If you’re around Ikeja, Allen Avenue, Opebi, Alausa or Maryland, you have probably seen plenty of IELTS adverts. “Band 8 guaranteed.” “Pass in 2 weeks.” “Best IELTS tutor in Lagos.” Forget the noise for a moment. There is a more important question: Do you actually know what is stopping you from getting the score you need? A common pattern is this: You take a practice test. You get 6.0 or 6.5. You practise again. You get roughly the same score. So you take another test. Same problem. At some point, doing more questions is not enough. You need to understand the mistake. For example, look at IELTS Writing. The question asks: “Some people believe that university education should be free for everyone. To what extent do you agree or disagree?” Many candidates start writing immediately: “Nowadays, education is very important in our society…” It sounds fine. But what is your actual position? And can you explain why? That is where the real work begins. IELTS Writing is not simply about producing 250 words. You need to understand the task, develop relevant ideas, organise them clearly and express them accurately. Another example: paraphrasing. Many candidates think: important → significant people → individuals problem → issue Done. Not necessarily. Real paraphrasing can involve changing the sentence structure, changing word forms, using active or passive structures, or expressing the same meaning in a different way. For example: Original: The number of people working remotely has increased rapidly. Better: There has been a rapid increase in the number of remote workers. Same meaning. Different structure. That is a more useful skill to practise. So before you book your next IELTS test, ask yourself: 1. What is my actual current band? 2. Which skill is costing me marks? 3. What specific skill am I improving this week? Don’t just say: “I’m preparing for IELTS.” Say: “This week, I am working on developing my Task 2 ideas.” That gives your practice a purpose. If you’re around Allen Avenue, Ikeja, and preparing for IELTS, you can visit us and discuss where you are currently struggling. Accessplanet Solutions Inc. Office 87, Allen Avenue, Ikeja 08035756505 Find the gap. Work on the gap. Measure the improvement. |
Do not start with the property. Start with your budget. A property may look affordable until you add legal fees, agency fees, documentation, survey, development charges, service charges and possible renovation. Before you buy, consider these: 1. Know your real budget Do not spend everything on the purchase price. Leave room for other transaction costs. 2. Know why you are buying Is it for personal use, rental income, resale or long-term investment? Your purpose should guide your choice. 3. Be flexible with location The same budget can buy very different properties in different areas. 4. Compare property types Your budget may fit land, an apartment, an off-plan property or a completed house. 5. Consider future costs Think about maintenance, service charges, estate dues and other recurring expenses. 6. Never remove verification from your budget Proper checks and documentation are part of buying property safely. The right order is: Budget - Purpose - Location - Property Type - Verification The best property is not simply the biggest one you can afford. It is the one that fits your finances and your plan. Need help finding a property that fits your budget? WhatsApp 08035756505 or DM “PROPERTY”. Accessplanet Properties Clarity before commitment. |
Buying a property can be exciting, but excitement should not come before proper checks. Before you make any payment, ask these important questions: 1. Who actually owns the property? Do not assume the person marketing the property is the real owner. Confirm who owns it and who has the legal authority to sell. 2. What documents cover the property? Ask for the title and ownership documents. Do not stop at seeing the documents; make sure they can be verified. 3. Is there any dispute or claim on the property? Find out if there is a family dispute, court case, mortgage, government issue, or any other existing claim. 4. Can the property legally be used for what you want? A property may look suitable but still have restrictions on what can be built or done there. 5. What is the real total cost? Do not focus only on the selling price. Ask about agency fees, legal fees, documentation, survey, development charges, and other compulsory payments. 6. Have you inspected the property and the area properly? Check access roads, drainage, flooding, electricity, security, and the surrounding environment. 7. What happens after payment? Know what documents you will receive, when possession will be given, and the process for completing the transaction. A good property decision is not only about price or appearance. It is about clarity, verification, and understanding what you are paying for. At Accessplanet Properties, we help buyers make better-informed property decisions. Clarity before commitment. What other questions do you think every property buyer should ask before paying? |
