For you to effectively use land banking, as a tool for wealth MAXIMIZATION, you need to understand the system that works. Lagos State just opened a 110 bed hospital in this city. So imagine the kind of appreciation that properties in this axis will experience in the next 2 years when Dangote Refinery commences operation. If you’re like most real estate investors, you’re probably thinking of pursuing this Investment strategy with one or two primary goals in mind: ✅To buy a property and flip it for a profit as soon as possible. ✅To buy a property and create a dependable source of passive income. Both strategies are completely legitimate, time-tested methods that have created a lot of wealth for a lot of people in real estate. However, of all the various ways that people pursue real estate investing, one of the most overlooked and underused strategies I know of is a buy-and-hold technique known as *“Land Banking”.* Several Nigerians who live abroad are looking out for investment opportunities to invest their money on. No other investment opportunity in Nigeria offers a better return than the real estate sector because Land never depreciates. The most horrible thing that can happen to Land is for the price to remain constant but that can just be only for a while. But most times prices of properties especially in strategic locations usually experience sporadic price increase or accelerated appreciation A very good example is the Sangatedo, Ajah and Ibeju Lekki corridors. 2 clients of mine in diaspora bought plots of land in a very strategic location along the Ibeju Lekki corridor in year 2020 for a million naira, as we speak the land is already being sold for #3M per plot , a whooping 200% appreciation within a year. Imagine what will happen in 2 years time, by the time Dangote Refinery starts operation, that property will not sell for anything less than 7M. Rather than saving your cash in the bank where you make like 3% in a year, why not just invest your cash on landed properties where you can get between 50% to over 100% profit within a year. Anybody can leverage land banking and earn substantial revenue on investment when you work with the right Investment partners. It’s a far better option for those based abroad on the grounds that since they don’t live in Nigeria, they are progressively patient to leave the land to significantly. appreciate before selling. Even for people resident in Nigeria, you won't know how fast the years seems to fly by when you just buy and forget about it.
