50*40 feet u mean is the same as 15mx12m.if right standard re to be set with the right setbacks u may just have 9m by 9m to play with manageably..which can give u 3bedroom bungalow with the living dining Nd kitchen/a 4bedroom duplex by cantilevering the first floor slab
Nd with 3carparks for the two ....

But if u re not to follow the standard ...that means y not taking government approval nd all....u can get more than what is stated above...

The cos can not be given accurately cos u ll need an architect plan to kno how the design is Nd also the finished if the design matters a lot cos that will influence your cost to a large extent ....

it depend on the design and your taste in terms of finishes
* is it a sloppy site to determine the structural members if necessary?
*are u doing German floor or just normal screeding?
*the finishes nd the other things like the kind of doors,metal doors,flush doors ,wooden doors quality will also determine here
*the sanitary wares types nd quality
.*The inner finishes for tiles ,kitchen cabinet arrangement
*The roof types nd ceiling,re u using pop or PVC
*the roof covering,re u having a decked area in the roof,roof material,long span aluminium or Gerard
*the compound finishes nd fence

all this will add up to determine what the range of prices will be but on the average for us we think 6m should be sufficient for a simple design

if there is no design..who do it too in style,...

The cost of a well planned four bedroom bungallow should be within the range of 4.5m - 6m depending on some factors which includes
the taste of the client in terms of finishing,the nature/terrain of the site which will determine the structural members.b etc