I saw a property offer recently: 📍 Location: Sangotedo, opposite Lagos Business School 📐 Land size: 1,300 sqm 💰 Stated land value: ₦350 million 🏠 Plan: 24 units of 2-bedroom flats 📄 Title claimed: Governor’s Consent At first, this looks like enough information. It isn’t. Before calling this a good deal, there are important questions to answer. 1. Is ₦350 million the right price? ₦350 million divided by 1,300 sqm is about ₦269,000 per sqm. The next question is simple: How much are similar pieces of land selling for around the same area? Without checking this, you cannot know whether ₦350 million is cheap, fair or expensive. 2. Can 24 flats actually fit on the land? The advert proposes 24 two-bedroom flats on 1,300 sqm. But buildings are not the only things that need space. You need space for parking, access, drainage, setbacks and other requirements. So before calculating profit from 24 apartments, first confirm that 24 apartments can actually be approved and built there. 3. What will the whole project cost? The land is only one part of the investment. There will also be construction costs, professional fees, approvals, infrastructure, financing and other expenses. A project that looks profitable at first can become a bad investment when all the costs are added. 4. How much can the finished apartments sell for? This is another important question. If similar 2-bedroom apartments in the area sell for a certain amount, we can estimate what 24 units could produce. For example: Expected selling price × number of units = possible sales revenue. Then compare that with the total cost of developing the property. That is how you begin to understand whether the project makes financial sense. 5. What about the title? The advert says Governor’s Consent. Good. But never stop at what an advert says. The documents still need to be independently checked before any serious financial commitment. ⸻ The lesson When you see a property advert, don’t immediately ask: “How much is it?” Ask: Is the price reasonable? Is the title verifiable? What can legally be built there? How much will development cost? What can the finished property produce? What could go wrong? A property becomes clearer when you understand the numbers, documents, location, possibilities and risks behind it. That is Property Clarity. @Accessplanet Properties — We help you Research before decisions. 08035756505 |
Project & Dissertation Support For Nigerian Postgrads - Fixed-Price Quotes Finishing a dissertation, thesis or final-year project is rarely about intelligence. It is usually about method, feedback and deadlines. Most students who get stuck are missing one of those three, not the ability to work. We are Accessplanet, an academic support team (not a writing mill). We help Nigerian postgraduates at home and abroad get their projects and dissertations across the line, legitimately. What we help with: - Assignment and coursework support through tutoring, guidance, review and editing - Project and dissertation guidance (structure, chapters, planning) - Supervisor corrections (understanding and addressing feedback) - Literature review support - Methodology support - SPSS and data analysis - Results interpretation - Referencing (APA, Harvard, IEEE, OSCOLA and others) - Editing and proofreading - Defence and viva preparation (mock sessions) - Research proposal support - Legitimate tutoring in specific subjects What we do NOT do: - We do not write dissertations or essays for you. Everything we deliver is review, guidance, editing, tutoring and coaching that YOU build on. - We do not guarantee grades or outcomes. Anyone who promises that is not being honest with you. - We do not use fake testimonials or invented results. Ask us anything directly and we will answer plainly. How it works: 1. Send the word PROJECT on WhatsApp: 08035756505 2. Tell us your level (BSc, MSc, PhD), your stage and your deadline 3. You get a fixed-price quote before we start. No hidden fees, no surprises. 4. You approve, we begin, and you stay in control of your work. Most quotes are sent within a few hours. Turnaround is agreed at enquiry, deadline-first. We are transparent about what we are: an independent support and review service. Not affiliated with any university, exam board or scholarship body. Send PROJECT on WhatsApp: 08035756505 and get a free, no-obligation quote today. |
One more practical note while the portal is open: the 2-year work experience rule trips up more applicants than the essays do. You need about 2,800 hours total across full-time, part-time or verified volunteer work - and time BEFORE your undergraduate degree does not count. Also, pick 3 distinct UK courses that are similar in structure and clearly linked to your career goal; unrelated courses get flagged as a lack of focus. Both checks take 10 minutes and can save you from a January rejection email. Happy to answer questions here. |
