I have a fair knowledge of Abuja properties to be modest, if you want result you will get it, I may or may not be a direct agent to seller but I don't usually do chains of agent due to my network.
Bungalows are not that common within fct, most of what you get are old bungalows in the phase 1 and newer bungalow in phase 3 mainly in an estate like in galadimawa, Lokogoma and apo/dutse axis. Apart from apo/dutse were you get a global c of o title others are mass housing.

Gwarinpa and kado estates has so e old sets of bungalows too but some are renovated.

If you don't mind renovating, you could get bungalow in phase1 that is wuse and Garki to your spec. Also your client budget will also tell were best you could get the bungalow.

If your client won't mind a duplex too.

In sunivale estate, I have a 3 bedroom bungalow with a detached 2 rooms bq on a land size of about 800m². But it will need renovation going for 35m. Attached is the pic
