Going by the post, I believe you don't have any experience in poultry farming. As you may have heard, poultry farming is very lucrative but not a straightforward venture. Starting small will make a lot of sense. In my opinion, money close to 10million is way too much to start a business you know nothing about, a business as risky as poultry farming... especially when you can start small. |

[I find these questions really interesting because I have an open courtyard in my house up North (kano).... interestingly, mine is quite different from the one EgunMogaji showed here. The open courtyard is in approximately the middle of the building and four walls are erected round the courtyard. The walls are very high and they serve as the king post of the roofing. The roofing only slant outwards. Though adequate drainage system was provided but even when it rains, the water that falls in to the courtyard isn't that much. Unfortunately, I don't have a picture that was taken from the top of the courtyard. An open courtyard is really amazing and poses no security issues. By the way, I have a silent follower of this section for quite a while.]@EgunMogaji What's that non sand filled area of your foundation? If I can remember, you said somewhere that your floor plan includes a "courtyard" or something. Is that the courtyard? Again if I can remember you also talked about an area in your building where you can come out at night to the sky and on a moonlit night but feel secure....Right? So is it like a panic area as in panic room? What's the roof design for the mentioned area? Are you going to roof the area inline with the entire building or you are not going to roof it to access the sky at night and day? These questions throw a lot of implications and challenges that need careful thought and planning: If the area is an island courtyard with no roof, did you include in your foundation water drainage from the area? What happens during the rainy seasons? Water accumulates in the void and sip into your foundation if there are no drains. Your foundation will be near permanently wet. A constantly wet foundation is a serious cause for concern. There is also the potential of algae growth on the walls. If you are going to roof the area, it means the area will be constantly dark, dank and damp without natural sunlight and air circulation. And why did you elect not to sand fill the area? Even if it's a courtyard it has to be at same level with the rest of the house so one does not come out into a "hole".[/quote] |

Mine is a 3 bedrooms with two living rooms. I spent about 8 million naira. The living rooms are tiled with granite tiles. Casement windows and naija made doors. Suspended ceiling. I ran out of cash so we packed in without doing the kitchen cabinet.... This may not be helpful to you. But my sincere advise is that whatever you do, engage a professional and don't let anybody handle your job without confirming his/her competence. |
I completed my building not so long ago (different state though) and I can tell you that most of the quotations above are reasonable. If he will be honest, I expect a very solid house with a modest finishing. It can still be built for less thougb, but never compromise the integrity of the building. One mistake I made was to give a nonprofessional with no experience handled my building. Hope you won't make that mistake. Good luck. |

I think one of the biggest challenges you haven't mentioned about this investment is the uncertainty in supply... I am from the North and I have seen investments like this crumble to standstill due to inconsistency in supply from the main source. Inconsistency in supply could prove very risky to this investment. Hello All, I am a silent but ardent follower of the property section. I have learnt a lot concerning building courtesy to segzy and his likes like Haj Muftau, spyder and many of those who share their experiences and knowledge. I say big THANK YOU. Unfortunately, I am not so advantaged to use the services of some of the professionals here because my project is down north (Kano). I started my building with the intention of roofing it with aluminium roof. Therefore, I used few RCC columns. The lintel of the building is already done but now I am toiling with the idea of decking. I wanted the decked top to be used for ACs, dishes, tanks, as a sit out and can also be used for sleeping during very hot nights (by the way, north can get very hot at times). My question: Is it possible add columns that will support the weight of the decking, tanks, and live weight? Thank you. |