The Chevening portal opened on August 4 and closes on October 6. A lot of people are rushing to submit - which is exactly why you shouldn't. Here's the honest truth: nobody can guarantee you a Chevening award, and any service that claims it can should be avoided. What CAN be done is to make sure your four essays are as strong as they can be before you hit submit. A practical framework while you draft: 1) Answer the exact question asked. Most essays fail because they answer the essay the applicant wishes had been asked. Read each prompt again and answer THAT. 2) Lead with your strongest concrete example, then explain your role. STAR works: Situation, Task, Action, Result. 3) Quantify. 'Led a team of 12' beats 'led a team'. Numbers are memorable. 4) Show Nigeria-specific leadership. NYSC projects, community initiatives, workplace impact - the panel wants evidence you can influence things at home. 5) Make the career plan specific. How the UK course + your experience + your goal connect in one clear sentence. Also check the basics before writing: 2:1 or strong 2:2, at least 2 years' work experience (about 2,800 hours), 3 distinct eligible UK courses, and a genuine commitment to return to Nigeria for at least 2 years after the programme. If you would like an independent professional review of your drafts, I run a fixed-price Chevening Essay Review: N85,000 for all four essays. It includes a detailed strategic assessment and feedback on each essay, structure/clarity/argument review, an alignment review across the four essays, one detailed feedback session, one revision review round, and final editing and quality-control review. To be clear about what this is: an independent review, coaching, editing and feedback service. We do NOT write applicants' essays for them. We are NOT affiliated with Chevening. We do NOT guarantee selection - no honest service can. Turnaround is confirmed at enquiry, deadline-first. If you want the framework applied to your own drafts, reply CHEVENING here or send a message. Happy to answer general questions in the thread as well. |

If you had recently registered for TOEFL and you paid less than the official $195 charged by ETS for the TOEFL Test, you should know that your registration didn’t pass through the right channel. Using the recent conversion rate of Dollar to Naira, you cannot pay below #150,000 for your TOEFL registration. At $220, you are expected to pay at least #170,000 for your GRE registration. In most cases you’ll pay more as the person doing it will add some service charge. Though both TOEFL and GRE are exams conducted by Education Testing System(ETS), the main focus of this writing is TOEFL. WHAT IS CHARGEBACK? Chargeback is a process through which ETS places a restriction on your result for TOEFL OR GRE until you pay the right fee, $195 for TOEFL and $220 for GRE in addition to a $45 fine before you can use it. So, instead of paying the actual fee of $195 for TOEFL , the student ends up paying around $240 if he wants to use the result. WANT TO KNOW IF YOUR TOEFL/GRE REGISTRATION IS OFFICIAL OR NOT? One way of knowing you are doing the original registration is that you get to pay up immediately and get the email confirmation immediately. You don’t need to wait for 48 hours or wait endlessly as it is often the case with ‘voucher’ registration. WHY DO MANY PEOPLE EXPERIENCE TOEFL/GRE REGISTRATION CHARGEBACK? Many people don’t have enough money to pay for the registration. It looks so cheap at first. It’s often almost 50% lesser than the actual amount. We all love cheap things. Also, prior to 2021, chargebacks only happens occasionally. This means, it doesn’t affect the majority of candidates who take the exam before 2021.. But since late 2021 it has become a frequent occurrence. However, in recent time, it affects more than 90% of candidates. WHAT HAPPENS TO YOUR SCORE AFTER CHARGEBACKS? You can lose your score before you even see it. That is, you may not get to see your score at all. If the chargeback is placed after you already see your result, you won’t be able to use it as most school expect the result from ETS direct through an ETS code, not from the student. You’re never at peace as they can flag the result at any time. I have seen them place a chargeback on a result 8 months after the result was initially released. You will practically paying close to the double of the actual fee you ought to have paid if you want to use the result. Apart from paying the total fee in full, you will also pay around $45 as a fine. The most scary of them all, what if ETS decides to start notifying the school you already sent the result to cancel your score after you already pay tuition fee. What if the school withdraws your admission since you already violated one of the conditions for your admission? HOW YOU CAN AVOID CHARGEBACK? Make your online payment all by yourself. If anyone is to assist you, make sure you get the payment confirmation email immediately. IF YOU DON’T HAVE ENOUGH MONEY FOR THE REGISTRATION, There are other cheaper options. No school insists on only TOEFL as the only proficiency test of choice. Some popular options that are cheaper than TOEFL in Nigeria include, IELTS, Duolingo, PTE…. NEED MORE ASSISTANCE FORTOEFL/GRE REGISTRATION OR COACHING? Send a WhatsApp message or call 2348035756505. |
