.

That the contrast is never between the gifted and the ungifted, the lucky and the unlucky, or the rich and the poor.

But that the contrast is between the persistent person and the lazy person. The persistent person is the one who is successful.

EXAMPLE OF THE POWER OF PERSISTENCE IN ACTION

✅There was a young boy who enjoyed eating pound cake. He enjoyed it so much that the kitchen committee took notice of his affinity for pound cake, and every time there was a second program they would put an extra piece of pound cake on his plate. One day the boy happened to be at the end of the line, and when it became his time to be served, all of the pound cake was gone. He was distraught.

There was a mother of the church who noticed the distress on the young boy’s face, so she went over to console him.

The mother told the young boy, “I know how much you love pound cake, and today all the pound cake is gone. But I’m the one who usually makes the pound cake, so if you come by my house I will give you your own pound cake.”

�This young lad took that mother at her word and on Monday he walked down the street to her house and knocked on the door, only to find that the mother would not answer the door.

�Tuesday came, and the young boy went to the mother’s house to retrieve his pound cake, and the mother did not answer the door.

�Wednesday rolled around and the young man went knocking on the door, only to walk away rejected because the mother did not open the door.

�On Thursday he was sure that he was going to get his pound cake so he strutted down the road, he knocked on the door louder than he had knocked all week, and stayed longer than he had stayed before. He walked away Thursday without his pound cake.

�Friday came and he sat sulking in his room because he felt that the old woman had let him down.

� He finally mustered up the strength to give it one last shot.������

He walked down the road with his head hanging and his feet dragging. _He got to the woman’s address and before he could knock, the mother opened the door._

✅When the door opened the young man collapsed in tears. She asked the young man, “why are you crying? I thought you might be happy to have your own pound cake.”

��The young boy said to her, “you don’t understand what I had to go through to get this pound cake. I walked down here on Monday in the rain. I strutted down here on Tuesday in the snow. On Wednesday my knuckles began to hurt because of all the knocking. On Thursday I didn’t feel well because of the rain on Monday, and the snow on Tuesday. But on Friday you finally answered the door. I thought maybe you had forgot about me and that I would never have my own pound cake.”

��To this the mother of the Church replied, “Son you need to understand, for while you were knocking, I was baking. Had I answered the door when you wanted me to, the cake wouldn’t be as sweet as it is.”

*Moral of this story:*
1. Some of your hustle is still in the baking process, you must wait for it and don't you ever quit or give up on yourself!

2. You must keep pushing to bringing your dreams to reality, no matter the seasons, the times and circumstances not withstanding...

3. No Pain, No Gain!... You must be very willing to give it _"the no matter what it takes attitude"_, be willing to sacrifice your all - to making your Sales Goals a reality...

4. That moment you feel like giving up might just be your breakthrough moment...

5. It doesn't always feels right in the quest of chasing your dreams but you must rise up above your fears, conquer your fears and doubts, and keep showing up everyday, keep posting your products everyday, keep learning everyday, keep talking about your sales goals everyday. Life is a jungle, and there's no gentility in the jungle, you either hunt or be hunted - out of the market!������

Embrace the fresh opportunity to make more money

The position of the law is that an illegal property acquisition CANNOT be cured by obtaining a Certificate of Occupancy (CofO) on the property. If you acquire a CofO on an improperly or illegally acquired land, the exercise is fruitless and the CofO is worthless. 

This was what the Nigerian Supreme Court said in the recent case of  DR. ATIKU ADERONPE v. ALHAJA SOBALAJE ELERAN & ORS. [2019] 4 NWLR Pt. 1661 Pg. 11-12 where the Court, Per Ejembi Eko, JSC said that:

"In keeping with the provisions of Section 9 (1) (c) of the Land Use Act, 1978, there must have been an entitlement to a statutory right of occupancy before a certificate can be given as evidence of such right. Stated differently, when there is no right and a certificate is issued, such certificate as in the case in hand is not worth even the paper it is written on. I place reliance on the cases of Olohunde v Adeyoju (2000) 10 NWLR (Pt. 676) 562 at 587-588; Ogunleye v Oni (1990) 2 NWLR (Pt. 35) 745 at 780."

Therefore, it is pertinent to do your due diligence before acquiring a property in the first place. After proper acquisition, you can then proceed to obtain your Certificate of Occupancy or Governor's Consent as the case may be.

In the 70’s for instance, a plot of land in Ikoyi was sold for N2 Million, but the current rate is as high as N300 Million.

The smart investors who acquired land in Ikoyi then are now reaping huge dividends on their investments. The case of Victoria Island is similar, as far back as in the 80’s a plot of land was sold for N5 Million, but today, same dimension of land is sold for as high as N150 Million.

Mr Okafor( not.rral name) was paying N9,000,000 (Nine Million naira) yearly for 3 bedroom flat in Maitama, Abuja.

It was later increased to 10M and he was paying.
He had.no savings,no investment.

He depended only on his salary job and believed the job will surely be coming.

His belief:

"When you live in the neighborhood of big men, you will behave like big men. You roll with big men.

It's all about Packaging.

You will be able to network".

His junior colleagues went to the developing areas like Lugbe, FO1 Kubwa, Ushafa and bought lands in the selling estates there.

They used their salary and built to their satisfaction, the kind of house they needed. They also rented out the boys quarters and built other commercial houses and shops and rented them out.

This man in Maitama was making mockery of those friends of his for living in the outskirts of the city. He said they live in the village and shouldn't claim they are in Abuja.. He always argued that living in the neighborhood of the rich makes you have respect, you network.

Fast forward to the second tenure of Bubu, something happened. The man was sacked.

Remember, for the past 10 years, he has been paying rent between 9M to 10M in Maitama when all his mates became landlords.

His rent is expiring next month, no money to renew it or even get another one. He told one of his friends— those he laughed at for staying in the village to give him a flat from his house.

He sent him the number of the property lawyer.

He was shocked and.called his friend that why is he referring him to his property manager.

In his words he said to his friend

"Excuse me. You are my friend. You should give me this for free. You know what I am passing through".

His friend replied him:

"Building materials didn't come to me for free. The land I bought wasn't for free. Please, my house has been handed over to a lawyer. If you need it, call him, he will tell you the price.


There are others who need it. I can only convince my lawyer to give it to you because we are friends. So, if you are serious about it, you let me know".

He paused, they paused; both of them paused.

This is not fiction. I know those involved.

Over 10 years of living in the neighborhood of the rich, ọga is still poor.
